Start with the sentence nobody selling you a diffuser will say: fragrance cannot make an empty room feel furnished. Your buyer knows the flat is empty from the doorway, knows roughly how big it is, and is not going to be talked out of either by a smell. What an empty flat can be made to feel is looked after rather than abandoned, and that is a genuinely different target - one you reach through six things, in a fixed order, of which the air is the sixth and cheapest to get wrong. The first five cost almost nothing and most brokers skip straight past them.

Two things that decide the room before a buyer has taken a second breath
Temperature is the item that outranks the rest of the list, and in India it is almost never a shortage of warmth. A flat locked up through a week of sun is a heat store: the marble, the concrete slab, the balcony glazing and the west wall have all been absorbing since morning with no air movement to carry any of it away, so the living room at three in the afternoon can sit several degrees above the corridor a buyer just walked in from. That is a physical discomfort, it starts within about ninety seconds, and it silently discounts everything else you did. The echo is what people are actually calling cold
Ask a buyer why an empty flat felt cold and they will reach for the word without being able to justify it, because the honest answer is one most people have never been taught to name: the room was too loud. Strip a home of its curtains, rugs, upholstery, mattresses, wardrobes and books and you have removed almost every absorbent surface in it, leaving vitrified tile or marble underfoot, painted plaster on five sides and glass on the sixth. Sound arrives at all of them and comes straight back. Footsteps clatter, a normal speaking voice sounds slightly hard and slightly amplified, a door closing bangs, and two people talking in the living room hear each other with an edge that a furnished room would have taken off. That acoustic signature is instantly recognisable to everybody, because the only places most of us experience it are stairwells, empty offices and buildings under construction - and it is precisely why an empty flat reads as unoccupied even to somebody who has their back to the room. Is it worth hiring staging furniture instead of doing all this?
If the property justifies it and the budget exists, stage it - furniture changes how rooms scale to the eye, softens the acoustics, and incidentally puts back the soft mass that holds scent, which turns the harder empty-flat scenting job into the easy furnished one. A workable shape: arrive ninety minutes ahead, open everything up and start the air-conditioning or the fans immediately, walk the flat with water for the traps and a cloth for the glass, replace bulbs and switch on every light, lay the rugs, start the machine, then shut the windows about twenty minutes before the appointment so the flat is settled rather than actively airing when the buyer walks in. Doing the same sequence in fifteen minutes produces a flat that is still hot and a room that is being scented while somebody stands in it, which is the classic mistake. Start earlier rather than stronger.
The flat has no electricity connection yet. Which items can I still do?
Four of the six, and they are the four that matter most. Ventilation is free and is the single biggest improvement available to a closed flat. Water down every floor trap is free. Cleaning the glass is free. Opening internal doors is free.
