The question carries a premise worth taking apart before you answer it, because the premise is where brokers go wrong. It assumes that a ₹5 crore apartment ought to smell of something more expensive than a ₹1 crore one. It should not. There is no fragrance that belongs to a price bracket, and air does not know what a flat is worth. What the price genuinely changes is the size of the room you are filling and the intensity with which the buyer is examining it - and the second of those two is an argument for holding the level down, not pushing it up.
Quick answers — read this first
What should a Rs 5 crore apartment smell like during a viewing? The same as any well-prepared property, held slightly lower: cared for, settled and unnameable. A dry, quiet register - the Ritz-Carlton-inspired white tea, bergamot and cedar is the safest default, the Westin-inspired white tea, aloe and cedar is quieter still - running well below the level at which a buyer would identify it as a fragrance. Nothing about the price changes that answer. What changes is the volume you are filling, which is arithmetic, and the closeness of the buyer's attention, which is a reason to under-dose rather than over-dose. A cheap-smelling air freshener in an expensive room is far more damaging than the same note in a modest one, because it contradicts everything else the buyer is looking at.

Does an expensive apartment need a more expensive fragrance? No. A fragrance has no price bracket, and no buyer has ever walked out of a flat because the scent was not costly enough. The mistake is understandable: everything else in a premium listing has been specified upwards, so the air feels like it should be too. But scent works in the opposite direction from marble and joinery. A finish is judged by how good it is; ambient air is judged by whether it draws attention to itself, and at this price the buyer notices more, so the tolerance for anything announcing itself is lower. Choose the same quiet register you would use anywhere and take a setting off it.

How much scent does a 2,400 sq ft apartment need? Start from the volume rather than the price. Take 2,400 sq ft as a stated assumption you should replace with your own measurement: at a 10 ft ceiling that is 24,000 cubic feet, which divided by 35.3 is about 680 cubic metres. A SOSA Vaayu at Rs 11,999 is rated at roughly 1000 cubic metres of connected air, so it covers that with margin and runs low, which is exactly where a viewing machine belongs. But the flat is not one volume: bedrooms behind closed doors are separate air. Size the connected route the buyer actually walks, which in a flat that size is usually 1,200 to 1,400 sq ft, or roughly 340 to 400 cubic metres.
The short answer
Short answer: A Rs 5 crore apartment should smell exactly like any well-prepared viewing, held a little lower: cared for, settled, and impossible for the buyer to name. Price does not change the register. It changes two things only - the volume, which is arithmetic (2,400 sq ft at a 10 ft ceiling is 24,000 cubic feet, about 680 cubic metres, and only the connected part counts), and the buyer's scrutiny, which is an argument for dosing lower. Ritz-Carlton-inspired white tea, bergamot and cedar is the safest default; Westin-inspired white tea, aloe and cedar is the quietest. Ventilate, clean and fix any source first. Vaayu Rs 11,999, Megh Rs 3,499, Sukoon Rs 1,899, reeds from Rs 749, registers from Rs 299. WhatsApp +91 96192 18531.
The pick: the SOSA Vaayu (₹11,999) for premises to ~1000m³; reeds from ₹749 for a single room; cabin systems from ₹1,899; HVAC from ₹25,999.

Every customer-facing space hosts two audiences at once: the customer who forms an opinion in a single visit, and the staff who breathe that air for eight hours. Commercial scenting serves both with one move - a single refined fragrance, held evenly from the entrance to the far end of the floor, running on a schedule nobody has to remember. Customers experience it as "this brand has itself together"; the team gets premises that smell composed from opening to close.
Straight answer
I am showing a Rs 5 crore apartment this weekend. What should it actually smell like?
Six things, and only one of them is affected by the price. 1. Do the free work first. Open the flat for an hour, run the fans, open the utility and bathroom windows, bins out of the flat entirely, a mug of water down every unused floor trap so the drain seal is not dry, the air-conditioning run early rather than started cold in front of the buyer, and the mopping done far enough ahead that the floor cleaner has gone. This is the whole first half of the job and it costs nothing. See the ninety minutes before a buyer arrives. 2. Choose the same register you would choose anywhere. From the Hotel Collection (from ₹299), the aspirational-home default is the Ritz-Carlton-inspired blend - white tea, bergamot, cedar. The Westin-inspired blend (white tea, aloe, cedar) is quieter. The 1 Hotels-inspired blend (cedarwood, vetiver, green leaves) suits a concrete-and-timber interior. Nothing sweet, nothing gourmand. 3. Then take a setting off it. This is the only thing the price changes about the fragrance, and it moves it downward. 4. Do the volume arithmetic, not the price arithmetic. Assume 2,400 sq ft, replace that with your own measurement, and at 10 ft you get 24,000 cubic feet, about 680m³. Only the connected route counts - a closed bedroom door is a wall as far as air is concerned. 5. Hold it with equipment, not a hand. A SOSA Vaayu (₹11,999, waterless, freestanding or wall and HVAC mount, app and timer, and it needs a working socket) gives one even level across a connected flat; a Sukoon (₹1,899) suits a single room; reeds from ₹749 need no power at all. Never an aerosol in your hand ten minutes before. 6. Never use it over a problem. Fragrance does not fix a musty or damp flat and must never cover a defect - ventilate, clean, fix the source, disclose what needs disclosing, then scent. SOSA's blends are its own hotel-inspired interpretations and SOSA is not affiliated with any hotel brand. WhatsApp +91 96192 18531 with the size and layout. One line: the same quiet register as any viewing, held lower - price changes only the volume (2,400 sq ft at 10 ft is about 680m³) and the scrutiny. Vaayu ₹11,999, reeds from ₹749, registers from ₹299. WhatsApp +91 96192 18531.

