A viewing kit for one property is a list of things. A kit for three properties in a day is a logistics problem, and it fails in a completely different way: not because you forgot the bulbs, but because the bulbs are in the boot and you are on the fourteenth floor, or because the only extension lead is still plugged in at the last flat. The fix is to stop thinking of it as one bag and start thinking of it as three tiers - what lives permanently at each property, what lives in the car, and the one thing that travels to exactly one address that day.
Quick answers — read this first
What does a broker need to carry when showing three properties in one day? Organise it in three tiers rather than one bag. Tier one lives permanently at each property: a reed diffuser from Rs 749, a spare bulb in the right colour temperature, a doormat, a cloth. Tier two lives in the car boot and travels all day: microfibre cloths, a neutral surface spray, a one-litre bottle of water for the floor traps, bin bags, spare LED bulbs in both common fittings, a five-metre extension lead, a two-pin adaptor, a torch, two door wedges, shoe covers, the printed floor plans and the society passes. Tier three travels to exactly one address: the SOSA Vaayu at Rs 11,999, boxed and upright, with the fragrance capped.

Why should some of the kit stay at the property instead of being carried? Because carrying is the expensive part of a three-property day and duplication is cheap. A reed diffuser left at a listing is at level whenever you unlock the door and needs no socket, no lead time and nobody to switch it on, which is the whole reason it belongs in tier one. The same logic applies to a spare bulb and a doormat: they cost a few hundred rupees each and they remove a trip to the car. Anything that is cheap, small and specific to one property should live there. Anything expensive, shared or that you would notice missing travels with you.

How do you plan the timings for three viewings in one day? Backwards from each appointment, and with the travel counted honestly. A property needs you present roughly ninety minutes before: thirty to ventilate and clean, then closed up with the machine running for forty-five minutes to an hour so the air is even rather than actively scenting at the door. Pack-down with equipment is ten to fifteen minutes. Add thirty-five to sixty minutes of city traffic between buildings on a weekend and the arithmetic usually shows that one carried machine can only prepare one of the three properly. Give it to the listing that matters and place reeds at the others in advance.
The short answer
Short answer: Organise a three-property day in three tiers. Tier one stays at each listing: a reed diffuser from Rs 749, a spare bulb, a doormat. Tier two lives in the car boot all day: cloths, neutral surface spray, a litre of water for the floor traps, bin bags, spare LED bulbs in both fittings, a five-metre extension lead, a two-pin adaptor, a torch, door wedges, shoe covers, floor plans and society passes. Tier three travels to one address only: the Vaayu at Rs 11,999, boxed and upright, fragrance capped, because only one property gets the ninety minutes it needs. Keep fragrance oil and reed bottles out of a hot car boot. Never carry aerosols, gel pots, incense or candles. WhatsApp +91 96192 18531.
The pick: the SOSA Vaayu (₹11,999) for premises to ~1000m³; reeds from ₹749 for a single room; cabin systems from ₹1,899; HVAC from ₹25,999.

Commercial scent marketing - at a glanceStep 1 - customers judge your premises in the first breath, before a wordStep 2 - one signature = premium feel, longer visits, brand recallStep 3 - size the system: Vaayu ₹11,999 covers most commercial floorsSingle rooms - reeds ₹749 · large premises - HVAC to ₹38,500Scheduled, hands-off · WhatsApp consult available
Every customer-facing space hosts two audiences at once: the customer who forms an opinion in a single visit, and the staff who breathe that air for eight hours. Commercial scenting serves both with one move - a single refined fragrance, held evenly from the entrance to the far end of the floor, running on a schedule nobody has to remember. Customers experience it as "this brand has itself together"; the team gets premises that smell composed from opening to close.
Straight answer
What should actually be in my kit if I am showing three properties in one day?
Three tiers, and the discipline is deciding which tier each item belongs to. Tier one - what lives at the property, permanently. A reed diffuser from ₹749 on the entrance console or in the guest bathroom, already at level whenever you unlock the door. One spare LED bulb in the same colour temperature as the rest of the flat. A doormat. A folded cloth in a drawer. These are cheap, they are specific to that address, and every one of them is a trip to the car you do not make. Tier two - what lives in the boot and travels all day. Three microfibre cloths and a neutral surface spray. A hand brush and bin bags. A one-litre bottle of water for the floor traps, refilled at every property. Two or three spare bulbs in one colour temperature and both common fittings. A five-metre extension lead and a two-pin adaptor, because the only socket is always behind the sofa. A small torch for meter cupboards and service balconies. Two door wedges. Shoe covers. Printed floor plans, society passes and the keys, labelled. Tier three - what travels to exactly one address. The SOSA Vaayu (₹11,999) in its own rigid box, upright, with the fragrance capped before it goes in rather than after. It goes to the one property that gets the full ninety minutes, because lead time cannot be spent twice. The four rules that hold the kit together. One: restock on Sunday night, never on the morning of a viewing. Two: duplicate the cheap consumables so nothing is a single point of failure - two bottles of water, two packets of cloths. Three: keep fragrance oil and reed bottles out of a closed car boot in summer; bring the box into the cabin or into the flat. Four: the things that must never be in the kit at all are aerosol room spray, plug-in gels, incense and scented candles, all of which read as masking and the last of which is an open flame in a property you are liable for. Ventilate, clean and fix the source before anything is added anywhere. WhatsApp +91 96192 18531 with your Saturday route. One line: three tiers - reeds and a spare bulb live at each property, the cleaning and power kit lives in the boot, and the machine travels to exactly one address that day. Three tiers: what stays, what travels, what travels once

