The building
The question is not how old the building is, it is whether the windows open
It would be easy to write a paragraph here about what buildings in a particular part of the city are like, and it would be invented, so we are not going to. What is worth saying is that the premium stock any broker works with is mixed - some of it is older, with a different construction and services vocabulary, and some of it is recent - and the difference that actually matters to your morning is narrower than the difference in the buildings. It is this: how much ventilation can you get, how fast, without machinery. That matters more than it sounds, because a nose calibrates against whatever it last encountered. The flat is not judged against fresh outdoor air; it is judged against the corridor. Two useful things follow. The first is reconnaissance, and it is free: go and stand on your own landing at the exact time of day your viewings are booked, for two minutes, doing nothing. Brokers walk that corridor so often that they have stopped registering it entirely, which is precisely the wrong state to be in. If what you find varies by the hour - and shared corridors in residential buildings often do - that is scheduling information you can act on. If it is constant, plan around a constant, and if it is a maintenance issue then it is a conversation with the society or the managing committee rather than something you solve with a bottle. The second is restraint, and it is the more important of the two. The instinct when the approach is strong is to make the flat strong enough to overwrite it. Do not. A common corridor is shared property, other residents live off it, and putting fragrance into a space that people pass through daily without asking anyone is a poor decision on its own terms - quite apart from the fact that a scented landing outside one particular door is an odd thing for a buyer to walk past and notice. If the corridor is a genuine maintenance problem, the productive route is the society or the managing committee, who can deal with the cause. If it is simply a shared space that smells like a shared space, treat it as the baseline your flat is compared against and make the flat quieter and cleaner rather than louder. That contrast does more for you than anything you could put in the corridor.
My listing is small. Do I need a machine at all?
Quite possibly not, and we would rather say so than sell you something. Work out the connected volume rather than guessing from the number of bedrooms: a 1,000 sq ft flat at a ten-foot ceiling is 10,000 cubic feet, which divided by 35.3 is about 283 cubic metres, and a 1,400 sq ft flat is 14,000 cubic feet, about 397 cubic metres. Those are small connected volumes, and for a flat like that, reeds from Rs 749 placed three or four days ahead plus the free air work - airing, tracks, traps, cleaning, bin out of the building - is genuinely proportionate preparation. A machine at Rs 11,999 earns its place on the size of the property and on how often you show it, never on what the property is worth. A broker running viewings most weekends in a large flat is a different case from a broker showing a compact one twice.
How do I know if I have overdone it? I cannot smell it any more.
You cannot smell it because you have been standing in it, and that is the whole trap. Olfactory adaptation means your own nose stops registering a constant background within a few minutes, so the person least qualified to judge the level in the flat is the person who prepared it. Two practical checks. Leave the flat entirely, go down to the street, spend five minutes there, and walk back up and in through the front door the way a buyer will - your first two or three seconds are the only honest reading you will get. Better still, get somebody else to do it and ask them one question: can you name it? If they can name the fragrance, it is too strong, because at the correct level a buyer registers that the flat feels cared for and never gets as far as identifying a scent. Under-dose deliberately; that is the recurring advice across this whole bank and it is the one that protects your viewing.
Should every listing I have smell of the same thing?
For a listing, we would keep it neutral rather than signature. There is a real argument for one consistent register across your own office, because that is your brand and repetition is what produces recall - and that is worth doing. A property you are selling is a different situation: the buyer is trying to imagine their own life in those rooms, and a distinctive, memorable, identifiably-yours fragrance quietly puts you in the room instead of them.
