The problem is the three weeks nobody was there

There is a smell that everybody who has opened a holiday house recognises immediately, and it is worth taking apart because it is entirely fixable and almost never fixed by what people reach for. It is usually described as musty or closed, and it is produced by four separate mechanisms working over the weeks the property stood empty. The first, and the one that is most often missed, is plumbing. Every drain in a building has a trap, a bend holding a small quantity of water that seals the pipe and prevents air from the drainage system entering the room. Water evaporates. In a property that is unused for three or four weeks, particularly in a warm climate, the traps in guest bathrooms, unused showers, utility sinks and floor drains can dry out entirely, at which point the seal is gone and the room is connected to the drain. The resulting smell is unmistakable once you know it, and it is completely immune to fragrance: adding scent gives you a scented room that also smells of a drain. The remedy is a mug of water down every drain in the property, including the ones nobody ever uses, on every visit. It takes five minutes and it is the highest-value habit in holiday-home management. The second is stillness. Air that does not move allows every soft surface in a house - upholstery, curtains, mattresses, rugs - to hold and slowly release whatever it last absorbed. Cross-ventilation is what solves this, and cross-ventilation specifically means two openings on different sides of the property, so air has a route in and a route out. One open window produces very little movement. Two produce a current, and a fan pointed outward through one of them produces a lot. The third is humidity, which is a permanent condition rather than an event in coastal and hill properties. A house near the sea in monsoon or a hill property in winter carries moisture in every soft material, and that moisture is what allows the biological part of a stale smell to develop. This is a dehumidification, ventilation and cleaning problem, and the honest position is that no fragrance addresses it. The fourth is a bathroom that never dried after the last guest left, which continues generating the problem for a fortnight in a closed house. Once those four are handled, the property is clean and the remaining job is small, which is where the right product matters. The requirement is unusual: it has to work with nobody there, need no power, tolerate weeks of neglect and not require anything to be switched on by whoever arrives first.