Three parts: how to sort a kit by tier rather than by category, what a real three-property Saturday looks like with the kit in it, and what a car boot does to the things you leave in it.

Why this works
A kit sorted by where it lives, not by what it is
1Tier one stays at the flat: reeds from Rs 749, a spare bulb, a doormat, a cloth2Tier two lives in the boot: cloths, spray, water for traps, bulbs, lead, torch3Tier three travels once: the Vaayu Rs 11,999, boxed upright, fragrance capped4Restock Sunday night, duplicate the cheap things, keep oil out of a hot boot
The commercial standard: the SOSA Vaayu at ₹11,999 - waterless, app-scheduled, ~1000m³ coverage. Single rooms start on reeds from ₹749.
1
The tiers
Sort every item by where it should live, not by what it does
The standard viewing kit is written as an inventory, and an inventory is the right format when you are preparing one property. Across three, the question changes from what do I need to where should it be when I need it, and that reorders everything. Tier one is anything cheap, small and specific to one address, which should simply live there: a reed diffuser from ₹749, a spare bulb matched to the flat's colour temperature, a doormat, a cloth in a kitchen drawer. Duplicating a ₹749 reed across three listings costs about two thousand rupees once and removes it from your Saturday permanently, which is a better trade than it looks. Tier two is anything shared, reusable or too expensive to triplicate: the cleaning kit, the water bottle for the traps, the bulb box, the extension lead, the adaptor, the torch, the wedges, the shoe covers, the paperwork. This lives in the boot in one container that comes out at every stop, not in three carrier bags that migrate. Tier three is the machine, and it is a tier of one because that is what the timing allows: a Vaayu (₹11,999) needs a live socket and an hour of lead at whichever property it is in, and you can only give that to one address a day. The test for any new item is a single question - would I rather carry this three times or buy it three times? Anything under a thousand rupees generally fails that test and belongs in tier one.
Tip: would you rather carry it three times or buy it three times? Under a thousand rupees, buy three and leave them there.
2
The day
The Saturday with the kit written into it
Put the tiers into a real schedule and the shape becomes obvious. Property A at 11:00 is the one that matters, so it gets the machine. You arrive at 09:30 with the boot container and the machine box. Windows and balcony doors open, the flat cross-ventilates while you work. Water down every floor trap, wipe the surfaces the buyer will touch, check every bulb against the box in the boot, wedge the doors you want open, drip trays checked, air-conditioning started. At 10:05 you close up, stand the machine on the console a few metres inside the entrance with the lead run behind the furniture, and switch it on low. At 10:50 you go down to the landing and walk back in cold to judge the level. Buyer at 11:00, done by 12:05, and the pack-down is where a three-property day either works or unravels: cap the bottle, box the machine, retrieve the extension lead, retrieve the door wedges, retrieve the water bottle, count the keys. The retrieval list is the part everybody skips, and an extension lead left plugged in behind a sofa in Property A is discovered at Property C at four in the afternoon. Property B at 13:00 gets the boot container and the reeds that have been there since Wednesday - no machine, because you will arrive at or after the appointment and a cold start at the door is worse than nothing. Property C at 15:30 gets the same, plus whatever ventilation the gap allows. Three properties prepared, one of them fully. That is an honest Saturday and it is a good one.
3
The boot
What a car does to a kit, and the Sunday night that fixes it
Two things degrade a viewing kit, and both are invisible until the moment they cost you. The first is heat. A closed car boot in an Indian summer afternoon runs far hotter than the cabin, and fragrance oil, reed diffuser bottles and anything with a screw cap should not spend a working Saturday in it. Reeds in particular are designed for a sheltered indoor surface, not for a boot at fifty degrees with a jerry can rolling into them. Carry oil and reed stock in a rigid box, bring it into the cabin on long legs, and take it into the property with you rather than leaving it baking while you show a flat. The second is entropy. A kit degrades one item at a time, and it always degrades in the same direction: the water bottle is empty because you used it at the last property, the cloths are dirty, the bulb you took out on Sunday was never replaced, the spray is finished. The only fix that works is a fixed restock slot - Sunday night, or whichever evening precedes your viewing days - where the container is emptied onto a table, refilled and closed. Never restock on the morning of a viewing; you will be doing it in a hurry, in the car, with a buyer already on their way. And the exclusion list is worth repeating because it never changes: no aerosol room spray, no plug-in gels or gel pots, no incense, no scented candles. Sweet and food-adjacent fragrance in any format belongs on the same list. All of them read as masking, and a candle adds an open flame in a property you are liable for. The full inventory version of the kit, including what a single-property day needs, is on the viewing kit page.
Tip: restock on a fixed evening, never on the morning of a viewing - a kit assembled in a hurry is a kit with the water bottle already empty.
The SOSA principle
Across three properties the question stops being what do I need. It becomes where should it already be.
Cheap and property-specific things live at the property. Shared and expensive things live in the boot. The machine travels to exactly one address, because that is all the lead time you have.