What the price actually changes, and what it does not

Three parts: why there is no such thing as a fragrance for a price bracket, the arithmetic that does change with price, and the scrutiny that argues the dose downward.

Why this works
Same register, bigger room, lower setting - the price-point logic in four lines
1Air is air: no register belongs to a price bracket, so the choice does not change22,400 sq ft at 10 ft = 24,000 cu ft = about 680 cubic metres - a stated assumption3Only the connected route counts: a closed bedroom door is a wall to air4Higher scrutiny argues for a lower setting, not a stronger one - under-dose
The commercial standard: the SOSA Vaayu at ₹11,999 - waterless, app-scheduled, ~1000m³ coverage. Single rooms start on reeds from ₹749.
1
The false premise
There is no fragrance that belongs to a price bracket
Every other line on a premium listing has been specified upwards. The stone is better, the joinery is deeper, the sanitaryware is imported, the lighting was drawn by somebody. It is natural to assume the air should be specified upwards too, and that is the single most common error on this page's subject. Fragrance does not scale that way, because a buyer does not evaluate air the way they evaluate a finish. A finish is examined and judged on quality. Air is only ever noticed when something is wrong with it, which means the ceiling on how well air can perform is that nobody comments on it. You cannot buy your way past that ceiling, and a more elaborate or more assertive scent does not climb higher - it just becomes audible, and audible is the failure state. This is worth saying plainly because the market invites the opposite instinct: somebody will offer to compose something remarkable for a remarkable flat. In a viewing, remarkable is precisely what you do not want. The buyer is meant to spend the visit thinking about the light, the ceiling height, the view from the second bedroom and whether their dining table fits. A scent that earns a mention has taken attention away from the thing you are actually selling. The correct register for a ₹5 crore apartment is the correct register for a viewing: dry, clean, quiet and anonymous enough that a buyer can imagine their own life in the room rather than somebody else's taste.
Tip: a finish is judged on how good it is - air is judged on whether it drew attention to itself.
2
What does change
The volume, and it is arithmetic rather than opinion
Here is the honest difference, and it has nothing to do with the price tag. Expensive homes are usually bigger and often have higher ceilings, and that is a real, computable change. Take 2,400 sq ft as the working assumption for a flat in this bracket - and treat that as a stated assumption you should replace with your own measurement, because what ₹5 crore buys in Mumbai, Bengaluru, Pune and Hyderabad are four completely different floor areas. At a 10 ft ceiling, 2,400 sq ft is 24,000 cubic feet; divided by 35.3 that is about 680 cubic metres. Raise the ceiling to 11 ft and the same floor area becomes 26,400 cubic feet, about 748 cubic metres, which is a ten per cent increase you did not see on the floor plan. Compare that with a ₹1 crore flat at 1,000 sq ft and 10 ft: 10,000 cubic feet, about 283 cubic metres. So the dearer flat is not asking for a different kind of machine. It is asking for the same machine to fill roughly two and a half times the air. The SOSA Vaayu (₹11,999) is rated at roughly 1000m³ of connected air, so 680m³ sits inside it with margin and it runs at a low setting, which is where a viewing machine should be anyway. The correction that matters more than any of this: a flat is not one volume. Bedrooms behind closed doors, a study, a utility - all separate air. Size the connected route the buyer walks, which in a 2,400 sq ft flat is usually 1,200 to 1,400 sq ft, or about 340 to 400 cubic metres. The arithmetic is set out properly in sizing a diffuser to a property and why a closed bedroom door defeats any coverage rating.
3
The scrutiny
The buyer looks harder here, which argues downward
The second real difference is the buyer, and it is the one brokers consistently read backwards. Somebody spending ₹5 crore looks harder, stays longer, comes back a second and third time, brings a spouse, a parent, an architect and occasionally a contractor, and notices more of everything - including the air. The instinct that follows is to make more of an impression, which is exactly wrong. Higher scrutiny raises the cost of getting it wrong, and the way you fail at scenting is by being detected. A recognisable air-freshener note in an expensive room does more damage than the same note in a modest one, because it contradicts everything else the buyer is looking at: it tells them that whoever prepared this flat reached for the cheapest available signal of freshness, and it invites the question the whole bank exists to avoid, which is what is being covered up. The concealment reading is the one that costs you, and it arrives faster at this price because the buyer is already alert. So the practical instruction is unglamorous. Take the register you would use in any listing, set the machine one notch lower than you think, start it early enough that the air is settled rather than actively scenting when the door opens, and let the flat do the talking. How strong the scent should be when a buyer walks in covers the dosing discipline in full, and what the research actually supports is the honest boundary: better evaluations of a space, longer dwell and stronger recall at moderate effect sizes, and nothing at all about offers, price or how fast anything sells.
Tip: more scrutiny is a reason to hold the level lower, not to make more of an impression.
The SOSA principle
Air is air. A ₹5 crore flat and a ₹1 crore flat obey identical physics, and there is no such thing as a fragrance appropriate to a price bracket.
The price changes exactly two things: the volume, which you compute, and the buyer's scrutiny, which is an argument for dosing lower.

