Two things about this brief change the work, and neither of them is the fragrance. A villa in a gated community has something an apartment does not: a genuine approach. The buyer's car turns in at a gate, moves along a road and a driveway, stops, and the party walks the last stretch to a porch and a front door. Anything volatile leaves an open surface faster when the surrounding air is warm, dry and moving, and slower when it is cool, humid and still. A fragrance level is therefore not a fixed thing you set once - it is a rate, and the rate changes with the weather. Can I put a diffuser in the porch so the party smells something as they arrive?
It will not work and the money is better spent on the things that do. A porch, a driveway and a gate are outdoor air: they are renewed continuously by whatever the wind is doing, and a machine rated for an enclosed volume cannot build or hold a level in them. What you would achieve is a scented pocket about a metre across that the party walks past in two seconds, plus a visible device at the entrance drawing attention to an intervention you would rather nobody noticed. Spend the effort on the approach itself, because an approach genuinely repays attention: the drive swept and unstained, leaf litter cleared, planting watered in the morning, bins and maintenance items out of the sightline, the lawn cut the day before, the porch light warm and working, the front door wiped and the handle polished, and the drainage points checked with your nose. Then the step across the threshold into a house with settled, clean, quietly scented air does the job you were hoping the porch would do - and it does it at the moment the party is paying the most attention.
The visit is booked for two hours. Should I scent more heavily so it lasts?
No. Turn it down instead, which is genuinely counter-intuitive and genuinely right. A machine running at a set level does not deplete a room over two hours - it holds a steady state, which is the entire reason a continuously running source beats a spray. What does change over two hours is the visitor, because exposure accumulates: a level that reads as pleasant in the first minute can read as heavy by the fortieth, and a long appointment is exactly the situation where an over-set machine gets noticed and named. There is also the format to consider. A private appointment is a small, quiet, attentive occasion where the party is talking, listening, measuring things and making a very large decision, and anything in the room that keeps asserting itself is a distraction from the light, the volume and the layout they are actually there to assess. Set it lower than you would for a fast weekend viewing, start it 45 to 60 minutes ahead so the air is settled rather than actively dosed, and judge it by walking in cold from outside rather than from inside the house, where your own nose adapted twenty minutes ago.
Should I prepare the whole villa or only the rooms the party will walk through?
Prepare all of it and scent the main connected volume, and that split is the whole answer. The advice to scent only the buyer's route is written for a fast viewing where somebody is in and out in fifteen minutes, and it is sound in that context. A private appointment is not that. The party opens wardrobes, runs taps, goes into the store, the utility, the pantry, the basement and the plant room, walks the terrace and looks behind doors, and every one of those rooms is a place a bad smell can be sitting undisturbed - a dry floor trap, a store that has been shut for a year, a fridge switched off with something inside, a bin left in a service area. The preparation for all of that is free: air it, empty it, clear the traps, wipe it, take the rubbish out of the building. The guest bathrooms smell of drains when the house has been shut. Why here in particular?

The fix costs nothing and takes ten minutes: a jug or a bucket of water down every trap, every shower and every basin on the morning of the appointment, and again if the house sits closed for another week. Make it a habit rather than a reaction. If the smell is still there once the seals are full, you have a plumbing issue rather than a housekeeping one, and that is a matter to investigate, repair and disclose. Fragrance never fixes a defect, and using it that way is the one thing we would ask you never to do.
Which register suits a large villa for a daytime appointment?
