A home you live in is scented for you: to your taste, at a level you enjoy, and it is allowed to be distinctive precisely because it is yours. A home you are selling is scented for a stranger who has to be able to imagine their own life inside it, which means neutral, quiet and impersonal - the olfactory equivalent of taking down the family photographs. Almost every mistake a broker makes with fragrance in a listing comes from applying the first brief to the second job. A signature scent is an asset in a home somebody lives in and a liability in a home somebody is trying to sell, and the more beautiful and more recognisable it is, the more it works against you.

The test is not what you think standing in the hall at eleven. It is what you think stepping back in from outside the front door after sixty seconds away - and if you can name a fragrance on that walk-in, turn it down.
