It happens like this. You reach the listing eight minutes before the appointment because the previous viewing over-ran. The flat has been shut since Thursday and smells of it. You put the machine on the console table just inside the front door, plug it into the only socket you can see, and turn it up, because there is not much time and the flat needs help. Four minutes later the buyer comes out of the lift. Almost everything about that sequence works against you, and the fact that it is the most common way a scent machine gets used in Indian property is why it is worth taking apart properly.

Distribution is made of time and air movement, not output
This is the part worth internalising, because everything else follows from it. A nebulising machine puts fragrance into the air immediately in front of it. Getting that fragrance to the far end of a property is not something the machine does - it is something the property's air does, over time, by circulation. What a buyer concludes from a descending scent gradient
A buyer walking through a cold-started flat gets a very specific sequence: a noticeable smell in the doorway, less of it in the living room, none of it in the back bedroom. Nobody has to think about this consciously for it to register. The pattern of strongest-at-the-entrance is the signature of something applied, and applied things in a property viewing invite one question, which is what the application is for. That is the concealment reading, and it is the most damaging thing scenting can do to a listing - a buyer who starts wondering whether there is damp, smoke, a drain or a pet behind the fragrance will look harder at everything for the rest of the appointment, and you will have paid money to make them suspicious. It is worth being precise about the asymmetry here: a property that smells of nothing costs you very little, while a property that smells of concealment costs you the buyer's trust in everything else you say about it. That asymmetry is the entire argument for under-dosing deliberately, and it is why every honest answer on this subject points in the same direction. The scenting that works in a viewing sits below the level at which a buyer would name it - they should feel the place is looked after, not detect a fragrance. The over-correction
The opposite mistake, made by brokers who have read the first half of this
Having been told to start earlier, a certain number of people conclude that earlier is unboundedly better and leave a machine running in a listing overnight or across several days between viewings. That is the other end of the same error. In a small closed flat, days of continuous running saturates whatever soft material exists, the register loses its top and settles into its base, and the property starts smelling of a diffuser rather than of a register - flat, heavy and unmistakably a product. In a furnished flat the curtains and upholstery hold it for far longer than you would expect, so the correction is slow. Earlier means an hour or two, not a week. The workable pattern for a listing you show repeatedly is a scheduled window rather than continuous operation: on before the first appointment of the day, off after the last, at a setting low enough that you cannot detect it yourself after the first minute inside. Is it really that obvious to a buyer? They have never been in the flat before.
They have never been in that flat, but they have been in hundreds of rooms, and the nose is unusually good at one specific task: detecting change and gradient. A buyer does not need a baseline for the property to notice that the air is strongest in the doorway and absent at the back, because the comparison they are making is between rooms within the same visit rather than against a memory. That within-visit gradient is the tell, and it is the one thing a cold start guarantees. The steady, low, everywhere version is hard to notice precisely because there is no gradient to detect - and it is worth remembering that the goal is not for the buyer to like the smell, it is for them to not have a thought about the smell at all.
I show four or five properties in an afternoon. The ninety-minute version is impossible.
Then be honest about which listing gets the machine. Carrying one unit between buildings means set-up, pack-down and a live socket at each, and the arithmetic only works if you have keys, access an hour ahead and a run of appointments in one place. For a broker with several active premium listings the more practical arrangement is usually to leave the machine in the primary listing on a schedule and use reed diffusers from Rs 749 in the others, placed once and left. What if the property genuinely smells bad and I need to do something before the buyer arrives?

Open the property, take the bins out, run water down every floor trap and the kitchen sink, check the fridge and the washing machine, and if the smell is still there after all of that, it has a physical source and it needs finding. Damp, a leak, a drainage fault, smoke damage or a problem in the building's common areas are property conditions, not presentation problems: they belong in a conversation with the seller, in a repair, and in whatever disclosure your professional obligations require. Layering fragrance over a genuine defect does not remove it, produces a worse smell than the original, and puts you on the wrong side of a line no commission is worth. If the flat is not showable today, the honest move is to move the appointment.
Does turning the machine off before the buyer arrives mean the scent disappears?
No, and this is the part people find counter-intuitive. Once a property has been brought to an even low level over an hour or more, that level persists for a good while with the windows shut, particularly in a furnished flat where curtains, rugs and upholstery hold and slowly release it. Switching off twenty minutes before the appointment does not empty the flat, it stops adding - which is exactly what you want, because a buyer should meet air that is settled rather than air that is being worked on. How do I know what the right low setting is for my listing?
Test it on a day with no appointment, which almost nobody does and which takes one morning.
