Developers read spec sheets for a living, and commercial scenting deserves the same treatment: three distinct machine classes, each with its own physics, coverage envelope, fragrance format and failure modes. Buy the wrong class for a space and no blend can save it; buy the right class and the system disappears into the building like good lighting. This is the technical handbook - ultrasonic, waterless nebulising, HVAC - specs, integration and the honest boundaries of each.
Quick answers — read this first
What types of commercial fragrance systems exist for real estate spaces? Three classes, by diffusion physics. Ultrasonic diffusers (SOSA Sukoon 500ml Rs 1,799, Megh 6L Rs 3,499) vibrate a water-and-fragrance mix into visible cool mist - right for closed rooms up to cabin and sample flat scale. Waterless cold-air nebulising machines (SOSA Vaayu, Rs 11,999) atomise pure fragrance oil into a dry micro-particle stream with throw to roughly 1000 cubic metres, Bluetooth app and timer - the sales office and gallery standard. HVAC nebulising systems (SOSA Aangan Rs 25,999 for 8,000-10,000 sq ft, Meenar Rs 38,500 for 12,000-18,000 sq ft) inject the same dry diffusion into the air-handling ducts so one signature reaches every zone of an experience centre. The classes use different fragrance formats and are not interchangeable.
What is the difference between ultrasonic and waterless diffusion? The carrier. An ultrasonic machine diffuses fragrance suspended in water - a gentle, humid, visible mist that suits closed rooms, needs its tank refilled and cleaned, and runs the water-based Hotel Collection fragrance (from Rs 299). A waterless nebuliser like the SOSA Vaayu (Rs 11,999) uses cold air to shear pure fragrance oil into a dry, invisible micro-mist: no added humidity, far greater throw and evenness across open floors, and scheduling precise enough to hold one calibration for years. The formats are strictly not interchangeable - water-based blends will damage a nebuliser, and nebulising oil does not belong in a water tank. Rule of thumb: closed room, ultrasonic; open commercial floor, waterless; multi-zone building, HVAC.
When does a developer need an HVAC fragrance system? When one signature must reach many zones through a shared air system - in practice, experience centres and clubhouses beyond roughly 8,000 sq ft, where standalone machines would need to multiply and still leave gradients. An HVAC nebuliser (SOSA Aangan Rs 25,999, 8,000-10,000 sq ft; Meenar Rs 38,500, 12,000-18,000 sq ft) mounts at the air-handling unit, injects dry nebulised fragrance into the supply stream, and lets the ducts do the distribution - reception, model apartment corridor, AV room and lounge all carrying the same register at an even whisper. Below that scale, HVAC is overkill: a sales office to ~1000 cubic metres is the Vaayu's job at Rs 11,999, and closed rooms stay on ultrasonics from Rs 1,799.
The short answer
Short answer: Three machine classes: ultrasonic (water-based mist - Sukoon Rs 1,799, Megh 6L Rs 3,499; closed rooms, runs the Hotel Collection from Rs 299), waterless cold-air nebulising (dry throw to ~1000 cubic metres - the Vaayu Rs 11,999, app + timer; the sales office standard), and HVAC nebulising (Aangan Rs 25,999 to 10,000 sq ft, Meenar Rs 38,500 to 18,000 sq ft; duct-borne signature for experience centres). Formats are not interchangeable. WhatsApp +91 96192 18531.

A home purchase is the largest, most emotional transaction most families ever make - months of comparison ending in a decision that is mostly feeling. Scent marketing gives your sales office, gallery and sample flat a signature: one refined fragrance, held evenly, running on a schedule no staff member has to remember. Buyers experience it as "this developer feels premium" - the exact feeling that precedes a booking.
Which machine class does which job - and how do the specs actually compare?