Read this with the set-up friction of back-to-back viewings in different buildings, which is where the one-address rule comes from, and whether to carry one machine or leave one in each listing, which is how the kit gets lighter permanently. Then running a machine all day through a weekend block. For the single-property inventory, building a viewing kit; for the end of the day, a realtor's pack-down routine after a viewing; and for the ninety minutes themselves, the air checklist before a buyer arrives.

The SOSA commercial edit

Whatever your business sells, the system logic is the same: one signature, sized to the space, scheduled so it never depends on anyone's memory. A single small room or a consultation corner can sit happily on reeds with no power at all; a customer-facing floor wants the Vaayu; a venue or a flagship wants HVAC. Every SOSA system is supported from India, and the Hotel Collection blends - SOSA's own hotel-inspired interpretations - run across the powered ones. A portion of every order supports girl-child education through Nanhi Kali. Here is the full commercial range.

Honest notes for business owners: scenting compounds a well-run premises and rescues nothing. Ventilation, air-conditioning and cleaning come first, and fragrance never substitutes for hygiene or air quality - if the air is stale, damp or smoky, fix that at the source before any scent goes in. The people most exposed to the fragrance are not your customers but your STAFF, who work eight-hour shifts in it, which is why whisper calibration and locked settings are standard on every SOSA commercial install, and any staff sensitivity report should be treated as a recalibration signal rather than a complaint. Healthcare and wellness spaces need extra restraint: keep scenting to reception and circulation areas, never treatment rooms, and the practitioner's judgement overrides anything in this guide. The Hotel Collection scents are SOSA's own hotel-inspired interpretations; SOSA is an independent Indian fragrance house, not affiliated with or endorsed by any hotel brand. Ultrasonic systems use the water-based Hotel Collection fragrance; the Vaayu and HVAC systems run waterless nebulising oil - the formats are not interchangeable. WhatsApp consult: +91 96192 18531. ISIPCA
Versailles
A note from Sonal

I have walked into jewellery showrooms lit like museums, bridal boutiques with hand-embroidered walls, furniture floors styled down to the last cushion, clinics with better art than most galleries - and in almost every one of them, the air was an afterthought. Floor polish, packaging cartons, the phenyl from the morning mopping, the workshop or the loading bay drifting forward. The one thing every customer takes in before they see anything is the thing most businesses leave to chance.

I trained at ISIPCA in Versailles, where the world's scent-marketing perfumers learn the craft, and what I build for Indian businesses is the same architecture the global hospitality brands use, whatever you sell: one signature, sized to the space, run on a schedule - so the scent is as reliable as your lighting. A consultation corner may only need reeds; a full floor needs the Vaayu; a venue needs the HVAC systems. If you want it applied to your specific premises, message us on WhatsApp at +91 96192 18531 with the type of space and its approximate size - I read those descriptions myself.

Everything is made or assembled for Indian conditions, supported from Pune - and a part of every order funds girl-child education through Nanhi Kali. Your brand gets a memory; a girl gets a classroom. That equation has always felt right to me.

