A premium property in India is rarely bought by one person, so the party that arrives is rarely one person either. It is a couple, one or both sets of parents, two children, sometimes an architect or a relative who is known in the family for knowing about property. Seven people, ninety minutes, every cupboard opened and every tap run. That changes the fragrance question completely, and it changes it in one direction only: downwards. Somebody in a group that size may be pregnant, may have asthma, may get migraines, may simply have a low tolerance for scented rooms, and none of that is unusual. Gentle dosing is the default on this page, and if anybody reacts, the machine goes off and the windows open.

How should I scent a property when the buyer brings their whole family? Lower than you would for a single buyer, and started earlier to compensate. The party
Seven people, ninety minutes, and every cupboard opened
Picture the group that actually turns up rather than the one on the appointment sheet. The buyer and their spouse. One set of parents, sometimes both, one of whom is over seventy-five and walking carefully on unfamiliar polished stone. Two children, one of whom will find the balcony within ninety seconds. Frequently a sibling, an architect friend, or the relative who is trusted on property matters. That is six or seven people, and they behave nothing like a single buyer doing a first pass. The father-in-law wants to see the water pressure and the meter cupboard. The mother wants to know where a bed would go and where the pooja space would sit. Somebody measures the kitchen. Duration is the variable that changes, not intensity
Brokers think about scenting in terms of how strong it is, and for a family viewing the number that actually moves is how long they are in it. A setting that is entirely comfortable for a twenty-minute walkthrough is being asked to do something quite different across ninety minutes with a group sitting still in one room. Exposure is intensity multiplied by time, and you are tripling the second term while leaving the first alone. So the correction is straightforward and it goes one way: drop a notch, and buy the evenness back with time rather than output. Start an hour or more before the appointment with the internal doors open, so that what the party walks into is an already-settled flat rather than a machine actively working. Two related habits. Frequently asked questions

Is it awkward to ask whether anyone in the group is sensitive to fragrance?
Far less awkward than the alternative, and most brokers who start asking find it lands as thoughtfulness rather than as a strange question. Put it in the confirmation message with the time and the parking instructions, phrased so that saying yes is easy: I usually keep a very light fragrance in the flat, so do tell me if anyone in the group would rather I did not. That framing gives permission, which matters, because a person who finds scented rooms difficult is generally used to not mentioning it in someone else's space. If the answer is yes, keep the property completely plain and put your effort into airing and cleaning, which cost nothing and are never wrong. You will also have learned something useful about that buyer that you can carry into the second viewing.
Children are in the flat for the viewing. Does that change the register or just the level?
Mostly the level, with one adjustment to the register. Keep the same clean, dry family of registers you would use anyway - white tea with bergamot or aloe over cedar - and run it lower. The instinct to go warmer or sweeter because children are present is worth resisting: sweet registers are the ones most likely to become cloying in a warm flat over an hour, and children are generally more sensitive to strong ambient fragrance than the adults standing next to them. The other change is physical rather than olfactory. Anything a child can reach becomes something a child will pick up, so the machine sits on a platform or the wall rather than a low table, the cable is off the floor, and the bottles stay in your bag. That is the part that actually matters with children in the property.
An elderly parent asked for a window to be opened. Should I read anything into that?
Open it immediately, and yes, read it as a signal even though it may have been about the heat. In a flat that is warm, closed and quietly scented there is no way for you to know which of those prompted the request, and the cost of assuming the wrong one is asymmetric: opening a window and switching the machine off costs you nothing at all, while leaving it running because you decided it was probably the temperature costs you an uncomfortable elderly visitor at the exact viewing where their comfort matters most. The seller lives in the flat with young children and elderly parents. Does that change anything?
Substantially, and it moves the decision out of your hands. A live-in household is exposed to that air for hours a day rather than for one viewing, which makes the occupants by far the most exposed people involved and gives them the deciding vote on whether anything runs at all. Ask them directly and specifically rather than in passing, make it genuinely easy to decline, and if there is any hesitation, do not scent the property. Where they are happy for you to, run it only for the viewing window rather than leaving a machine on all week, and take it away with you afterwards. Does a pleasant-smelling flat make a family viewing go better?
