By Sonal Sahani · ISIPCA Versailles 10 min read Updated August 2026
Somebody will say it eventually. Usually two minutes into the viewing, usually politely, usually phrased as a question about what the smell is. The instinct is to explain - that it is very light, that nobody else has mentioned it, that it is a natural oil - and every one of those replies makes the next fifty minutes worse. Start from the position that they are right, because on the evidence they almost always are: you arrived ninety minutes ago to set the flat up and your nose stopped registering the fragrance somewhere in the first five minutes. They walked in from a corridor with a cold nose. Between the two of you, they are the instrument.
Quick answers — read this first
What should I say when a buyer says the fragrance is too strong? Say one short line and then act on it: thank you for saying so, let me switch it off and open up. Then do exactly that, within the same minute, and do not raise the subject again. Do not tell them it is on the lowest setting, do not say nobody else has mentioned it, do not explain that it is a natural oil, and do not offer to turn it down instead of off. Every one of those replies argues with a person's own perception inside a property they are evaluating, and the result is a buyer who spends the rest of the viewing attending to the air rather than the flat. Apologise once, briefly, and move on.

Why is the buyer usually right about the fragrance level? Because of who has been breathing it and for how long. You arrived an hour or ninety minutes early to open up and set the machine running, and olfactory adaptation means a constant background scent fades from your awareness within minutes - that is how the nose works, not a lapse of attention. By the time the buyer arrives you genuinely cannot smell what they are walking into. They have come in from a corridor, a lift or a car park with an unadapted nose, at the one moment in the whole appointment when first impressions are formed. On the specific question of how strong the flat smells, they have better information than you do, and the honest response is to believe them.

What if a buyer asks what the fragrance is rather than complaining about it? Treat it as a friendly signal that you are a notch high. Answer plainly - it is a hotel-inspired blend, kept light - and then run one setting lower at the next appointment. In a hotel lobby or a showroom, a guest naming the scent is a success. In a property that is for sale it is a yellow flag, because the level that reads as a well-kept flat sits below the level at which anyone identifies a fragrance, and a nameable perfume in a property invites the question of what it is doing there. Heavy scent in a viewing reads as concealment. Being asked about it is the last comfortable warning before that.
The short answer
Short answer: Say one line and act: thank you for saying so, let me switch it off and open up. Then switch it off, open the windows, and do not mention it again. Never argue - not that it is on the lowest setting, not that nobody else has said so, not that it is a natural oil. The buyer is almost always right, because you have been in that air for ninety minutes and adapted to it within the first five minutes while they walked in with a cold nose. Afterwards, diagnose the cause: a cold start too close to arrival, the machine standing at the entrance, a setting that crept up because you stopped smelling it, a register too warm for daytime, or a flat that was never ventilated. Then drop the level permanently. One report is enough. Vaayu Rs 11,999 with app and timer, registers from Rs 299, reeds from Rs 749. WhatsApp +91 96192 18531.

Every customer-facing space hosts two audiences at once: the customer who forms an opinion in a single visit, and the staff who breathe that air for eight hours. Commercial scenting serves both with one move - a single refined fragrance, held evenly from the entrance to the far end of the floor, running on a schedule nobody has to remember. Customers experience it as "this brand has itself together"; the team gets premises that smell composed from opening to close.
Straight answer
A buyer has just told me the flat smells too strong. What do I say and what do I do?
One line, one action, then silence on the subject. 1. The line. "Thank you for telling me - let me switch it off and open up." That is the whole script. It concedes immediately, it does not make them justify it, and it moves straight to a remedy. 2. The action, within the same minute. Machine off, then windows and balcony doors open, then move the group into the room you have just opened while it clears. Not turned down. Off. 3. What never to say. Not "really, it is very light" - that argues with their nose. Not "nobody else has mentioned it" - that makes them the problem. Not "it is a natural essential oil" - irrelevant, and it sounds like a claim. Not "it will settle in a few minutes" - you have just asked a buyer to wait out a discomfort in a flat they are considering buying. Apologise once, not three times, because repeated apologies keep the subject alive and what you want is for the flat to become the subject again. 4. Why they are right. You have been in that air since you opened up an hour or ninety minutes ago and adapted to it in the first five minutes. They arrived with a cold nose at the exact moment first impressions form. On this one question, their information is better than yours. 5. The diagnosis, afterwards. Almost always one of five things: you started too late and compensated with intensity; the machine was standing near the entrance so the doorway was the strongest point in the flat; the setting crept upwards over weeks because you stopped noticing it; the register was too warm for a daytime viewing; or the flat was never properly aired before you started. 6. The permanent fix. Drop a setting on the Vaayu (₹11,999, app and timer, so the change is a stored number rather than a guess), start earlier rather than stronger, move the source further inside, and write the new setting down. One report is enough. Registers from ₹299, reeds from ₹749. Heavy scent in a viewing reads as concealment, and no fragrance ever fixes or covers a property defect. WhatsApp +91 96192 18531. Made in India; a portion of every order supports girl-child education through Nanhi Kali.

