Every broker who shows premium property eventually assembles some version of this bag, usually badly and usually one forgotten item at a time: the Saturday you needed a bulb, the Sunday the only socket was behind the sofa, the morning the bathroom smelt of the drain and there was nothing to pour down it. A viewing kit is not a luxury; it is the difference between arriving ninety minutes early with a plan and arriving ninety minutes early to discover what you do not have. Here is what is genuinely worth carrying, what order it comes out of the bag in, and the four things that should never be in it.
Quick answers — read this first
What should a property broker carry to a viewing? One bag that lives in the car boot and gets restocked on a Sunday, not assembled the morning of the appointment. The useful contents are three microfibre cloths and a neutral surface spray, a hand brush, bin bags, a one-litre bottle of water for the drain traps, two or three spare LED bulbs in one colour temperature and both common fittings, a five-metre extension lead and a two-pin adaptor, a small torch for meter cupboards and service balconies, two door wedges, shoe covers, and the air kit: reed diffusers from Rs 749 for the flats you cannot reach early, or a SOSA Vaayu at Rs 11,999 for the listing you are working on that day. Add the printed floor plan and society passes, and the checklist itself.

What should a broker never carry to a viewing? Four things. Aerosol room spray, because it spikes and vanishes and is almost always applied at the moment a smell appears, which is the pattern a buyer reads most accurately as masking. Plug-in gels and gel pots, for the same reason at a lower volume. Incense or agarbatti in a closed flat, which is heavy, unmistakable and reads instantly as covering something. And scented candles, which add an open flame in a property you are liable for and which no broker should be lighting in an empty flat, whatever it does for the photographs. Sweet and food-adjacent fragrance in any format belongs on the same list: it reads as masking rather than as maintenance.

How do I carry a scent machine between properties? Upright, closed and packed, not loose in a boot. A SOSA Vaayu holds a 400ml tank and is freestanding by design, so it travels well in a padded sleeve or a small hard case with its DC 12V adaptor kept with it rather than in a different bag. Two practical points brokers learn the hard way: the machine is mains powered rather than battery, so a live socket at the property is not optional, and the socket is almost never where you want the unit to stand, which is why the five-metre extension lead is the most-used item in the whole kit. Set the unit down on the entrance console or a shelf near the middle of the connected space, not on the floor at the door.
The short answer
Short answer: A broker's viewing kit lives in the boot and is restocked weekly: microfibre cloths and neutral spray, hand brush and bin bags, a one-litre bottle for the drain traps, spare LED bulbs in one colour temperature in both common fittings, a five-metre extension lead and adaptor, a torch, door wedges, shoe covers, floor plan and passes. The air half is reeds from Rs 749 left in the flats you cannot reach early, or a Vaayu at Rs 11,999 (mains powered, waterless, app and timer) for the listing you are showing that day, with ultrasonic registers from Rs 299 where a Sukoon at Rs 1,899 makes more sense. Never carry aerosol spray, gel pots, incense or candles. WhatsApp +91 96192 18531.
The pick: the SOSA Vaayu (₹11,999) for premises to ~1000m³; reeds from ₹749 for a single room; cabin systems from ₹1,899; HVAC from ₹25,999.

