Height multiplies, and the terrace is not yours to scent
Two things make a penthouse a different problem from a large apartment, and both of them are invisible in the square footage. The first is that height is a multiplier: a room at 20 ft contains twice the air of the same room at 10 ft, and a penthouse usually has at least one of those. The second is that a large part of what is being sold is outdoors, and outdoors is not a space anybody can put a fragrance into. Between them they mean that the number you should be sizing a machine against is neither the carpet area nor the saleable area, and working it out takes five minutes with a floor plan.
Where a penthouse's cubic metres actually are
A 3,000 sq ft penthouse with a double-height living volume and a large terrace, counted at each space's real ceiling height rather than at one assumed figure. The last two rows are the ones that matter most, because they are the square footage a brochure counts and a diffuser cannot.

Weight, the closed doors, and the draught line
Start with the doors, because in a penthouse the sequence is the technique. Terrace and balcony doors closed from at least an hour before the buyer arrives, and preferably from the moment the machine goes on two hours out. While a sliding door is open you are not scenting a room, you are supplying air that is on its way outside, and no setting on any machine changes that arithmetic. If the penthouse has been shut for days and needs airing — and most listed penthouses do, because they are second homes as often as first ones — do that the day before with everything open, not on the morning of the viewing. Then close up, let the interior come to temperature with the air conditioning, and start the diffuser into a sealed volume. During the viewing, open the terrace as part of the tour. It is the best thing the property owns and it should be revealed rather than pre-announced, and the moment of a door sliding back onto a view with moving air behind it is worth more than any level you could have held out there. Expect the interior level to fall once those doors are open and do not try to compensate by running the machine harder before the buyer arrives, because that only makes the first two rooms too strong. The interior has already done its job by then. Then placement, which in a glass-walled property has one rule that overrides all the usual ones. Keep the machine away from the sliding doors. A glass wall with an opening in it is the single windiest line in a penthouse, and it stays that way even when the doors are shut, because the temperature difference across glazing generates a downdraught along its inner face that moves air continuously. A machine standing near it has its output caught in that current and dragged along the glass, which produces the specific and very common result of a penthouse that smells faintly of nothing in the middle of the room and slightly too much within two metres of a window. Put it at the interior end of the main volume instead — against a solid wall, at waist height or above, with open room in front of it and the terrace at your back. In a double-height space, resist the temptation to place it high on the assumption that scent falls; a tall room stratifies, warm air collects near the top of the void where nobody stands, and a machine mounted at four metres is supplying the ceiling. Waist to shoulder height at the room's inner edge is right. The Vaayu will wall-mount if there is no surface that suits, which in a styled penthouse there often is not, and at 165 × 80.5 × 215 mm and 0.9 kg it does not need much of a wall. And the line: a penthouse with a leaking terrace, damp at a parapet or a smell with a structural cause is not a property to fragrance. Water ingress at roof level is among the most consequential defects a flat can have. Find it, fix it or disclose it, and scent a property that is genuinely sound. Fragrance is presentation, alongside photography, styling and lighting, and nothing on this page claims more than that.

Penthouses are where I have to talk people out of things most often, and it is almost always the same two things. The first is the terrace. I am asked to size a machine for 4,500 square feet when 1,500 of those are outdoors, and the honest answer is that open air holds no fragrance at any output, from any machine, at any price. That is not a limitation of what we make. It is what air does. The terrace is very likely the reason the property is worth what it is worth, and it should be shown, walked and admired — it simply cannot be scented, and a realtor who has been told that plainly makes better decisions than one who has been sold coverage for it.
The second is the composition, and it is a subtler mistake. People choose something bright for a penthouse because the property is bright — all that glass, all that light — and then they meet it twenty-eight floors up in air that never stops moving, and the top of it is gone before anybody walks in. What is left is a base with nothing above it, which reads as thin rather than as clean. So I would run cedarwood, vetiver and green leaves in a penthouse and keep the white tea for a mid-floor flat, and I would put the machine at the inner end of the room with the glass behind me rather than in front. Weight holds where brightness does not. It is one of the few places in this business where the physics gives you a genuinely clear instruction.