Why the buyer is right and you are not

Three parts: why your own nose is the least reliable instrument in the building, the exact language to use and the four replies that make it worse, and the five causes that put you there in the first place.

Why this works
The thirty seconds after a buyer says it
1Say it once: thank you for telling me, let me switch it off and open up2Off, not down. Windows open. Move the group into the room you just aired3Never argue - not the setting, not the oil, not that nobody else has said it4Afterwards drop the level permanently. One report is enough to recalibrate
The commercial standard: the SOSA Vaayu at ₹11,999 - waterless, app-scheduled, ~1000m³ coverage. Single rooms start on reeds from ₹749.
1
The instrument
You are the worst-placed person in the building to judge
Work out where your nose actually was when the buyer walked in. You arrived at half past nine for an eleven o'clock viewing, opened the flat, aired it, wiped the counters, set the machine going and then spent an hour on your phone answering the other four things happening in your week. Olfactory adaptation is not a failure of concentration - it is how the sense is built. A constant background scent fades from conscious awareness within minutes, and after an hour in a room you genuinely cannot smell what is in it. That is the same mechanism that stops you noticing your own home, and it is the reason overscented spaces are almost never created deliberately: somebody stops smelling the fragrance, concludes the machine has stopped working, turns it up, and repeats that three weeks later from the new baseline. The buyer, meanwhile, has come up in a lift from a car park, walked a corridor that smells of somebody's lunch, and stepped through your front door with a completely unadapted nose at the one moment in the appointment when a first impression is formed. On the narrow question of how strongly the flat smells, they have better data than you do. There is no version of this where you are the reliable witness. The second consequence follows immediately: since you cannot judge it from inside, the only honest calibration is to leave the property, wait a few minutes, and come back in through the front door walking your full route as a buyer would. That walk takes ninety seconds and it is worth more than any amount of standing next to the machine wondering.
Tip: you adapted in the first five minutes - they walked in with a cold nose at the exact moment of judgement.
2
The language
One line, one action, and four replies that make it worse
The correct response is short enough to memorise: "Thank you for telling me - let me switch it off and open up." Then do it, in that order, in the same minute, without ceremony. Concede first and remedy second, because the sequence is what makes it land as professionalism rather than as damage control. Now the four replies to retire permanently, each of which a broker has said in good faith and each of which costs more than the fragrance ever earned. "Really? It is on the lowest setting" tells a person their own perception is being disputed by someone who has been in the room for ninety minutes. "Nobody else has mentioned it" reframes a reasonable comment as an unusual sensitivity and quietly makes the buyer the problem in a flat they were about to consider. "It is a completely natural oil" is irrelevant to whether a room feels too strong, and it edges towards a claim nobody asked for. "Give it a few minutes, it will settle" asks somebody to endure a discomfort while evaluating a property, which is close to the opposite of what a viewing is for. Beyond the words, two behaviours matter. Apologise once and briefly; three apologies keep the subject alive when the goal is to get the flat back to being the subject. And do not turn the machine down as a compromise, because a buyer who has told you a room is too strong should not then have to assess whether it is now acceptable. Off is a clean, complete answer, and the flat is perfectly capable of being viewed with no fragrance at all.
3
The diagnosis
Five causes, and the recalibration you owe the next buyer
Once the viewing is over, work out how it happened, because it is almost never mysterious. One: you started too late and compensated with intensity. Forty minutes short, so the setting went up a notch, and a cold start near the appointment produces a doorway that announces itself while the far bedroom smells of nothing. Start earlier rather than stronger, always. Two: the machine was near the entrance. If the source is by the door, the strongest air in the flat is in the buyer's first breath, which is also the moment they decide what kind of property this is. Place it a few metres inside, on the airflow path, out of sight of the entrance. Three: the setting crept up. You adapted over weeks of showing the same listing, concluded it had faded, and raised it twice. This is the commonest cause and the reason a written record matters more than a memory. Four: the register was wrong for the hour. A warm, plush register - amber, violet and polished woods - is genuinely lovely in a hotel bar in the evening and too present in a flat at eleven in the morning. Daytime viewings want the quiet end: white tea with bergamot or aloe over cedar. Five: the flat was never aired. Fragrance released into closed, stale air does not replace the staleness, it sits on top of it, and the combined result reads as heavier and more deliberate than either. Ventilate first, every time; fragrance never fixes a musty flat and must never be used to cover a defect. Then fix it permanently rather than situationally: drop a setting on the Vaayu (₹11,999) so the change is stored rather than guessed, write the new number on the listing sheet, and treat the single report as sufficient evidence. One person saying it is too strong is data. Waiting for a second one is how a listing acquires a reputation you never hear about.
Tip: one buyer saying it is too strong is enough evidence - waiting for the second is how you find out too late.
The SOSA principle
You have been in that air for ninety minutes and stopped smelling it in the first five. The buyer walked in cold, which makes them the instrument - so believe them and switch it off.
One line, one action, no argument. Then diagnose it properly afterwards and drop the level for good, because a single report is all the evidence you are ever going to get.