Commercial scent marketing - at a glanceStep 1 - customers judge your premises in the first breath, before a wordStep 2 - one signature = premium feel, longer visits, brand recallStep 3 - size the system: Vaayu ₹11,999 covers most commercial floorsSingle rooms - reeds ₹749 · large premises - HVAC to ₹38,500Scheduled, hands-off · WhatsApp consult available
Every customer-facing space hosts two audiences at once: the customer who forms an opinion in a single visit, and the staff who breathe that air for eight hours. Commercial scenting serves both with one move - a single refined fragrance, held evenly from the entrance to the far end of the floor, running on a schedule nobody has to remember. Customers experience it as "this brand has itself together"; the team gets premises that smell composed from opening to close.
Straight answer
What should actually be in a broker's viewing kit, and in what order do I use it?
Build the bag once, then run it in a fixed order. 1. The bag. One tote or hard case that lives in the boot and is restocked on a Sunday. A kit you assemble on the morning of a viewing is a kit that is missing something. 2. Cleaning and air, which come out first. Three microfibre cloths, a neutral surface spray, a hand brush and dustpan, bin bags, and a one-litre bottle of water. The bottle is for the floor traps and basin traps, which dry out in a vacant flat and let drain air back in - the single most common vacant-property smell and the one thing on this list that costs nothing. 3. Light. Two or three spare LED bulbs in ONE colour temperature, in both common Indian fittings, plus a five-metre extension lead and a two-pin to three-pin adaptor. A flat with two dead downlights and three different shades of white reads as neglected before anyone has taken a breath. 4. The machine or the reeds. A SOSA Vaayu (₹11,999) in a padded sleeve with its DC 12V adaptor, stood on the entrance console or a shelf and started at a low setting the moment you arrive, so the air is even and settled by the time the buyer rings. Or reed diffusers (from ₹749) placed on a previous visit in the listings you cannot reach early. Where a flat has a live socket and you control access, a Sukoon (₹1,899) with a water-based Hotel Collection register (from ₹299) is the low-cost middle. 5. Order of operations. Unlock and open up, water down every trap, start the machine low, then clean, then light, then curtains and beds, then pack your own bag away out of sight before the buyer arrives. 6. Never in the kit. Aerosol room spray, gel pots and plug-ins, incense, and scented candles - the last because an open flame in a property you are liable for is not a presentation decision. WhatsApp +91 96192 18531 with the size of the flats you show. Made in India; a portion of every order supports girl-child education through Nanhi Kali.
One line: cloths, a jug for the traps, matched bulbs, a five-metre extension lead, shoe covers, and the air half - reeds from ₹749 placed days ahead or a Vaayu at ₹11,999 started low on arrival. Registers from ₹299. No sprays, no candles. WhatsApp +91 96192 18531.
The commercial standard most businesses choose: the SOSA Vaayu - waterless cold-air scenting to ~1000m³, Bluetooth app and timer, one signature on schedule - at ₹11,999. What goes in the bag, and the order it comes out

Three parts: the items that earn their place in the boot, the sequence they come out in, and the short list of things that make a viewing worse rather than better.

Why this works
The kit that survives contact with an actual Saturday
1One bag in the boot, restocked weekly - never assembled on the morning itself2Cloths, bin bags, a one-litre bottle for the drain traps, a hand brush, a torch3Matched bulbs in one colour temperature, a five-metre lead, a two-pin adaptor4Air last: reeds from Rs 749 placed early, or a Vaayu at Rs 11,999 started low
The commercial standard: the SOSA Vaayu at ₹11,999 - waterless, app-scheduled, ~1000m³ coverage. Single rooms start on reeds from ₹749.
1
The contents
Everything in the bag earns its place by a Saturday you remember
Nothing on this list is theoretical; each item is in the bag because a viewing went badly without it. The three microfibre cloths and the neutral surface spray are there because buyers touch things - the entrance console, the windowsill, the balcony rail, the kitchen counter - and a dusty fingertip at the front door sets the tone for the next twenty minutes. The one-litre bottle of water is for the floor traps, basin traps and the washing-machine outlet, which lose their water seal in an unoccupied flat and let drain air back in through the bathroom; it is free, it takes ten minutes, and it solves more vacant-flat smells than anything you can buy. The spare bulbs matter more than most brokers expect: not just that every fitting works, but that they are all the same colour temperature, because one cool white downlight beside two warm ones makes an expensive flat look like a rental. The five-metre extension lead exists because the socket is never where you want the machine. Then the small things: a torch for the meter cupboard and the service balcony, two door wedges to hold the flat open while it airs, shoe covers for buyers walking a polished marble floor in monsoon, bin bags for whatever you find in the kitchen, and the printed floor plan and society entry passes that keep the first five minutes calm.
Tip: the extension lead is the most-used item in the kit, because the socket is never where you want the machine.
2
The sequence
The bag comes out in one order, and air goes first
Set-up is a sequence rather than a checklist, because two of the jobs need time to work and everything else does not. Arrive, unlock, and open the flat up - windows and balcony doors on opposite sides if the layout allows it, wedged open, so the air is actually crossing rather than sitting. Second, walk the bathrooms with the bottle and pour water down every trap, because that job needs to be done before the room is closed again, not after. Third, stand the machine where it belongs and start it at a low setting, because the whole point is that the air is even and settled when the buyer arrives rather than being actively scented at the doorway. Only then do the visible work: dust, glass, bulbs, curtains open, beds made, switches checked. Close the windows in the last fifteen minutes so the flat is at a comfortable temperature and the scent has not been pulled straight out of it. And pack your own bag away before the buyer arrives - a bucket by the door, a bin bag in the kitchen or a spray bottle on the counter tells the buyer exactly what happened in the last hour, which is not the impression the hour was for. The detailed version of this timing sits on the ninety-minutes page in this bank.
3
The exclusions
Four things that make a viewing worse, and why
Aerosol room spray is the first and the most common. It spikes hard and vanishes within the hour, so the flat is strongly scented for the buyer who came at eleven and unscented for the one at twelve, and because it is almost always deployed at the exact moment somebody notices a smell, it carries the pattern buyers read most reliably as a cover-up. Gel pots and plug-ins do the same thing more quietly and add a plastic object in a room you are trying to present. Incense and agarbatti in a closed flat is heavy, culturally unmistakable and reads immediately as something being covered - a buyer who walks into a shut apartment thick with it starts looking for what it is for. And scented candles should be off the list on liability grounds alone: an open flame in an empty property you hold the keys to is not a presentation decision, and no photograph is worth it. Underneath all four sits the same rule that governs this bank: heavy scent in a viewing reads as concealment, so the register should be quiet and the level should sit below the point where a buyer would name it. Nothing sweet, nothing food-adjacent. The aspirational-home registers - the Ritz-Carlton-inspired white tea, bergamot and cedar, or the Four Seasons-inspired citrus, floral and sandalwood for a brighter flat - are the ones to carry. These are SOSA's own hotel-inspired interpretations; SOSA is independent and not affiliated with any hotel brand.
Tip: if a buyer can name the fragrance, it was two settings too high an hour ago.
The SOSA principle
A viewing kit is not about fragrance. It is about arriving with the six things that fix what you are about to find - and fragrance is the last item out of the bag, not the first.
Cloths, water for the traps, matched bulbs, a long lead, wedges and shoe covers. Then the air, started low, an hour before anybody rings the bell.