Read it like a spec sheet. 1. Ultrasonic - the closed-room class. The Sukoon (500ml, 7-colour light, timer, ₹1,799) and the Megh (6L tank for long unattended runs, ₹3,499) mist a water-based blend - the Hotel Collection (from ₹299) - into cabins, meeting rooms and sample flats. Gentle, affordable, humid; wrong for open floors. 2. Waterless nebulising - the office standard. The SOSA Vaayu (₹11,999) shears pure oil into a dry cold-air stream: throw to ~1000m³, no humidity, Bluetooth app and timer holding one calibration every day. This is the machine most sales offices and galleries need. 3. HVAC nebulising - the building class. The Aangan (₹25,999, 8,000-10,000 sq ft) and Meenar (₹38,500, 12,000-18,000 sq ft) mount at the air-handling unit and send one signature through every duct of an experience centre. 4. The format rule. Water-based blends and waterless oils are never interchangeable - match refill to class, always. 5. The base rule. Every class finishes clean, ventilated air; none of them masks paint or site dust. WhatsApp +91 96192 18531 with your floor plan for a class recommendation. Made in India; a portion of every order supports girl-child education through Nanhi Kali.
One line: closed rooms = ultrasonic (₹1,799-3,499, water-based blends from ₹299); open floors to ~1000m³ = the waterless Vaayu (₹11,999); multi-zone centres = HVAC (₹25,999-38,500). Formats never mix. WhatsApp +91 96192 18531.
The sales office standard most developers choose: the SOSA Vaayu - waterless cold-air scenting to ~1000m³, Bluetooth app and timer, one signature on schedule - at ₹11,999. Small-office systems from ₹1,799; experience-centre HVAC from ₹25,999. Or WhatsApp +91 96192 18531 for a free sizing consult.

The three machine classes, explained properly
One class at a time - the physics, the specs, and where each honestly stops.
Why this works
The class logic - why the right physics beats a bigger dose
The sales office standard: the SOSA Vaayu at ₹11,999 - waterless, app-scheduled, ~1000m³ coverage. Small-office systems from ₹1,799.
Ultrasonic diffusion is the friendliest physics in the range: a ceramic plate vibrates a water-and-fragrance mix into cool visible mist, carrying the water-based Hotel Collection (from ₹299) into the air of a closed room. The Sukoon (₹1,799) is the standard unit - 500ml tank, timer, 7-colour light you will switch off in a commercial space - and the Megh (₹3,499) trades up to a 6L tank for long unattended runs through full visiting days. Strengths: low cost, silence, gentle output that suits small volumes like sample flats, cabins and meeting rooms. Honest limits: the mist adds slight humidity, the throw is short, and on an open floor the register pools near the machine and vanishes three desks away. Ultrasonics also ask for routine care - tank refill, water change, a periodic clean - so give each one a named owner.
Tip: an ultrasonic on an open floor pools by the machine and vanishes three desks away - keep the class in closed rooms.
2
Class two
Waterless cold-air nebulising: the sales office standard
Nebulising is the professional physics: filtered cold air shears pure fragrance oil into micro-particles fine enough to stay suspended and travel, with no water, no heat and no humidity added to the room. The SOSA Vaayu (₹11,999) is the class's workhorse - throw to roughly 1000m³, which covers most sales offices and galleries from one entrance-forward position, with a Bluetooth app and timer that lock the schedule: on before opening, one-notch peak windows for Saturday crowds, off after close, identical for years. Dry diffusion is what makes even coverage possible - the register reads the same at the door and the farthest desk - and precise dosing is what makes whisper calibration hold without staff involvement. The running cost is waterless nebulising oil, format-matched to the machine. If a developer buys one system in this guide, it is this one.
3
Class three
HVAC nebulising: the building-scale signature
Above roughly 8,000 sq ft, standalone machines stop being the elegant answer - you would need several, each a calibration to manage, and corridors would still read as gaps. The HVAC class solves distribution by borrowing the building's own lungs: the SOSA Aangan (₹25,999, 8,000-10,000 sq ft) or Meenar (₹38,500, 12,000-18,000 sq ft) mounts at the air-handling unit, injects dry nebulised fragrance into the supply stream, and the ducts deliver one signature to every zone the AHU serves - reception, scale-model hall, model apartment corridor, lounge - at an even whisper no walk-through can find the edge of. Integration notes for your MEP team: the unit needs an AHU-adjacent mount, a power point and a serviceable access position, and zone control follows AHU selection, which is how back-office areas stay unscented. Specify it at design stage and the system is invisible by handover.
