You are in the flat forty minutes early, the windows have been open since you arrived, and you are trying to decide whether the place smells of anything. That is the right question and almost nobody frames it correctly. The target is not a property that smells lovely. It is a property that smells cared for - and a buyer who could not tell you, on the drive home, what the fragrance was. If they can name it, you have already gone too far.

What should a luxury property smell like during a viewing? Cared for, not perfumed. The specific target is a flat where a buyer registers that the air is clean, settled and pleasant, and cannot identify a fragrance if you asked them directly ten minutes later. In practice that means a dry, quiet register - white tea, bergamot and cedar (the Ritz-Carlton-inspired blend) is the safest default for a premium home - running below the level at which anyone would call it a scent. A closed flat goes stale within days; an occupied one carries the owner's cooking, pets and incense; a newly handed-over one smells of paint, polish and adhesive. So the real choice is almost never between fragrance and nothing - it is between an accidental smell and a chosen one. The target
Cared for is a different destination from fragranced
Ask a broker what they want the flat to smell like and most describe a fragrance. Ask a buyer what a good property smelled like and they describe a condition: it felt looked after, it felt fresh, it did not feel like it had been shut. Those are two different briefs and only the second one is achievable in a property you do not live in. A flat that smells cared for is telling the buyer something true and checkable - that the windows get opened, that somebody comes in, that the drains are used, that this is not a unit nobody has thought about since possession. That signal is worth having because it corroborates everything else you are saying about the building's maintenance and the seller's attitude to the property. A flat that smells fragranced is telling the buyer something about you rather than about the asset, and in the specific context of a sale it invites a question you do not want asked. The distinction is not pedantry - it decides your dose. Aiming for cared for, you will use a fraction of what you would use aiming for a signature, and you will get the better outcome. This is the single idea that runs through every page in this section, and if you take nothing else from it, take the phrase: the property, not the perfume.

The approach
The buyer's first breath happens before your front door
Brokers scent the flat and forget the ninety seconds that precede it, which in an Indian premium building are not a neutral corridor. The buyer parks in a basement, takes a lift lobby that may have been mopped with phenyl at eight in the morning, rides up in a lift that smells of whatever the last four families were carrying, and walks along a common corridor past shoe racks outside every door, a garbage chute or a collection point on the landing, and often the cooking of the flat next to yours at exactly one in the afternoon. By the time they reach your door their nose has already been through five distinct environments, and the contrast at your threshold is the thing they actually register - which is why an over-scented flat lands so hard, and why a merely clean and airy one lands so well. There are only two useful responses. First, control what you can: a word with the society or the facility manager about corridor cleaning timing, and your own landing swept and clear. Second, use the contrast rather than fighting it. After a corridor, a flat that is simply cool, dry, aired and quietly scented reads as a considerable step up. You do not need to out-shout the building. You need to be the first genuinely composed air the buyer has breathed since the car park.

The test
If they can name it, you have overshot
Here is the calibration test, and it is unforgiving in a useful way. If, in the car afterwards, a buyer could tell their spouse what the flat smelled of, you were at least one setting too high. Not because a named fragrance is unpleasant, but because of what naming implies: the buyer separated the smell from the property and treated it as a thing that had been added. Everything that has been added to a property for a viewing gets mentally filed as staging, and staging is understood - correctly - as presentation rather than substance. A buyer who has filed your air under staging is a buyer who has begun wondering what the staging is for. The corollary is that the more expensive the property, the lower the correct dose, because a buyer at four crore is by definition sophisticated about being sold to. Practically, this means judging the flat cold - walk out onto the landing for two minutes and come back in, because after ten minutes inside you have adapted and your own nose is useless - and it means picking a register that still reads as something at very low output. Frequently asked questions

Is it worth scenting a property at all, or is this just presentation theatre?
It is presentation, and presentation is a legitimate part of your job - the same logic that has you switching on every light, opening the curtains and clearing the balcony. What we will not tell you is that it sells the property. The research on ambient scent supports improved evaluations of a space and the service delivered in it, longer dwell and stronger recall, at moderate effect sizes. It supports nothing about offers, price, closing rates or speed of sale, and anyone who tells you otherwise is selling you something. The honest case is narrower and still sound: a listing that smells stale or of somebody else's life is actively costing you something, the fix is inexpensive, and the fix also happens to be things you should be doing anyway - airing, cleaning, flushing traps. The fragrance itself is the small last layer on top of that work.
The flat has been locked for weeks and smells closed up. Can I just scent over it?
No, and this is the most important line on the page. Fragrance layered over a musty, closed-up smell does not remove it - it produces a third smell that is worse than either, and that buyers read accurately as a cover-up. The sequence is fixed: open the property up and ventilate properly for as long as you can manage, clean it, find and fix the actual source, and only then scent. In a locked flat the usual sources are dry drain traps letting sewer air back through unused bathrooms, an air-conditioner that has not run and has a damp drip tray, a shut kitchen with an unflushed sink trap, and soft furnishings that have absorbed months of still air. If what you find is damp, a leak, a drainage fault or smoke damage, that is a repair and disclosure matter for the seller, not a presentation matter for you. Never use scent to keep a buyer from noticing a defect in a property they are considering buying.
Should I use my own perfume rule of thumb - a little on the pulse points equivalent?
The instinct is right and the analogy is closer than it sounds, with one important difference: in a viewing you are also part of the room. A broker who wears a strong fragrance in a 900 sq ft flat with the air-conditioning on has scented the property whether they meant to or not, and has done it in the worst possible way - unevenly, following themselves around, and strongest exactly where the conversation is happening. Most experienced brokers settle on very little or none on viewing days, for the same reason they do not smoke on the drive over. Keep the personal fragrance for the office and let the property have its own air. If a buyer smells you rather than the flat, the flat has lost the room.
How early should the machine be running before the buyer arrives?
Earlier than you think, and at a lower setting than you think. The mistake almost everyone makes is arriving fifteen minutes before, switching a machine to its highest setting, and having it actively working while the buyer stands in the doorway. That produces a gradient - strong near the machine, nothing at the far end - and it produces the sensation of a room being scented rather than a room that smells this way.
