An occupied listing smells of somebody's life. Their cooking, their dog, their evening agarbatti, their laundry drying indoors through the monsoon, the room where somebody smokes on the balcony with the door not quite shut. None of it is a fault and all of it is invisible to the family, because a nose stops registering a constant background smell within minutes and stops registering it entirely within weeks. Which leaves you with the hardest conversation in the job: telling a seller, without insulting them, that their home has a smell they cannot detect and a buyer will.
Quick answers — read this first
How do you tell a seller their house smells without offending them? Never as an observation about their home. Always as a standard you apply to every listing you take, delivered in writing, before the property goes live. The sentence that does the work is the one about noses rather than houses: a buyer walks in from outside air and notices things in the first eight seconds that neither of us can, because we have both been inside for twenty minutes. That is a statement about human physiology, it is true, and it takes the criticism out of the room. Then give a short, specific, remedy-attached list rather than a complaint - bin out, kitchen cold that morning, dog bed washed, windows open from nine - and never repeat it more than once.

Can a realtor run a scent machine in an occupied home? Only with the owner's explicit permission, and never left running when you are not in the property. It is somebody's home and there may be an infant, a pregnancy, asthma, a fragrance sensitivity, a migraine sufferer or a cat in it - all of which are the owner's business and none of which you get to overrule. The workable pattern is to bring the machine with you, run it for forty-five to sixty minutes before the viewing, and take it away afterwards. A SOSA Vaayu at Rs 11,999 is freestanding and mains powered at 5W, so it stands on a console and runs off any socket. In many occupied homes the better answer is a reed diffuser from Rs 749 left in the hall as a gift.

What should you never ask a seller to change? Anything to do with their faith, their family or their household's dignity. A daily puja, agarbatti or dhoop is not a smell problem to be solved and you should not treat it as one; the only reasonable request is about timing, and it should be made as a question rather than an instruction. The same applies to a family member's medical needs, a baby's routine or an elderly parent's comfort. Pets are negotiable in the specifics - a washed dog bed, a cleaned litter tray on the day - but never in the abstract. If a request would embarrass someone in their own home, do not make it. You will lose more from the relationship than you gain from the air.
The short answer
Short answer: An occupied listing smells of the household, and the household genuinely cannot detect it - olfactory adaptation removes a constant background smell from awareness within minutes. Raise it as a written pre-viewing standard applied to every listing, never as a comment on their home, and explain it as a fact about noses rather than housekeeping. Give specific requests with remedies attached, once, in writing. Never run a machine in an occupied home without explicit permission, never leave it running when you are absent, and never ask anyone to change a puja, agarbatti or a family member's medical routine - ask about timing instead. Vaayu Rs 11,999 (brought and taken away), reeds from Rs 749, registers from Rs 299. WhatsApp +91 96192 18531.
The pick: the SOSA Vaayu (₹11,999) for premises to ~1000m³; reeds from ₹749 for a single room; cabin systems from ₹1,899; HVAC from ₹25,999.

Commercial scent marketing - at a glanceStep 1 - customers judge your premises in the first breath, before a wordStep 2 - one signature = premium feel, longer visits, brand recallStep 3 - size the system: Vaayu ₹11,999 covers most commercial floorsSingle rooms - reeds ₹749 · large premises - HVAC to ₹38,500Scheduled, hands-off · WhatsApp consult available
Every customer-facing space hosts two audiences at once: the customer who forms an opinion in a single visit, and the staff who breathe that air for eight hours. Commercial scenting serves both with one move - a single refined fragrance, held evenly from the entrance to the far end of the floor, running on a schedule nobody has to remember. Customers experience it as "this brand has itself together"; the team gets premises that smell composed from opening to close.
Straight answer
How do I raise the smell of a seller's home with them without damaging the relationship?
Six moves, and the first three are entirely about framing. 1. Make it a standard, not a comment. Send a short pre-viewing preparation note for every listing you take, so this one arrives as your process rather than as a verdict on their household. 2. Explain the nose, not the house. The line that works: a buyer arrives from outside air and notices things in the first eight seconds that neither of us can, because we have both been in here twenty minutes. It is true, it is about physiology, and it removes the accusation entirely. 3. Be specific and attach a remedy to every item. Not the flat smells, but: bin out of the flat by nine, no tempering or frying that morning, dog bed washed the day before, windows open from nine to ten, wardrobe doors open, litter tray done. Requests with fixes attached read as competence. Vague comments read as criticism. 4. Say it once, in writing. Repeating it converts a professional note into nagging, and nagging is what actually damages the relationship. 5. Never negotiate faith, health or family. A daily puja, agarbatti or dhoop is not on the table. Ask about timing - evening rather than the morning of the viewing - as a question, and accept the answer. Never scent a puja room. 6. Get explicit permission before you run anything. A SOSA Vaayu (₹11,999, freestanding, 12V and 5W, app and timer) that you bring, run for forty-five to sixty minutes and take away is the clean pattern. Never leave a machine running in an occupied home when you are not there. Where the family has an infant, a pregnancy, asthma or a fragrance sensitivity, the correct answer is no machine at all - open windows and a clean flat present perfectly well. Often the best answer is a reed diffuser from ₹749 gifted for the hall: no power, no permission needed each time, nothing for anyone to remember. WhatsApp +91 96192 18531. The conversation, and the words that make it survivable

