A first viewing is discovery. A second viewing is verification, and that is a completely different errand. The buyer is not coming back to find out whether they like the flat; they already know they might. They are coming back to check whether the version of it in their head was real, or whether it was a good mood, a sunny Sunday and a broker who was on time. Everything that is different on the second visit gets quietly weighed against that memory, including the things they cannot name. Which is the entire argument for scenting a listing consistently: it removes a variable rather than adding a feature.
Quick answers — read this first
Should a property smell the same on a second viewing as it did on the first? Yes, and it is the strongest single reason to scent a listing at all. A second viewing is a buyer testing their own memory of the place. If the flat smelled a particular way in week one and different in week three, the difference does not usually surface as a thought about fragrance - it surfaces as a vague sense that the property is not quite what they remembered, which is precisely the doubt a second viewing exists to resolve. Should I make the property smell better for the second viewing? No. This is the most common mistake at this stage and it is made with good intentions. What if the property was not scented for the first viewing? Then leave it alone for the second, at least for that buyer. A returning buyer is checking a memory, not forming one
Watch what people actually do on a second viewing and the difference from the first is obvious. On the first visit they walk, they look up, they stand at the window, they ask about the building. On the second they open the meter cupboard, run the taps, measure the second bedroom against a sofa they already own, stand in the parking bay, and bring somebody: a father, a spouse who could not come, an architect, a contractor, occasionally a consultant with a compass. They stay forty minutes longer and they move slower. And underneath all of it, they are running a single quiet comparison against a memory that is about ten days old and considerably less precise than they think it is. That memory is not a list of dimensions. It is a composite: how the lift lobby felt, whether the guard knew you were coming, the light at that hour, how far the sound of the road reached, and what the air was like when the door opened. Change any component of it and the composite does not match. What almost never happens is that a buyer thinks about fragrance. Be realistic about how much of a viewing you actually own. You do not own the common corridor, which at one in the afternoon carries somebody's tadka and at eleven in the morning does not. You do not own the weather, the traffic, the light, the lift, or whether the building is having its water tank cleaned. You do not own the owner, who may have been in the flat since your last visit with a bottle of floor cleaner and the best of intentions. In an occupied listing you own even less. Against that, the list of things you genuinely control is short: whether the flat was aired and cleaned, when you arrived, which doors are open, where the source stands, which register runs and at what level. That is the whole list, and it is precisely because it is short that reproducing it matters. Every variable you fix is one fewer reason for the second visit to feel different from the first, and a second viewing is decided on a comparison you cannot see happening. Two practical consequences. Book the return appointment at the same hour where the buyer's schedule allows it, and say why if they ask - buyers respect a broker who wants them to see the flat under the same conditions, and it is a genuinely honest reason. And check the flat an hour before rather than ten minutes before, because a week of being shut is the change most likely to have happened without anyone noticing. Frequently asked questions
How many days usually pass between a first and second viewing, and does that matter?
Anywhere from two days to a month, and the gap matters mostly because of what happens to the flat in between rather than to the buyer's memory. A short gap is easy: the property has barely changed and you are reproducing a routine you still remember. A three or four week gap is where problems appear, because a vacant flat that has been shut for a month has a stale, closed-up character that was not there the first time, and no amount of fragrance corrects it. Open the property properly the day before if you can get access, and again well before the appointment. If the owner has been in with cleaning products, or a painter has been, or the building has done drainage work, you are showing a different-smelling flat regardless of your machine, and it is worth knowing that before the buyer walks in rather than after.
The buyer asked what the fragrance was on the first viewing. Should I use more of it?
No - and it is worth understanding why a compliment is a yellow flag in a property viewing specifically. In a hotel lobby or a showroom, a guest naming the scent is a success, because the fragrance is part of the brand and it is meant to be noticed. In a flat that is for sale, the level that reads as a well-kept property is below the level at which anyone names it, because a nameable fragrance in a property invites the question of what it is there for. If a buyer asked, you are probably already a notch high. Thank them, tell them plainly it is a hotel-inspired blend if they want to know, and run the same setting or one lower on the second visit. Do not treat it as permission to increase, and do not treat it as proof the presentation is working.
Should the second viewing be at the same time of day as the first?
Where the buyer's diary allows it, yes, and it is worth asking for. A flat at eleven in the morning and the same flat at seven in the evening differ in light, temperature, traffic noise, lift traffic, corridor cooking smells and how the air moves once the sun is off the west face, and none of that is under your control. Matching the hour removes all of it at once. That said, some buyers deliberately want the other time of day, usually to check evening noise, parking or the light in the master bedroom, and that is a completely legitimate request you should never argue with. When it happens, keep your own four variables identical anyway and tell the buyer what is different about the hour rather than letting them discover it. Transparency about a property's conditions is always the stronger position.
The first viewing was months ago and I did not scent the flat then. Can I start now?
If genuinely months have passed and the buyer has seen a dozen properties since, their memory of your flat's air is not precise enough for a change to register, and starting is reasonable. The rule is about consecutive appointments in a live conversation, where a buyer is actively comparing a specific memory against a specific room. Use your judgement about which situation you are in, and when it is borderline, do not scent. The downside of an unscented flat is that it is merely neutral. The downside of a buyer sensing that the property smells different this time is a question in their head that you will never get to answer, because nobody says it out loud. Neutral and consistent beats improved and inconsistent every time in this business.
Does keeping the scent consistent actually help close the sale?
We will not tell you it does, and you should be careful with anyone who does. What ambient scent research supports is improved evaluation of a space and of the service delivered in it, and stronger recall, at moderate effect sizes. There is no evidence base linking a fragrance decision to an offer, a price, a closing rate or a speed of sale, and property purchases in this segment are decided on location, layout, building, paperwork, financing and family agreement.