The SOSA commercial edit

Whatever your business sells, the system logic is the same: one signature, sized to the space, scheduled so it never depends on anyone's memory. A single small room or a consultation corner can sit happily on reeds with no power at all; a customer-facing floor wants the Vaayu; a venue or a flagship wants HVAC. Every SOSA system is supported from India, and the Hotel Collection blends - SOSA's own hotel-inspired interpretations - run across the powered ones. A portion of every order supports girl-child education through Nanhi Kali. Here is the full commercial range.

Honest notes for business owners: scenting compounds a well-run premises and rescues nothing. Ventilation, air-conditioning and cleaning come first, and fragrance never substitutes for hygiene or air quality - if the air is stale, damp or smoky, fix that at the source before any scent goes in. The people most exposed to the fragrance are not your customers but your STAFF, who work eight-hour shifts in it, which is why whisper calibration and locked settings are standard on every SOSA commercial install, and any staff sensitivity report should be treated as a recalibration signal rather than a complaint. Healthcare and wellness spaces need extra restraint: keep scenting to reception and circulation areas, never treatment rooms, and the practitioner's judgement overrides anything in this guide. The Hotel Collection scents are SOSA's own hotel-inspired interpretations; SOSA is an independent Indian fragrance house, not affiliated with or endorsed by any hotel brand. Ultrasonic systems use the water-based Hotel Collection fragrance; the Vaayu and HVAC systems run waterless nebulising oil - the formats are not interchangeable. WhatsApp consult: +91 96192 18531. ISIPCA
Versailles
A note from Sonal

I have walked into jewellery showrooms lit like museums, bridal boutiques with hand-embroidered walls, furniture floors styled down to the last cushion, clinics with better art than most galleries - and in almost every one of them, the air was an afterthought. Floor polish, packaging cartons, the phenyl from the morning mopping, the workshop or the loading bay drifting forward. The one thing every customer takes in before they see anything is the thing most businesses leave to chance.

I trained at ISIPCA in Versailles, where the world's scent-marketing perfumers learn the craft, and what I build for Indian businesses is the same architecture the global hospitality brands use, whatever you sell: one signature, sized to the space, run on a schedule - so the scent is as reliable as your lighting. A consultation corner may only need reeds; a full floor needs the Vaayu; a venue needs the HVAC systems. If you want it applied to your specific premises, message us on WhatsApp at +91 96192 18531 with the type of space and its approximate size - I read those descriptions myself.

Everything is made or assembled for Indian conditions, supported from Pune - and a part of every order funds girl-child education through Nanhi Kali. Your brand gets a memory; a girl gets a classroom. That equation has always felt right to me.

