Here is a page that mostly tells you not to buy anything. A buyer watching your walkthrough from Dubai, Singapore or New Jersey at eleven at night their time is receiving light and sound through a phone. That is the entire channel. Fragrance contributes nothing whatsoever to a remote viewing, and running a machine before a video call is money and forty minutes spent on a sense the buyer does not have access to. What does travel down that phone is worth taking seriously, because for an NRI buyer the call is often the only viewing until they land - and when they do land, they will see six flats in two days, which is where the air starts mattering again.

Does scenting a property help on a video-call viewing? No. A video call carries picture and sound and nothing else, so a buyer watching from another country cannot detect a fragrance under any circumstances. It is worth stating the limitation precisely rather than gesturing at it, because half the presentation advice a broker receives quietly ignores it. A video call transmits a compressed image and a compressed audio stream. The pattern is familiar to anyone who works with overseas buyers. They land with ten to fourteen days, half of which belong to family, and they compress the property work into two or three afternoons: five to eight flats, often three or four in a single afternoon, usually with a spouse and one or both sets of parents, in heat and jetlag, having eaten at the wrong times all week. Then they fly home and decide from memory, sometimes weeks later, against a shortlist that has blurred into two or three impressions. That is the specific condition in which the air in your listing has a job. Is a live video call better than a recorded walkthrough for an overseas buyer?
Do both, because they serve different people. The live call lets the buyer direct you - open that cupboard, go back to the balcony, show me the ceiling in the second bedroom - and that interactivity is the only thing a remote viewing has going for it. The recorded walkthrough matters because the decision is rarely one person's: a parent in another city, a spouse on a different shift, a brother who handles the family's property decisions. A recording can be watched by all of them at their own convenience and rewatched a month later when the shortlist has blurred. Record the same route you walk live, keep it under about eight minutes, and narrate it as carefully as you would on the call. The flat is vacant and echoes badly on video. What can I do about it?
Accept some of it and reduce the rest. Should I scent the flat before recording a video walkthrough, for the shoot itself?
