Peak off-gassing: engineered board, adhesives, paint, foam and flooring release most heavily in their first months, and heat and humidity speed it up.
Stack effect: warm air rises through lift shafts and stairwells, drawing air in on lower floors and pushing it out on upper ones — which is how a neighbour's cooking arrives through a service shaft.
2. Because everything in it is still off-gassing. Engineered board and its adhesives, PU and melamine finishes, fresh paint, silicone, foam mattresses and sofas, carpet and its backing, vinyl and laminate flooring — all release vapour, most heavily in the first weeks and months and progressively less after that. This is why the smell is often strongest in a flat that has just been handed over and fully fitted out. It is a finite process with an expiry date, and ventilation is the only lever that changes how fast it passes.
3. Because the AC is not ventilation. A split AC takes room air in, cools it and returns it to the same room. It recirculates. It does not bring in outside air and it does not remove anything but heat and some moisture. A flat can be pleasantly cool and thoroughly stale at the same time, and in a new tower this is the normal condition, because people close the windows in order to run the AC and then never open them again.
4. Because the mechanical ventilation exists but nobody runs it. Most modern flats have exactly three mechanical extract points: the kitchen chimney, and a fan in each bathroom. They are the flat's only designed route for air to leave. Almost nobody runs a bathroom fan except during a shower, and many people never run it at all. Some newer towers also have a fresh-air unit or trickle vents that were switched off at handover and have never been touched since. Find out what your flat has before you assume it has nothing.
5. And because in a tall building, air moves between flats. Warm air in a tower rises through lift shafts, stairwells and service ducts, escaping at high level and drawing replacement air in lower down. This pressure difference is why the corridor door sometimes pulls shut on its own, why smells arrive from the flat below through the kitchen service shaft, and why a bathroom can smell faintly of sewer when a distant trap has dried out. If a smell is not yours, look at the shafts, the ducts and the gap under your front door.

Why a tight building feels stuffy while a leaky one does not
"Stuffy" is not really a smell; it is a set of conditions your body reads all at once — slightly warm, slightly humid, still air, and a raised concentration of everything the room has emitted since it was last aired. In an older, leaky building those conditions never fully develop, because the building keeps quietly exchanging air with the outside whether anyone opens a window or not. In a modern sealed flat they develop reliably every day. The stuffiness is not a sign that anything has gone wrong. It is the intended performance of the envelope, minus the ventilation that was supposed to go with it.
The design assumption in every tight modern building is that ventilation will be provided deliberately — by opening windows, by mechanical extract, or by a fresh-air system. The way people actually live in Indian towers breaks that assumption almost completely: windows stay shut because of dust, noise, height and the air conditioning; the kitchen chimney runs during cooking and not after; the bathroom fan runs during a shower if at all. So a flat designed for perhaps two or three deliberate ventilation events a day gets none, and sits at its minimum air-change rate permanently. That gap between design and habit is the whole of this article. The encouraging part is that closing the gap is free and takes about twenty minutes a day, spread over two or three goes.
Three things to check in a new tower flat

Then test them. How to ventilate a sealed flat
Make ventilation an event, twice a day, not a mood. Open two openings on opposite sides of the flat — ideally a window at one end and the balcony door at the other — and leave the internal doors open so air has a path between them. Ten minutes of that genuine cross-flow displaces more air than an hour of one open window, because a single opening is a hole, not a flow. Morning and evening, when outdoor air is coolest and least dusty, are the practical slots. On a high floor you will find this works startlingly fast, because wind speed increases with height and the pressure difference across the flat is larger than it would be at street level. Two or three minutes on the twentieth floor can do what ten minutes does on the second.
Then use the mechanical extract you already own. Run each bathroom fan for fifteen or twenty minutes a day whether or not anyone has showered, and always leave it running for ten minutes after a shower rather than switching it off with the light. Run the kitchen chimney from before you start cooking until several minutes after you finish — capture at the pan is the entire point, and a chimney switched on halfway through a tadka has already lost. Crack a window in another room whenever an extract fan runs, because in a tight flat a fan with no make-up air is just a noise. If your building has a fresh-air unit or trickle vents, find them and open them; in a surprising number of new flats they have never been used.
Then add fragrance, and add less of it than you think. This is the part where a sealed flat works in your favour. People move into a new flat expecting it to smell of nothing and are unsettled when it smells of something. The honest framing is that new means recent, not clean. Everything in that flat was manufactured recently, installed recently and sealed in recently, and the building around it was designed to keep the outside out. What you are smelling is a room doing exactly what a tight room does. It is not a defect and it is not permanent.
The advice that will annoy you is that the answer is a window, not a purchase.