Frequently asked questions

Is it worth buying three reed diffusers rather than moving one between listings?
Almost always, and it is the cheapest decision on this page. A reed diffuser from Rs 749 works by building slowly in a sheltered space, which means a bottle moved between properties on the morning of a viewing is doing nothing useful at any of them - it has not been anywhere long enough. Leave one at each listing and it is at level whenever you unlock the door, with no socket, no lead time and nothing to switch on. Three at Rs 749, Rs 799 and Rs 799 is Rs 2,347, which is a small line against the value of what you are marketing and a permanent removal of three items from your Saturday. Replace them when they stop performing, and take them with you when the mandate ends.
Do I need an extension lead in the kit if the machine only goes to one property?
Yes, and it is the item brokers regret leaving out most often. The socket you want is almost never where you want the machine: the console table a few metres inside the entrance, on the airflow path and out of the buyer's eye line, is frequently the one surface in the flat with no power near it, and in a vacant property half the switchboards have something already plugged into them or are behind a piece of covered furniture. A five-metre lead plus a two-pin adaptor solves that in thirty seconds. Run it behind furniture and along a skirting rather than across an open floor, especially in an open house, and take it with you at pack-down - a lead left plugged in at the first property of the day is the most common single-item loss in this business.
Should the kit include cleaning materials, or is that the housekeeper's job?
Both, and the kit exists for the gap between them. A property should be professionally cleaned before it goes to market and touched up before a viewing block, and none of that is a broker's job. What the kit covers is the twenty minutes of reality that happens anyway: dust on a console since Thursday, a smudged glass door, a dry floor trap in a bathroom nobody has used in a fortnight, a cobweb in a corner of a service balcony, a bulb that failed since the last visit. Three cloths, a neutral surface spray, a bin bag and a litre of water handle all of it. Keep the spray genuinely neutral rather than heavily perfumed, because a strongly scented cleaner applied twenty minutes before a viewing is its own kind of masking signal and it fights whatever register you are running.
How do I keep track of what is in which property?
Write it down per address, once, and keep it with the floor plan rather than in your head. A three-line note for each listing - reed placed on this date and where, spare bulb type, doormat, whether the machine is resident here - is enough, and it does two jobs. It tells you what you do not need to carry on Saturday morning, and it becomes the retrieval list when the property sells or the mandate ends, which is when equipment usually goes missing. If you have a machine resident in one listing, that note is also where the owner's written consent should be recorded, along with who you told at the society and where the unit is plugged in. It takes five minutes to set up for a whole portfolio and it saves the conversation you do not want to have at handover.
Can I run the machine at two properties in one day if they are in the same building?
Yes, and that is the one case where the arithmetic genuinely works. Two flats in the same building or the same complex collapse the travel term to almost nothing, so a viewing that ends at 12:05 in one tower can have the machine set up and running in another by 12:20, giving the second property a real forty to fifty minutes of lead before a 13:00 appointment. That is a proper preparation rather than a cold start. What still has to be true is a live socket at the second flat and enough time to have ventilated it, which usually means opening it up before the first viewing rather than after. Sequence the two so the flat that needs the most airing is opened first. WhatsApp us on +91 96192 18531 with the two floor plans and the appointment times if you want a second opinion on the timing.

About this guide: Written by Sonal Sahani, ISIPCA Versailles-trained founder and perfumer at SOSA Home & Body. Product recommendations reflect the SOSA commercial range; the scent-marketing strategy advice applies to any business's systems.

Facts verified August 2026: Ambient scent research consistently associates pleasant, congruent scenting with improved evaluations of a space and its service, longer dwell time and stronger brand recall at moderate effect sizes; congruence (scent matching the setting) and gentle intensity outperform strong scenting in replicated studies, and no scent effect survives poor ventilation, poor cleaning or poor indoor air quality. Olfactory memory is unusually durable: scent-linked brand memories persist and retrieve for years, which is the mechanism behind signature scents. Staff exposure is the design constraint, since employees breathe the fragrance for full shifts: whisper calibration, locked settings and sensitivity accommodations are standard practice, and healthcare and wellness settings call for extra restraint. SOSA systems: alcohol-free reed diffusers from ₹749 for single rooms with no power needed; Sukoon 500ml ultrasonic (₹1,899) and Megh 6L ultrasonic (₹3,499) run the water-based Hotel Collection fragrance (from ₹299; refills from ₹999, 100ml ₹999); SOSA Vaayu (₹11,999) is a waterless cold-air nebulising machine, ~1000m³ coverage, Bluetooth app and timer; SOSA Aangan (₹25,999) and SOSA Meenar (₹38,500) are HVAC nebulising systems for approximately 8,000-10,000 and 12,000-18,000 sq ft respectively.