Tip: above ~8,000 sq ft the ducts are the diffuser - HVAC injection beats a fleet of standalone machines.
The SOSA principle
Machines are not sizes of one another; they are different physics: mist for closed rooms, dry cold-air throw for open floors, duct-borne diffusion for buildings.
Match class to space first, blend second, dose third - a wrong-class purchase is the one mistake no calibration can fix afterwards.

The SOSA real estate edit
Whatever you build and sell, the system logic is the same: one signature, sized to the space, scheduled so it never depends on a staff member's memory. Every SOSA system is supported from India, and the Hotel Collection blends - SOSA's own interpretations of the world's finest hotel scents - run across all of them. A portion of every order supports girl-child education through Nanhi Kali. Here is the full commercial range.

Honest notes for developers: scent marketing's effects on dwell time, perceived quality and recall are real but moderate - fragrance compounds a well-run sales office and rescues nothing; the premises must be clean, cool and well ventilated first, and no fragrance sells a badly located or badly priced project. Fresh paint, POP and construction smells should be aired out at the source before any scenting - the fragrance is the finishing layer over clean air, never a mask. The Hotel Collection scents are SOSA's own interpretations inspired by the world's finest hotels; SOSA is an independent Indian fragrance house, not affiliated with or endorsed by any hotel or real estate brand. Ultrasonic systems use the water-based Hotel Collection fragrance; the Vaayu and HVAC systems run waterless nebulising oil - the formats are not interchangeable. WhatsApp consult: +91 96192 18531. ISIPCA Versailles
A note from Sonal
Developers understand experience better than almost any other business - you spend crores on the sales gallery, light the scale model like a jewel, dress the sample flat down to the books on the shelf. And then, in most projects, the air itself is left to chance: the site dust, the fresh paint, the phenyl from the morning mopping. The largest purchase your buyer will ever make deserves better air than that.
I trained at ISIPCA in Versailles, where the world's scent-marketing perfumers learn the craft, and what I build for Indian sales offices is the same architecture the global hospitality brands use: one signature, sized to the space, run on a schedule - so the scent is as reliable as your lighting. The machines matter (throw, coverage, scheduling), but the strategy matters more, and it is in every guide we publish. If you want it applied to your specific project, message us on WhatsApp at +91 96192 18531 - I read the project descriptions myself.
Everything is made or assembled for Indian conditions, supported from Pune - and a part of every order funds girl-child education through Nanhi Kali. Your brand gets a memory; a girl gets a classroom. That equation has always felt right to me.
Frequently asked questions
Can we run the same fragrance liquid in all our machines?
No, and this is the single most important operational fact in this guide: the two formats are chemically different products for different physics. Ultrasonic machines (Sukoon, Megh) run the water-based Hotel Collection fragrance - blends designed to disperse in a water tank and carry on mist. The Vaayu and the HVAC systems run waterless nebulising oil - concentrated fragrance designed to be sheared by cold air, with no water anywhere in the system. Put water-based blend into a nebuliser and you damage the atomiser; put nebulising oil into an ultrasonic tank and it will not disperse properly and can foul the unit. The protection is procedural: order refills by machine, label the storage shelf by format, and put the rule in your site owner's checklist. The signature register itself stays consistent across formats - the same scent direction, supplied in the format each class needs - so brand consistency survives the technical split.
How loud are these machines - will buyers hear them?
