This is the whole thing in order, from the week you take the mandate to locking up after the buyer leaves. Every item on it is something a broker has learned the hard way on somebody else's Saturday, and the order matters more than any single line: fragrance appears at position seven of nine, deliberately, because everything above it changes the flat more and most of it costs nothing. Work down the list and the flat is right. Start at position seven and you have a scented version of whatever the week left behind.

How long before a viewing should the flat be opened and scented? Open it two hours before and start scenting one hour before. Those are different numbers for a reason. Ventilation needs real time to move the whole volume of a closed flat, and cross-flow with windows on opposite sides for two hours does what an hour at one window does not. Fragrance needs time for a different reason: air that is actively being scented smells different from air that has been scented and settled, and the buyer must arrive into the second of those. Starting the machine at T-60 and turning it down or off at T-20 gives you an even, settled level with no visible process attached, which is the target. The classic mistake is the reverse - switching a diffuser on at the door as the buyer walks in, which produces a strong, obviously fresh scent at exactly the moment they are deciding what this flat is like.

Where does fragrance actually sit in the order of preparation? Seventh of nine, and it belongs there. Ahead of it: finding and fixing the sources, deep cleaning, filling dry floor traps, emptying bins and the fridge, cross-ventilating, and getting the light right. The week
Everything fragrance cannot fix has to be dealt with here
The most useful hour a broker spends on a premium listing is the one where they walk it alone, before the photographer, with nothing switched on and nobody talking. Go room by room and try to give every smell a physical address. Bathrooms first, because dry floor traps and unused U-bends are the most common source of a genuinely unpleasant note in a flat nobody has lived in for a few weeks. Then the kitchen: the bin housing, the underside of the sink, the fridge seal, the space behind it. Then the utility area and service balcony, then wardrobes, which in a humid Indian monsoon hold their own smell and open directly into the bedroom a buyer is about to inspect. Then the air-conditioning, whose filters have been recirculating whatever the flat has been doing all year. While you are there, confirm two commercial facts: that the electricity is connected and a socket works where you would actually stand a machine, and that the owner will give you access at least ninety minutes before appointments. Both decide what is possible later, and both are cheaper to discover now than at ten past ten on a Saturday. And the hard stop: if this walk finds damp, a leak, a drainage problem, smoke damage or anything structural, that is a repair and disclosure matter and the checklist pauses there. The ninety minutes
T-120 to T-20, and why fragrance comes seventh
The physical work has a fixed order and each stage depends on the one above it. At T-120 you arrive and open the flat properly: windows on opposite sides of the plan so air actually crosses, every internal door open, wardrobes and cupboards open so the volumes behind them get flushed too. One window ajar for two hours is not ventilation, it is a gesture. At T-90 you clean what the week left rather than what the deep clean already did - the entrance floor, fingerprints on glass, the bathroom floor, the kitchen counter - fill any floor trap or U-bend you did not do the day before, match every bulb in the flat to one colour temperature because mixed whites make even a beautiful room read as unloved, and take the bins out of the building rather than to the service landing, where they are still in the same air column as the lift lobby. At T-60 you close down: windows to one or none, so the air you have created stops leaving, and then, only then, the scent goes on at its lowest usable setting, positioned centrally in the connected space rather than at the front door. At T-20 it goes down or off. The reason fragrance sits at seventh of nine is not modesty about the product; it is that a stale flat with a dry bathroom trap, a full bin and three different bulb colours is not improved by a diffuser, and everything above it changes the room more. The last ten minutes
The cold walk-in, and what happens once the buyer is inside
At T-10 do the only test that is worth anything. Step outside, close the front door behind you, stand on the landing for a full sixty seconds, and then walk back in as though you had never been in the flat. You have been in that air for two hours and you adapted to it in the first fifteen minutes, so your opinion from the hall at T-15 is worthless and your opinion from the landing at T-10 is the buyer's. Three things to check on that walk-in. Can you consciously name a fragrance? If so, turn it down or off, because heavy scent in a property for sale reads as concealment and a buyer arriving cold is at full sensitivity. Is the air even, or is there a cloud near the machine and nothing at the far end? Move the unit centrally and start earlier next time rather than turning it up. And is the first thing you notice the flat, or the air? The flat is the correct answer. Once the buyer is inside: leave the doors open along the route they will walk, keep the machine out of their sightline - a diffuser they can see is a diffuser they will attribute the smell to - do not touch the setting mid-viewing, and switch it off entirely and without argument if anyone remarks on it, which is covered on handling a buyer who says the fragrance is too strong.