The SOSA commercial edit

Whatever your business sells, the system logic is the same: one signature, sized to the space, scheduled so it never depends on anyone's memory. A single small room or a consultation corner can sit happily on reeds with no power at all; a customer-facing floor wants the Vaayu; a venue or a flagship wants HVAC. Every SOSA system is supported from India, and the Hotel Collection blends - SOSA's own hotel-inspired interpretations - run across the powered ones. A portion of every order supports girl-child education through Nanhi Kali. Here is the full commercial range.

Honest notes for business owners: scenting compounds a well-run premises and rescues nothing. Ventilation, air-conditioning and cleaning come first, and fragrance never substitutes for hygiene or air quality - if the air is stale, damp or smoky, fix that at the source before any scent goes in. The people most exposed to the fragrance are not your customers but your STAFF, who work eight-hour shifts in it, which is why whisper calibration and locked settings are standard on every SOSA commercial install, and any staff sensitivity report should be treated as a recalibration signal rather than a complaint. Healthcare and wellness spaces need extra restraint: keep scenting to reception and circulation areas, never treatment rooms, and the practitioner's judgement overrides anything in this guide. The Hotel Collection scents are SOSA's own hotel-inspired interpretations; SOSA is an independent Indian fragrance house, not affiliated with or endorsed by any hotel brand. ISIPCA
Versailles
A note from Sonal

I have walked into jewellery showrooms lit like museums, bridal boutiques with hand-embroidered walls, furniture floors styled down to the last cushion, clinics with better art than most galleries - and in almost every one of them, the air was an afterthought. Floor polish, packaging cartons, the phenyl from the morning mopping, the workshop or the loading bay drifting forward. The one thing every customer takes in before they see anything is the thing most businesses leave to chance.

I trained at ISIPCA in Versailles, where the world's scent-marketing perfumers learn the craft, and what I build for Indian businesses is the same architecture the global hospitality brands use, whatever you sell: one signature, sized to the space, run on a schedule - so the scent is as reliable as your lighting. A consultation corner may only need reeds; a full floor needs the Vaayu; a venue needs the HVAC systems. If you want it applied to your specific premises, message us on WhatsApp at +91 96192 18531 with the type of space and its approximate size - I read those descriptions myself.

Everything is made or assembled for Indian conditions, supported from Pune - and a part of every order funds girl-child education through Nanhi Kali. Your brand gets a memory; a girl gets a classroom. That equation has always felt right to me.

