This gets asked as a yes or no question and it does not have a yes or no answer. Both things are true: a property that has been shut needs its air replaced before a buyer arrives, and a property that is actively being scented with a window open is scenting the street. The mistake is not choosing wrong. The mistake is treating it as one decision when it is two, taken in sequence, roughly ninety minutes apart. Open early and wide, then close, then let the flat settle and even out, and only then start the machine.

Should windows be open or closed before a property viewing? Both, in order. The open phase
One open window is ventilation theatre
Air does not leave a room because there is a hole in the wall. It leaves because something pushes it, and in a still flat on a still morning almost nothing does. Open a single window in a three-bedroom apartment and what you get is a shallow exchange in the metre or so nearest the frame while the rest of the flat stays exactly as it was, which is why brokers who open one window for five minutes report, correctly, that it made no difference. Two openings on opposite aspects change the picture completely: now there is a pressure difference and a path, and the flat empties and refills in a matter of minutes rather than hours. Internal doors have to be open for that path to exist, including the bedroom doors nobody thinks to touch and the bathroom doors everybody keeps shut. The other half of the decision is the hour. Ventilation only works if the air you are letting in is better than the air you are letting out, and in an Indian city that is a genuine question rather than a formality: an arterial-road window at eleven in the morning delivers diesel and dust, a west-facing flat in May gets hotter after two in the afternoon, and a monsoon morning at ninety per cent humidity is not a favour to a marble floor or a wooden one. A closed flat concentrates everything, which cuts both ways
The reason you close the windows is the same reason a closed flat goes stale in the first place. Held air concentrates whatever is put into it, so a sealed property accumulates the smell of hot dust, dry drains and still cupboards over a week, and a sealed property also holds a fragrance evenly enough that a buyer walking in experiences one composed atmosphere rather than a series of pockets. You cannot have the second without accepting the first, which is precisely why the open phase has to happen and has to happen first. What you are aiming for after closing is not just a shut flat but an even one. Switch the air conditioning on across the space and give it time, because a hall at 26 degrees and a west bedroom at 34 is not one volume of air - it is two, with a current running between them, and scent follows that current into the wrong half of the property. If a room still reads as too much when you do your last walk-through, turn the machine down or off and leave the windows shut. It is 42 degrees outside. Should I still open the windows?
Yes, but not at two in the afternoon. In peak summer the open phase moves to the earliest slot you can manage - first thing in the morning, or the evening before if you have access - because the point of ventilation is to replace bad air with better air, and at the hottest hour of a May afternoon the air outside is not better. If your viewing is fixed for three in the afternoon, the practical answer is to get there early, air it hard at around midday for half an hour with the fans running, close everything, and then give the air conditioning a full hour to bring the flat down and even out before you scent. In a genuinely hot flat the cooling is doing more for the buyer's first impression than the fragrance is, and it also changes how the fragrance behaves, because warm air holds and carries volatiles very differently from cooled air.

Then be selective rather than binary. Almost every apartment has a quieter aspect - a rear bedroom, a utility balcony, an internal corridor window - and cross-ventilation needs two openings, not eight. Use the two quietest ones, keep the road-facing windows shut throughout, and lean harder on the settle phase afterwards so the flat is cool and still by the time the buyer arrives. If the property genuinely has no quiet aspect, do the exchange earlier in the day when traffic is thinner, and accept a shorter open phase. Should the balcony door be open when the buyer walks in?
Closed at the moment of arrival, opened deliberately during the viewing. A buyer's first breath should be of a settled, composed flat, and an open balcony door in the entrance sequence pulls that composure straight outside. But a balcony is usually one of the things you are selling, and walking a buyer over to open the door yourself is a good moment in a viewing - it introduces the view, the light and the outside air as a deliberate act rather than as background. So keep it shut while the air is settling and while they take in the hall, then open it when you get there. If it is a large sea-facing or garden-facing opening that stays open for most of the viewing, put the machine at the opposite end of the flat and accept that the balcony end will read as fresh air rather than as fragrance, which is not a loss.
Does opening the windows remove the fragrance I put in last time?
Largely, and that is the correct behaviour rather than a problem.
