The mechanism that links them: a cold surface is where airborne moisture leaves the air and becomes water. Ground floors have more cold surfaces and less air movement across them.

2. Because ground-floor surfaces are colder. Less direct sun reaches the walls — they are shaded by boundary walls, planting, parked cars, the setback itself — and the ground behind and below them is a large cool mass. Cool surfaces are where airborne moisture stops being airborne, and condensation on a wall is the same event as condensation on a cold glass.
3. Because there is much less wind down here. Wind speed rises with height above the ground, sharply in the first few storeys, and it is obstructed by walls, hedges and neighbouring buildings. The identical open window that gives a fourth-floor flat a through-draught gives a ground-floor flat very little at all.
4. Because of what is immediately outside. Soil, beds and planting against the wall, irrigation, common drains, downpipes discharging at grade, AC condensate dripping onto the plinth, and ground that slopes towards the building instead of away from it.
5. Because the setback or sit-out is usually the shadiest, worst-drained part of the plot. A narrow strip between two buildings gets no sun, no wind and all the runoff, and the wall of your flat is one side of it.
6. Two of those you can improve on a Sunday for nothing, and three you cannot. Furniture off the walls, planting cut back, drainage checked, ventilation timed and fans running. A missing damp-proof course is a building repair, and knowing that is worth more than any product on this website.

Why the same building behaves differently at the bottom
It is worth saying at the outset that this is not a matter of degree. A ground-floor flat and a fourth-floor flat in the same block, with the same layout, the same tenants and the same habits, are subject to genuinely different physics — and the differences are not one big effect but four or five moderate ones that all happen to push in the same direction. That is why the experience is so consistently reported and so rarely explained: no single cause is dramatic enough to be obvious, and their sum is unmistakable. It is also why the fix is a list rather than a repair. You are not looking for the thing that is wrong. You are looking for four things that are each slightly against you.
A damp-proof course is the answer, and it is simply a horizontal impermeable layer built into the wall a little above ground level to break the capillary path. Modern construction includes one as a matter of course. Older Indian buildings frequently have none at all, and a great many that do have had it defeated afterwards — by a concrete path or paving laid above its level, by a raised planting bed against the wall, by external plaster rendered continuously from ground to sill and giving the water a bypass around the barrier. All of those are called bridging, and all of them are common in flats where a sit-out or a garden strip has been improved at some point. The smell that results is the same microbial smell as any other damp, because the mechanism at the end is identical: material that stays wet grows things, and what grows produces volatiles. But the source is under your floor rather than in your habits, and no amount of housekeeping addresses it.
Three reasons for that, all compounding. First, sunlight. A wall that receives a few hours of direct sun a day is warmed several degrees above the surrounding air and dries between showers. A ground-floor wall is shaded — by the compound wall, by hedges and trees, by parked cars, by the neighbouring building across a narrow setback — and receives very little. Second, thermal mass: the ground behind and below the slab is an enormous cool reservoir that changes temperature very slowly, holding the lower wall and the floor at something near the average annual temperature rather than the day's. In July that is distinctly cooler than the room air. Third, wall wetness itself, since a wall containing moisture conducts heat better and evaporates from its surface, and evaporation cools the surface further. Put those together and a ground-floor external wall in monsoon is routinely two to four degrees below the room air, which is often enough to sit at or under the dew point of ninety per cent air. That is why the corner behind the wardrobe is the first place to go, and why moving the wardrobe is such a disproportionately effective free intervention: air movement raises the surface temperature and prevents the local pocket of still saturated air that does the damage.
And then the water outside, which is the part most worth walking round the building to look at. Soil against the wall, planting beds that get watered, a lawn strip, ground that slopes towards the plinth rather than away from it, a common drain running along the boundary, downpipes discharging at grade instead of into a gully, the split-unit condensate from three flats above dripping onto the same square metre of plinth all summer. Every one of those keeps the base of your wall wet, which feeds the capillary rise described above and keeps the surface cold through evaporation. The setback deserves its own mention: the narrow strip between two buildings that nobody owns emotionally, gets no sun, no wind and all the runoff, and is very often where the smelliest wall in a ground-floor flat is on the other side of. Go and stand in it after rain. Half an hour there will tell you more than any product page, and it is free.
Five causes, and whose problem each one is
The last column is the one this page is really for. A tenant who knows which of these five is theirs can spend a Sunday productively instead of four monsoons feeling vaguely at fault, and a letter to a managing committee that names a specific defect gets a different answer from one that says the flat smells.