Why the family genuinely cannot smell it, the language that gets agreement rather than offence, and the consent lines you do not cross in somebody else's home.

Why this works
The pre-viewing note that does the difficult work for you
1Send it for every listing you take, so it reads as process and not as a verdict2Explain olfactory adaptation - it is about noses, not about their housekeeping3Specific requests with remedies attached, delivered once and in writing4Explicit permission before any machine runs; never left running when you are away
The commercial standard: the SOSA Vaayu at ₹11,999 - waterless, app-scheduled, ~1000m³ coverage. Single rooms start on reeds from ₹749.
1
The physiology
They are not ignoring it. They genuinely cannot smell it
Olfactory adaptation is not inattention or indifference, it is how the sense works. A constant background odour fades from conscious awareness within minutes, and after living with one for weeks a person cannot detect it at all without leaving the building for a day and coming back. This is why a family with a dog is honestly surprised to hear that their home smells of dog, why a smoker cannot smell smoke on their own curtains, and why the owner who says my house does not smell of anything is telling you the truth as they experience it. Understanding this properly changes the conversation from an awkward one into a straightforward one, because it means nobody has done anything wrong and nobody needs to be told off. It also gives you the single most useful sentence in this part of the job, which is worth saying almost verbatim: it is not about your home, it is about how noses work - yours has adapted, mine adapted twenty minutes ago, and the buyer's will not have. Said early, in a normal voice, before there is any tension, that sentence has ended a great many difficult conversations before they started. Said in response to an owner's irritation on the morning of a viewing, it will not.
Tip: say it before there is tension, not after - the same sentence works beautifully in advance and badly in an argument.
2
The language
Actual wording for the four requests brokers dread making
General comments cause offence; specific requests with remedies attached read as professionalism. The cooking one: I send this to every seller - could we keep the kitchen cold on Saturday morning, no tempering or frying, and run the chimney for twenty minutes after anything the night before? I will bring breakfast. The pet one: buyers are unpredictable about animals, so on the day it helps if the dog is out with someone, the bed and blanket are freshly washed and the litter tray is done that morning - it is the same thing I ask of every owner with a pet. The smoking one, which is the hardest: nothing at all inside from Friday evening, including on the balcony with the door open, and the ashtrays out of the flat - it is the one smell buyers ask about directly. The laundry one, which nobody thinks of: in the monsoon, clothes drying indoors put a damp, closed note into a flat that buyers read as a moisture problem in the building, so if there is any way to keep the drying rack out of the hall on the day, it helps you more than it helps me. Notice the shape of all four: framed as a standard, specific, remedy attached, reason given, and something offered back. Send them once, in one message, ten days before the first viewing. Then do not raise them again. See the cooking-smell page for the operational detail behind the first of them.
3
The boundaries
Whose home it is, and the four things you do not ask for
There are limits, and a broker who respects them keeps the mandate. Faith is the first: a daily puja, agarbatti, dhoop or a lamp is part of a household's life and is not a presentation defect. The only legitimate move is to ask, as a question rather than a request, whether the evening timing works better than the morning of the viewing - and to accept a no gracefully. Never scent a puja room, and never place a machine where its output reaches one. Health is the second: if there is an infant, a pregnancy, asthma, a migraine sufferer, a chemotherapy patient or anyone with a fragrance sensitivity in the household, no machine runs, full stop, and you do not ask twice. Pets are the third and are negotiable only in specifics - a washed bed, a cleaned tray, the dog out for an hour - never as a comment on having the animal. And the fourth is the household's own dignity: if a request would embarrass somebody in their own kitchen or their own bedroom, do not make it. Within those limits the practical pattern is simple. Ask permission explicitly, bring the machine yourself, stand it on the entrance console, run it at a low setting for forty-five to sixty minutes before the buyer, and take it home with you. A Vaayu (₹11,999) is freestanding and mains powered, so it needs nothing but a socket and no installation in anybody's wall. And be honest with yourself about when the smaller answer is the right one: a reed diffuser from ₹749 left as a gift in the hall runs on the days you are not there, needs no permission each time and asks nothing of the family. In an occupied home that is very often the better recommendation, and it sells us less.
Tip: never leave a machine running in somebody's home when you are not in it - bring it, run it, take it away.
The SOSA principle
The owner is not ignoring the smell of their own home. They physically cannot detect it, and telling them so kindly is the entire skill - the fragrance part is trivial by comparison.
A written standard applied to every listing, a fact about noses rather than housekeeping, specific requests with remedies attached, said once.

