Presentation checklists for viewings are everywhere and almost all of them are visual: staged cushions, lights on, curtains drawn back, keys and shoes out of the frame. Almost none of them cover the one thing the buyer experiences first, from the doorway, before they have looked at anything. This is that list, timed against the appointment, and fragrance appears near the bottom of it on purpose - because eight of the nine things that determine what a property smells like when a buyer walks in have nothing to do with fragrance at all.

What should a realtor do about a property's smell before a viewing? Work in a fixed order, timed backwards from the appointment. Ventilate for at least half an hour with everything open. Take bins out of the property entirely rather than bagging them in the utility. Should you spray air freshener before a property viewing? No. An aerosol spike is the single most recognisable staging signal in a viewing: it is intense, it is unmistakably a product, and it fades within the appointment so the buyer experiences the fragrance dropping away as they walk deeper into the flat. Subtraction
Eight of the nine things that decide the smell are removals
Start with the bins, because they are the most common single source and the easiest to get wrong: bagging a kitchen bin and putting it in the utility does not stop it, it just moves it somewhere with less ventilation. Out of the property. Next, the traps, which almost nobody checks. Every floor drain in an Indian bathroom, every unused basin, the kitchen sink and the washing machine outlet has a water seal in it, and that seal evaporates in a matter of days in an unused property. Once it is dry, the trap is an open pipe between the flat and the drainage stack, and what comes back up is the specific sour, faintly sulphurous note people call the empty flat smell and try to fix with fragrance. Four keep coming up. Wardrobes, which buyers absolutely will open in a bedroom they are considering, and which in an older flat often carry naphthalene, an instantly recognisable smell that no register sits comfortably over. The split air conditioner: a unit that has been off for three weeks pushes out the accumulated smell of its own filter and drain tray for the first several minutes of running, so it needs to run during the ventilation window rather than being switched on as you unlock the door. And the corridor outside, which is not yours to fix but is part of the viewing - the neighbour's shoe rack, the garbage chute on the landing, the lift lobby that gets mopped at eleven. You cannot control any of it, but you can know about it, walk the buyer from the other lift, and not be surprised in front of them. In an occupied flat, add one instruction to the owner that matters more than all the rest: no cooking that morning if it can be avoided, and nothing lit. A tadka gets into curtains and upholstery and stays for hours, and an agarbatti lit before a viewing is the clearest cover-up signal in the Indian property market.

By the time you reach step eight the property should already smell of nothing in particular, which is a perfectly respectable place to stop. What the scenting adds is a small, consistent signal that the place is cared for - and it only works at a level below the point where a buyer would name it. I only have twenty minutes before the buyer arrives. What do I do?

Rental viewings often run back to back at twenty-minute intervals in the same building, and in that pattern the practical approach is to open the flat up before the first appointment, keep it open between appointments, and either leave a low continuous setting running through the whole block or skip the machine entirely and rely on reeds.