Frequently asked questions

Is there a cordless option so I do not have to hunt for a socket?
Not for scenting a flat, and it is worth being straight about that. SOSA does make a cordless rechargeable unit, the Safar at Rs 3,999, but it is a personal-space device with no published coverage figure, and we will not present it as something that will scent an apartment - it will not. The Vaayu at Rs 11,999 is mains powered at DC 12V and 1A, which means a live socket at the property is a hard requirement rather than a preference. Where the supply is disconnected or the sockets are dead, the answer is not a smaller machine, it is reed diffusers from Rs 749 placed on an earlier visit, plus opening the flat up and airing it properly before the appointment. Plan the kit around the power situation of the specific listing, not around the machine you would prefer to use.
How many bulbs should I carry, and which type?
Two or three is enough, and the type matters more than the number. Carry them in a single colour temperature rather than whatever was in the box, because the failure you are fixing is not only a dead bulb - it is a room lit by three different whites, which makes good interiors look cheap and is one of the first things a buyer registers without being able to say why. Indian fittings are mostly bayonet or screw, so carry one of each if your listings vary, and note the wattage of what is already installed so the replacement is not visibly brighter than its neighbours. If you show the same handful of buildings repeatedly, match your spares to what those flats actually use. It is a fifteen-minute job once and it removes a recurring embarrassment.
Should the kit include anything for a flat that smells musty?
It should include the diagnostic items and nothing that covers. The bottle of water for the traps, the wedges to hold the flat open while it airs, a cloth for the air-conditioner drip tray and the torch for finding what you are smelling are all legitimate. What must not be in the bag is anything intended to lay fragrance over must, because a musty note that survives a proper airing is telling you something factual about moisture, and layering scent over it produces a combined smell that buyers find worse and more suspicious than the original. If the smell returns after a full day of open windows, stop presenting and tell the owner: that is a matter for investigation, repair and disclosure. Fragrance is a finishing layer on a sound, aired, clean flat, and never a substitute for fixing what is wrong with one.
Do I need shoe covers, or is that overdoing it?
In a polished stone or engineered wood flat in monsoon, they are one of the highest-value items in the bag for what they cost. Partly it is the obvious reason: a marble floor with wet footprints across it during a viewing undoes an hour of preparation in ninety seconds. But the more useful effect is what offering them signals - it tells the buyer, before anyone has said anything, that this property is being looked after rather than merely opened up. That is exactly the impression the whole kit is for. Keep a bundle in the boot, offer them at the door rather than insisting, and take them away with you afterwards along with everything else you brought.
How early does the machine need to be running before the buyer arrives?
Long enough that the air is even and settled rather than actively scenting as they walk in, which for most apartments means starting it as the first thing you do on arrival and letting it run through your set-up. Starting earlier at a low setting beats starting later at a high one every time, and the mistake almost every broker makes once is cold-starting the diffuser at the door when the doorbell goes, which produces a strong plume at the entrance and nothing beyond it - the exact signature of concealment. If you cannot get access early, do not compensate with intensity. Place reeds from Rs 749 on your previous visit instead, so the flat is quietly scented when you unlock it. The timing page in this bank works through the intervals in detail.

Editorial standards & sources
About this guide: Written by Sonal Sahani, ISIPCA Versailles-trained founder and perfumer at SOSA Home & Body. Product recommendations reflect the SOSA commercial range; the scent-marketing strategy advice applies to any business's systems.

Facts verified August 2026: Ambient scent research consistently associates pleasant, congruent scenting with improved evaluations of a space and its service, longer dwell time and stronger brand recall at moderate effect sizes; congruence (scent matching the setting) and gentle intensity outperform strong scenting in replicated studies, and no scent effect survives poor ventilation, poor cleaning or poor indoor air quality. Olfactory memory is unusually durable: scent-linked brand memories persist and retrieve for years, which is the mechanism behind signature scents. Staff exposure is the design constraint, since employees breathe the fragrance for full shifts: whisper calibration, locked settings and sensitivity accommodations are standard practice, and healthcare and wellness settings call for extra restraint. SOSA systems: alcohol-free reed diffusers from ₹749 for single rooms with no power needed; Sukoon 500ml ultrasonic (₹1,899) and Megh 6L ultrasonic (₹3,499) run the water-based Hotel Collection fragrance (from ₹299; refills from ₹999, 100ml ₹999); SOSA Vaayu (₹11,999) is a waterless cold-air nebulising machine, ~1000m³ coverage, Bluetooth app and timer; SOSA Aangan (₹25,999) and SOSA Meenar (₹38,500) are HVAC nebulising systems for approximately 8,000-10,000 and 12,000-18,000 sq ft respectively. The Hotel Collection scents are SOSA's own hotel-inspired interpretations; SOSA is independent and not affiliated with any hotel brand. Ultrasonic systems run water-based fragrance; the Vaayu and the HVAC systems run waterless nebulising oil - the two formats are not interchangeable. Made in India.
