The order
Why the dust decides the sequence and not the product
Most brokers preparing a flat do the right tasks in the wrong order, and in a dusty climate the wrong order costs you the work twice. The correct sequence is air, then clean, then close, then scent, and each step is in that position for a reason. Airing comes first because no fragrance survives stale air - a flat that has been shut has still air, and still air in a closed building acquires a flatness that is instantly recognisable and that no amount of anything added will disguise. Cleaning comes after the airing rather than before it because a closed flat accumulates dust on every horizontal surface, and opening the windows moves some of it around; wipe first and you will be wiping again an hour later, having achieved nothing. Do the hard surfaces, the window channels, the sliding-door tracks, the sills, the skirting and the tops of the doors, then mop the floors, then leave it. Closing up comes next, and it is not optional: everything after this point depends on the flat being a sealed volume. And fragrance comes last, which is the point of this page. A high floor airs faster, and loses a settled level faster too

That is genuinely useful when you are trying to clear a flat that has been shut: you do not need to leave the whole apartment open all morning, and given the local dust that is exactly what you do not want to do. A deliberate, short opening on opposite sides - cross-ventilation, so the air has somewhere to go rather than merely somewhere to come in - does more in twenty minutes on the twentieth floor than an hour of one open window on the second. The other side of the same fact is the one that costs people their preparation. Scent that you have built up over an hour in a closed flat will leave through an open slider in a small fraction of that time, because the same wind that cleared the flat for you will clear your register out of it just as efficiently. So the rule is absolute: the flat is closed from the moment you start the machine until the buyer has left. If a balcony is a selling point, and on a high floor it usually is, take the buyer out onto it as a deliberate move at the point in the tour when you want them looking at the view, and close the door behind you both. The season
June and January are two different flats, and your timings should say so
The seasonal swing here is wide enough to change the timetable rather than just the setting. In the hot dry months the flat you are showing has been sitting closed and warm, sometimes very warm on an upper floor with west glazing, and three things follow. You will need the air conditioning running well before the viewing rather than switched on at the door, both because the room takes time to come down and because a fan coil that has been idle for months blows the dust off its own coils on the first run and produces a distinct hot, slightly burnt smell that a buyer will notice and misattribute. Start it early, let that pass, and if it does not pass, get the unit serviced - that is a maintenance job, and trying to cover it with fragrance is precisely the move that reads as concealment. Second, warm air evaporates any volatile faster, so your register will read more present in the afternoon than the same setting did in the winter, and the correct response is to turn it down rather than to be pleased with yourself. Twenty to thirty minutes of proper cross-ventilation clears a closed flat more effectively than a single window left open all morning, and it leaves you less to wipe afterwards. Then close everything and do the cleaning. What you must not do is leave a window or a slider open when the buyer arrives: the air you spent an hour settling goes straight out of it, and you will have prepared the flat for nobody.
The air conditioning smells when it first comes on. What should I do?
Run it well before the viewing, not at the door, and then find out whether the smell goes away. Dust that has settled on the coils and inside the housing of a unit that has been idle for months gives a distinct hot, faintly burnt smell on the first run, and it usually clears within the first stretch of running. That is why the machine goes on early in your sequence and not late. If the smell does not clear, or if it is musty rather than dusty, that is a servicing matter - a dirty filter, a blocked drain line or standing water in the tray - and it is a maintenance job, not a presentation one. Do not run a diffuser harder to sit on top of it. A buyer who walks into a flat where a strong fragrance is competing with a smell coming out of a vent has been handed a contradiction, and the conclusion they draw is that something is being covered up. The guest bathroom smells of drains when the flat has been shut. Why, and what fixes it?
Almost always a dry floor trap, and it is the most under-diagnosed smell in an empty apartment. Every floor trap, shower gully and washbasin has a small reservoir of water in its bend that acts as a seal between the room and the drainage stack. In a flat nobody is using, nothing refills those seals, and in dry air they evaporate faster than most people expect - so the guest bathroom, the utility and the second washroom, which nobody runs, become open pipes into the room. The fix costs nothing: a jug or a bucket of water down every trap, every shower and every basin, on the morning of the viewing and again if the flat sits closed for another week. Do it as a habit rather than in response to a smell. If the smell persists after the traps are full, that is a plumbing matter to investigate and disclose rather than to work around - fragrance never fixes a defect, and using it that way is the one thing we would ask you never to do.
Waterless or ultrasonic in a dry Gurgaon flat - does the humidity argument still apply?
Honestly, not in the way it does on the coast. In a humid Mumbai flat the argument for waterless is straightforward: an ultrasonic works by putting a fine water mist into the air, and adding moisture to a closed flat that is already sitting at high humidity is the last thing you want. In a dry Gurgaon winter that particular objection largely falls away, and we would rather say so than repeat a line that does not apply here. How strong should it be on a hot June afternoon compared with a January morning?
Lower in June, not higher, which is the opposite of what most people do. Volatile materials evaporate faster in warm, dry, moving air, so the identical setting delivers a more present room on a hot afternoon than in a cool, still winter morning. What happens in practice is that somebody calibrates in the winter, cannot detect much, turns it up, and then never revisits it - and by May the flat is noticeably scented to everybody except the person who set it. Keep two settings, write them down, and change them on a date in the calendar rather than on a feeling. Judge the level only by walking in cold from the corridor at the start of the day, because after a quarter of an hour in a scented flat your own nose is no longer a usable instrument. And when you are unsure, choose the quieter setting: heavy scent in a property viewing reads as concealment, and there is no version of this where too little costs you more than too much.