The SOSA commercial edit

Whatever your business sells, the system logic is the same: one signature, sized to the space, scheduled so it never depends on anyone's memory. A single small room or a consultation corner can sit happily on reeds with no power at all; a customer-facing floor wants the Vaayu; a venue or a flagship wants HVAC. Every SOSA system is supported from India, and the Hotel Collection blends - SOSA's own hotel-inspired interpretations - run across the powered ones. A portion of every order supports girl-child education through Nanhi Kali. Here is the full commercial range.

Honest notes for business owners: scenting compounds a well-run premises and rescues nothing. Ventilation, air-conditioning and cleaning come first, and fragrance never substitutes for hygiene or air quality - if the air is stale, damp or smoky, fix that at the source before any scent goes in. The people most exposed to the fragrance are not your customers but your STAFF, who work eight-hour shifts in it, which is why whisper calibration and locked settings are standard on every SOSA commercial install, and any staff sensitivity report should be treated as a recalibration signal rather than a complaint. Healthcare and wellness spaces need extra restraint: keep scenting to reception and circulation areas, never treatment rooms, and the practitioner's judgement overrides anything in this guide. The Hotel Collection scents are SOSA's own hotel-inspired interpretations; SOSA is an independent Indian fragrance house, not affiliated with or endorsed by any hotel brand. Ultrasonic systems use the water-based Hotel Collection fragrance; the Vaayu and HVAC systems run waterless nebulising oil - the formats are not interchangeable. WhatsApp consult: +91 96192 18531. ISIPCA
Versailles
A note from Sonal

I have walked into jewellery showrooms lit like museums, bridal boutiques with hand-embroidered walls, furniture floors styled down to the last cushion, clinics with better art than most galleries - and in almost every one of them, the air was an afterthought. Floor polish, packaging cartons, the phenyl from the morning mopping, the workshop or the loading bay drifting forward. The one thing every customer takes in before they see anything is the thing most businesses leave to chance.

I trained at ISIPCA in Versailles, where the world's scent-marketing perfumers learn the craft, and what I build for Indian businesses is the same architecture the global hospitality brands use, whatever you sell: one signature, sized to the space, run on a schedule - so the scent is as reliable as your lighting. A consultation corner may only need reeds; a full floor needs the Vaayu; a venue needs the HVAC systems. If you want it applied to your specific premises, message us on WhatsApp at +91 96192 18531 with the type of space and its approximate size - I read those descriptions myself.

Everything is made or assembled for Indian conditions, supported from Pune - and a part of every order funds girl-child education through Nanhi Kali. Your brand gets a memory; a girl gets a classroom. That equation has always felt right to me.