The SOSA commercial edit

Whatever your business sells, the system logic is the same: one signature, sized to the space, scheduled so it never depends on anyone's memory. A single small room or a consultation corner can sit happily on reeds with no power at all; a customer-facing floor wants the Vaayu; a venue or a flagship wants HVAC. Every SOSA system is supported from India, and the Hotel Collection blends - SOSA's own hotel-inspired interpretations - run across the powered ones. A portion of every order supports girl-child education through Nanhi Kali. Here is the full commercial range.

Honest notes for business owners: scenting compounds a well-run premises and rescues nothing. Ventilation, air-conditioning and cleaning come first, and fragrance never substitutes for hygiene or air quality - if the air is stale, damp or smoky, fix that at the source before any scent goes in. The people most exposed to the fragrance are not your customers but your STAFF, who work eight-hour shifts in it, which is why whisper calibration and locked settings are standard on every SOSA commercial install, and any staff sensitivity report should be treated as a recalibration signal rather than a complaint. Healthcare and wellness spaces need extra restraint: keep scenting to reception and circulation areas, never treatment rooms, and the practitioner's judgement overrides anything in this guide. The Hotel Collection scents are SOSA's own hotel-inspired interpretations; SOSA is an independent Indian fragrance house, not affiliated with or endorsed by any hotel brand. Ultrasonic systems use the water-based Hotel Collection fragrance; the Vaayu and HVAC systems run waterless nebulising oil - the formats are not interchangeable. WhatsApp consult: +91 96192 18531. ISIPCA
Versailles
A note from Sonal

I have walked into jewellery showrooms lit like museums, bridal boutiques with hand-embroidered walls, furniture floors styled down to the last cushion, clinics with better art than most galleries - and in almost every one of them, the air was an afterthought. Floor polish, packaging cartons, the phenyl from the morning mopping, the workshop or the loading bay drifting forward. The one thing every customer takes in before they see anything is the thing most businesses leave to chance.

I trained at ISIPCA in Versailles, where the world's scent-marketing perfumers learn the craft, and what I build for Indian businesses is the same architecture the global hospitality brands use, whatever you sell: one signature, sized to the space, run on a schedule - so the scent is as reliable as your lighting. A consultation corner may only need reeds; a full floor needs the Vaayu; a venue needs the HVAC systems. If you want it applied to your specific premises, message us on WhatsApp at +91 96192 18531 with the type of space and its approximate size - I read those descriptions myself.

Everything is made or assembled for Indian conditions, supported from Pune - and a part of every order funds girl-child education through Nanhi Kali. Your brand gets a memory; a girl gets a classroom. That equation has always felt right to me.