Quiet enough that placement, not noise, decides where they go. Ultrasonics are near-silent - a soft mist sound audible only within arm's reach, which is why they sit comfortably inside sample flats and meeting rooms. The Vaayu's cold-air pump produces a low working hum, similar to gentle ventilation; positioned entrance-forward on a commercial floor with normal AC and conversation, it disappears into the ambient sound and buyers do not register it. HVAC systems are effectively inaudible in the visitor space entirely, since the unit lives at the air-handling equipment away from the floor. The one placement to avoid on noise grounds is a nebuliser inside a very small, very silent closed room - a negotiation cabin, say - where any working sound is more noticeable; that is ultrasonic territory anyway on coverage logic. In short: choose the class by space and the noise question resolves itself.
What maintenance does each class actually need?
Less than developers fear, but never zero - and the cadence differs by class. Ultrasonics are the most hands-on: tank top-up as needed, a full water change so standing water never sits for days, and a periodic clean of the tank and plate - a named person's two-minute weekly round per machine. The Vaayu is the lightest: no water at all, so care reduces to swapping the oil reservoir when the app shows it low and an occasional wipe-down; the schedule itself runs untouched for months. HVAC systems need a reservoir check on a monthly-style cadence depending on duty hours, plus inclusion in the building's normal AHU service visits so the mount and injection point are inspected. Across all classes, the most valuable maintenance is sensory, not mechanical: a fresh-nose walk-in each morning by someone who has been outside, because machines fail quietly and adapted staff cannot smell the absence.
Can one Vaayu really cover our whole sales office?
If the office sits within the machine's honest envelope - roughly 1000 cubic metres of reasonably open, air-conditioned space - yes, from a single entrance-forward position, and that envelope covers the large majority of Indian sales offices and galleries. The cases that break the single-machine assumption are architectural, not size alone: floors chopped into many closed cabins (closed doors stop dry diffusion like they stop light), L-shaped layouts where one arm never shares air with the machine, and double-height voids that swallow output upward. The correct response is zoning, not overdosing: keep the Vaayu covering the main floor and entrance, add a Sukoon (Rs 1,799) inside each meaningful closed room, and resist the temptation to crank the main machine until the far corner smells - by then the entrance is a cloud. Walk the floor a week after installation at buyer pace; where the register genuinely dies, that zone earns its own small unit.
Will HVAC scenting leak into our back offices and staff areas?
Only if it is plumbed to - which is exactly why zone mapping happens before installation, not after. An HVAC nebuliser scents whatever the air-handling unit it mounts on serves, no more and no less; buildings with separate AHUs or clearly separable duct branches for buyer-facing and staff zones can confine the signature cleanly to reception, gallery, corridors and lounges while accounts and the site office stay neutral. The pre-installation step is a one-hour exercise with your HVAC drawings or maintenance team: list which zones each AHU feeds, choose the injection point that captures the visitor path, and confirm no shared branch feeds a space that should stay unscented. Where a shared branch is unavoidable, the whisper-level calibration means back-office exposure is mild rather than intrusive - but design intent should still be separation. This is also the strongest argument for planning fragrance at drawing stage in new experience centres, where zone separation costs nothing to draw.

Facts verified August 2026: Ambient scent research consistently associates pleasant, congruent scenting with longer dwell time, improved evaluations of a space and its service, and stronger brand recall at moderate effect sizes; congruence (scent matching the setting) and gentle intensity outperform strong scenting in replicated studies, and no scent effect survives unclean or poorly ventilated premises. Olfactory memory is unusually durable: scent-linked brand memories persist and retrieve for years, which is the mechanism behind luxury signature scents. Fragrance cannot compensate for location, pricing, construction quality or RERA compliance - it improves the experience of a visit, not the fundamentals of a project. SOSA systems: Sukoon 500ml ultrasonic (₹1,799) and Megh 6L ultrasonic (₹3,499) run the water-based Hotel Collection fragrance (from ₹299; refills 100ml ₹999); SOSA Vaayu (₹11,999) is a waterless cold-air nebulising machine, ~1000m³ coverage, Bluetooth app and timer; SOSA Aangan (₹25,999) and SOSA Meenar (₹38,500) are HVAC nebulising systems for approximately 8,000-10,000 and 12,000-18,000 sq ft respectively.