What to do on Sunday, and what to put in writing
Start with the free work, and do it in one go rather than spreading it over a season. Pull every piece of furniture six inches off every external wall — wardrobe, bed head, sofa, bookcase, chest of drawers — and leave it there. This is the highest-value single action available to a ground-floor tenant, and the reason is the cold-surface mechanism above: a wardrobe pressed flat against a cool wall creates a sealed, still, unventilated cavity where the wall face runs colder than anywhere else in the room and the air never moves. That cavity is where the smell starts, every time, and six inches of gap ends it. Then go outside with secateurs. Cut back anything touching or leaning on the building — shrubs, creepers, a hedge planted against the plinth — so that the wall gets what sun and wind are available and so that watering the plants stops watering your wall. Look at the ground for a metre out from the wall and note where it stands wet the morning after rain; clear leaf litter and silt out of any gully or channel near it; check that the downpipes actually discharge into something rather than onto the paving. Inside, ventilate the way this cluster recommends but with the ground-floor correction applied: two openings on opposite or adjacent walls, twenty minutes, timed to the bright warm part of the afternoon when outdoor air is furthest from saturation, internal doors open, and a fan placed in one of the openings pushing air rather than waiting for a breeze that at this height is not coming. Then leave fans running on low into the corners and behind the furniture you have just moved. Every one of those costs nothing and together they are worth more than anything on this website.
Then the part that is not yours, and how to handle it, because a ground-floor tenant who handles this well gets a different outcome from one who does not. Write it down and send it, with dates and photographs. A managing committee, a landlord or a society secretary responds to a specific observation — water standing against the north plinth for six hours after Tuesday's rain, a tide mark at eighty centimetres on the bedroom wall with efflorescence above the skirting, the common drain along the boundary backing up — in a way they do not respond to a complaint that a flat smells. Photograph the wall in the same spot at the same time on three days, note the hygrometer reading in the room, and put the four things you have already done for free at the top of the message, because it makes the request unanswerable. The specific defects worth naming: a damp-proof course that is absent or bridged by paving, plaster or a raised bed; ground sloping towards the building; a blocked or broken common drain; downpipes discharging at grade; and condensate lines from upper-floor split units dripping onto the plinth. None of those is expensive to identify and several are cheap to correct. And be realistic about the ones that are not: retrofitting a damp-proof course into an existing wall is real building work, and a tenant is not going to get it done in a monsoon. What you can reasonably expect is drainage, guttering, planting and paving levels, and those four between them account for a great deal of ground-floor damp.
Then, only at the end, fragrance — and with the same instruction as everywhere else in this group, stated once more because a ground-floor flat is the place people are most tempted to skip it. Do not run a cool-mist ultrasonic in a ground-floor flat during monsoon. The sentence I most often need to say in reply to a ground-floor letter is that it is not their fault, and it is remarkable how much that lands. People who live on a ground floor have usually spent several years quietly suspecting they are worse at housekeeping than their neighbours upstairs, because the same effort produces a visibly different result and nobody has ever explained why. The explanation is dull and entirely exonerating: they are living in a colder, stiller, wetter part of the same building, with soil on the other side of the wall and a hedge blocking what little sun the wall was going to get. What I would ask a ground-floor reader to do with that is separate the lists and then act on both. The furniture, the planting, the drainage, the timing of the windows and the fans are yours, they cost nothing, and in a great many flats they are enough on their own. The plinth, the damp-proof course, the society drain and the paving levels are not yours, and the correct response to those is a photograph and a dated letter rather than a purchase. What I do not want is for the third list to be a fragrance product bought in July to make the meantime tolerable, because a cool-mist machine on a ground floor in monsoon is the single worst place-and-season combination for it in the whole of this cluster. Get the flat dry. Then light an Amber Rose in a sitting room where the wall behind the sofa is finally not cold, which is a genuinely good evening and worth having earned.