Frequently asked questions

Is there a fragrance that suits a Rs 5 crore flat specifically?
No, and anybody selling you one is selling you a story. The seven registers we work with are described by character rather than by price: white tea and cedar families that read clean and quiet, a green cedarwood and vetiver family that reads architectural, a citrus and sandalwood family that reads bright, and warmer amber and woods families that read evening. None of those characters becomes more or less appropriate because of a number on a listing. What genuinely varies with a specific flat is its light, its materials and its layout - a south-facing apartment with pale stone and a lot of glass takes a brighter register comfortably, a darker timber-lined flat takes a drier one - and those are judgements about the room, not about the price. Choose for the room, then set the level below where anyone would name it.
Should a Rs 5 crore flat get a bigger machine than a cheaper one?
Only if it is a bigger volume, which it usually is, and that is the honest reason. On the working assumption of 2,400 sq ft at a 10 ft ceiling, you are filling 24,000 cubic feet, about 680 cubic metres, against roughly 283 cubic metres for a 1,000 sq ft flat. That is a genuine reason to move from reeds to a machine. The price is not. If you find yourself justifying equipment by the value of the listing rather than by its cubic metres or by how many times you will show it, stop and redo the sum, because the arithmetic is the only part of this that is real. And do the connected-volume correction before you buy: a 2,400 sq ft flat with four doors closed is not 680 cubic metres of connected air, it is closer to 340 to 400.
The seller wants the flat to smell luxurious. How do I handle that conversation?
Agree with the goal and correct the method, because the seller is right about what they want and wrong about how it is achieved. What they mean by luxurious is what a good hotel lobby does, and what a good hotel lobby actually does is hold a very quiet register at a completely constant level so that nobody ever comments on it. The version most sellers imagine - something noticeable and impressive at the door - is the version that reads as covering something up, and it reads that way fastest to exactly the kind of careful buyer their flat attracts. Put it to them as a risk question rather than a taste question: the downside of too little is that a buyer notices nothing, and the downside of too much is that a buyer starts wondering what the smell is for.
Does the register need to change if the flat is furnished and styled?
The register does not, but the dose does, and usually downward. A furnished flat has soft furnishings, rugs, curtains and upholstery, all of which hold and release scent, so the same machine at the same setting produces a fuller room than it would in a bare one. A styled flat may also carry its own smells that you did not add - new fabric, leather, fresh flowers, a candle somebody lit for the photographs - and those stack on top of whatever you are running. Walk in cold, from outside, before the buyer does, and judge the total rather than your contribution to it. If the flat already smells composed with the machine off, leave it off. That is a legitimate outcome and it happens more often in a well-styled property than most brokers expect.
Can I use a stronger scent because the flat is large and open-plan?
Use more coverage, not more intensity, and they are different purchases. A large connected volume needs a source capable of reaching the far end of it evenly, which is what a machine rated to about 1000 cubic metres is for. What it does not need is a higher setting, because a higher setting does not fix a reach problem - it simply makes the corner nearest the machine strong while the far end stays thin, which is the exact pattern a buyer reads as a device in the room rather than an atmosphere. If the far end of a big open-plan floor is not getting there, the answers are placement, air movement and starting earlier, in that order. Send the layout to +91 96192 18531 and we will tell you where it should stand.

About this guide: Written by Sonal Sahani, ISIPCA Versailles-trained founder and perfumer at SOSA Home & Body. Product recommendations reflect the SOSA commercial range; the scent-marketing strategy advice applies to any business's systems.

Facts verified August 2026: Ambient scent research consistently associates pleasant, congruent scenting with improved evaluations of a space and its service, longer dwell time and stronger brand recall at moderate effect sizes; congruence (scent matching the setting) and gentle intensity outperform strong scenting in replicated studies, and no scent effect survives poor ventilation, poor cleaning or poor indoor air quality. Olfactory memory is unusually durable: scent-linked brand memories persist and retrieve for years, which is the mechanism behind signature scents. Staff exposure is the design constraint, since employees breathe the fragrance for full shifts: whisper calibration, locked settings and sensitivity accommodations are standard practice, and healthcare and wellness settings call for extra restraint. SOSA systems: alcohol-free reed diffusers from ₹749 for single rooms with no power needed; Sukoon 500ml ultrasonic (₹1,899) and Megh 6L ultrasonic (₹3,499) run the water-based Hotel Collection fragrance (from ₹299; refills from ₹999, 100ml ₹999); SOSA Vaayu (₹11,999) is a waterless cold-air nebulising machine, ~1000m³ coverage, Bluetooth app and timer; SOSA Aangan (₹25,999) and SOSA Meenar (₹38,500) are HVAC nebulising systems for approximately 8,000-10,000 and 12,000-18,000 sq ft respectively. The Hotel Collection scents are SOSA's own hotel-inspired interpretations; SOSA is independent and not affiliated with any hotel brand.
