Pet smell in a listing is a cleaning problem, not a fragrance problem, and no diffuser at any price on this website will fix it. The order that works is: deep clean the soft surfaces where the animal actually lives, ventilate hard, get the animal and its tray or bed out of the property for the appointment if the owner can arrange it, and only then scent, lightly. Do it the other way round and you produce a scented pet smell, which buyers identify within about four seconds and read, correctly, as concealment. It is the single most common way a broker makes a well-kept home with a dog in it smell worse than it did before they arrived.

The addresses

Brokers describe this as the flat smelling of dogs, which is accurate as an experience and useless as an instruction, because it points at the whole property instead of at the six or seven objects doing the work. Go through it physically. The rug is usually the largest single reservoir in the room and the hardest to clean in place. They do not forgive being managed. Assume they are being honest, because they almost certainly are - people adapt completely to the smell of their own home and of their own animals within a fortnight, which is why owners are the last people in the building who can assess this. Do not argue the point and do not ask them to smell it, because they cannot. And the tray's location gets reconsidered for the marketing period: a tray in a utility area or a service balcony with the door closed is a different proposition from a tray in the guest bathroom, which is a room every single buyer will open.