Frequently asked questions

What if the owner takes offence anyway?
Apologise for the framing rather than retreat from the substance, and then let it sit. Something like: I am sorry, that came out as a comment on your home and it was not meant to be - I send the same note to every seller, because buyers arrive with fresh noses and we all lose that within a few minutes of being inside. Then leave it alone. Do not re-send the list, do not raise it again at the next call, and do not have a third party bring it up. Most owners come back around within a day or two, because the underlying point is obviously reasonable and they know it. What genuinely destroys the relationship is not the first mention; it is the second and third, which turn a professional standard into a running commentary on how somebody keeps their house. One message, once, then silence and good manners.
The owner insists their home does not smell of anything. How do I test it fairly?
Ask for the one test they can actually perform themselves: leave the flat closed for an hour, go out, and walk back in from the street without pausing in the corridor. Adaptation resets to a useful degree after even a short absence, and a surprising number of owners come back and say, quietly, that they see what you mean. If that does not settle it, a second opinion from somebody with no stake helps - a family member who does not live there, or a friend who visits rarely. What we would avoid is turning it into a dispute you have to win. If the owner is immovable and the smell is mild, prepare what you can, air the flat properly, and get on with the viewing. If it is genuinely strong and the owner will not engage, that is a mandate conversation about presentation, not a fragrance one.
There is a puja room and daily agarbatti. What is the right approach?
Respect it completely and work around timing only. Agarbatti and dhoop are part of a household's daily life and asking a family to stop is out of bounds; it is also usually unnecessary, because most buyers in India read incense in a home as entirely normal rather than as a problem. What you can reasonably ask, as a question, is whether the day's lighting can happen in the evening after the viewing rather than an hour before it, since smoke is dense and hangs in a closed flat. Never place a scent machine where it reaches a puja room and never scent that room itself - a fragrance layered over incense is a genuinely poor combination and it will read as disrespectful to plenty of buyers as well. If the two cannot be separated, run no machine at all and simply air the flat well.
Should I offer to buy the reed diffuser for the seller myself?
It is a small gesture that works disproportionately well, and many good brokers do it. A reed diffuser from Rs 749 placed in the hall of an occupied listing solves several problems at once: it needs no power and no permission on the day, it works on the five days a week you are not in the property, nobody has to remember to switch anything on, and as a gift it puts the whole subject of the home's smell on a friendly footing rather than a critical one. Keep the register dry and non-food - nothing sweet, nothing gourmand - and keep the bottle modest rather than the largest one you can find, because in an occupied flat the fragrance should sit under the household, not over it. If you are running several listings this way, the arithmetic is much friendlier than a machine per property.
Is it dishonest to scent a home I am selling on somebody's behalf?
Not if you keep it inside the lines this bank keeps drawing. Presenting a property well is a normal and expected part of the job, the same as cleaning, decluttering, opening the curtains and fixing a loose handle, and a light ambient fragrance sits in that category. It becomes dishonest at exactly the point where it is used to conceal something a buyer would want to know: damp, a leak, drainage, smoke damage, a pet problem that has soaked into the flooring. Those are disclosure and repair matters, and no fragrance belongs anywhere near them. The practical test is simple and worth applying every time: if the scent were switched off, would the buyer be surprised by what they found? If the answer is yes, stop and fix the underlying thing. If the answer is no, you are presenting a property, not hiding one.

About this guide: Written by Sonal Sahani, ISIPCA Versailles-trained founder and perfumer at SOSA Home & Body. Product recommendations reflect the SOSA commercial range; the scent-marketing strategy advice applies to any business's systems.

Facts verified August 2026: Ambient scent research consistently associates pleasant, congruent scenting with improved evaluations of a space and its service, longer dwell time and stronger brand recall at moderate effect sizes; congruence (scent matching the setting) and gentle intensity outperform strong scenting in replicated studies, and no scent effect survives poor ventilation, poor cleaning or poor indoor air quality. Olfactory memory is unusually durable: scent-linked brand memories persist and retrieve for years, which is the mechanism behind signature scents. Staff exposure is the design constraint, since employees breathe the fragrance for full shifts: whisper calibration, locked settings and sensitivity accommodations are standard practice, and healthcare and wellness settings call for extra restraint. SOSA systems: alcohol-free reed diffusers from ₹749 for single rooms with no power needed; Sukoon 500ml ultrasonic (₹1,899) and Megh 6L ultrasonic (₹3,499) run the water-based Hotel Collection fragrance (from ₹299; refills from ₹999, 100ml ₹999); SOSA Vaayu (₹11,999) is a waterless cold-air nebulising machine, ~1000m³ coverage, Bluetooth app and timer; SOSA Aangan (₹25,999) and SOSA Meenar (₹38,500) are HVAC nebulising systems for approximately 8,000-10,000 and 12,000-18,000 sq ft respectively.