Frequently asked questions

What if the buyer says it after the viewing, to a colleague or to the seller?
Treat it as identical evidence and slightly more useful, because it was said without any social pressure to be polite. Second-hand feedback about a property's fragrance is if anything more reliable than the version said to your face, since the buyer had no reason to soften it. Do not chase the buyer to explain or to apologise again, which turns a passing remark into an episode. Drop the setting for the next appointment, move the source further inside, start earlier, and write the change down. If the remark came through the seller, tell them plainly what you have changed - sellers care a great deal about how their property is being presented, and a broker who responds to feedback by recalibrating rather than defending is a broker they keep.
The seller wants the flat to smell stronger. How do I handle that?
Explain the logic once, properly, and then hold the line, because this is your professional judgement and it protects their sale. The point to make is the one that governs this whole bank: heavy scent in a property viewing reads as concealment. A buyer who walks into a strongly perfumed flat starts wondering what is being covered up - damp, drains, smoke, pets, the kitchen - and that suspicion does more damage than a neutral flat ever could. The level that works is below the point at which anyone names it, so that the buyer registers a cared-for property rather than a fragrance. Most sellers accept that immediately when it is framed as risk rather than as taste. If they still want more, run their setting and be honest with them about why you would not.
A buyer said it was too strong but their spouse said they liked it. What now?
Switch it off. When two people in the same party disagree about a room's fragrance, the person who finds it too strong decides, every time, because their discomfort is real and the other person's enjoyment is optional. This is not a vote and it is not a negotiation. Say the line, switch it off, open the windows and move on, and if the spouse asks, tell them plainly that you would rather the flat was comfortable for everyone. Afterwards, note it as a genuine data point rather than dismissing it as a split decision, and drop your setting a notch. A level that one adult in a party of two finds too strong is a level that is going to cause the same problem in a party of six.
How do I stop the setting creeping back up over the months I show a listing?
Take the decision out of your own nose, because your nose is going to keep telling you it has faded. Write the number down on the listing sheet on day one, and treat any change as something you make deliberately with a reason rather than because the flat felt quiet on a Tuesday. A machine with a stored schedule and intensity, like the Vaayu at Rs 11,999 with its app and timer, means the setting is a number you can read rather than a dial someone nudged. Then calibrate from outside, never inside: leave the property, wait a few minutes, come back in through the front door and walk your full route. That is the only reading that means anything, and it is free. If the flat is unchanged in your memory but you keep wanting to raise it, that is adaptation, not fading.
Is it ever right to keep the machine running after somebody has objected?
No. There is no version of a property viewing in which continuing to run a fragrance after a person in the room has objected to it is the right call, and there is no commercial argument that survives contact with the situation. The buyer will spend the rest of the appointment thinking about the air rather than the flat, they will remember the exchange more clearly than the second bedroom, and you will have signalled that their comfort is negotiable in a transaction that depends entirely on their trust in you. Off is instant, free and completely reversible. The flat is perfectly viewable with no fragrance in it at all - an aired, clean, quiet property is a respectable outcome, and it is the outcome this page would rather you had than a good setting defended badly.

About this guide: Written by Sonal Sahani, ISIPCA Versailles-trained founder and perfumer at SOSA Home & Body. Product recommendations reflect the SOSA commercial range; the scent-marketing strategy advice applies to any business's systems.

Facts verified August 2026: Ambient scent research consistently associates pleasant, congruent scenting with improved evaluations of a space and its service, longer dwell time and stronger brand recall at moderate effect sizes; congruence (scent matching the setting) and gentle intensity outperform strong scenting in replicated studies, and no scent effect survives poor ventilation, poor cleaning or poor indoor air quality. Olfactory memory is unusually durable: scent-linked brand memories persist and retrieve for years, which is the mechanism behind signature scents. Staff exposure is the design constraint, since employees breathe the fragrance for full shifts: whisper calibration, locked settings and sensitivity accommodations are standard practice, and healthcare and wellness settings call for extra restraint. SOSA systems: alcohol-free reed diffusers from ₹749 for single rooms with no power needed; Sukoon 500ml ultrasonic (₹1,899) and Megh 6L ultrasonic (₹3,499) run the water-based Hotel Collection fragrance (from ₹299; refills from ₹999, 100ml ₹999); SOSA Vaayu (₹11,999) is a waterless cold-air nebulising machine, ~1000m³ coverage, Bluetooth app and timer; SOSA Aangan (₹25,999) and SOSA Meenar (₹38,500) are HVAC nebulising systems for approximately 8,000-10,000 and 12,000-18,000 sq ft respectively. The Hotel Collection scents are SOSA's own hotel-inspired interpretations; SOSA is independent and not affiliated with any hotel brand.
