There is a real answer to this and it is narrower than most brokers expect. A premium apartment on a Saturday morning is not a hotel lobby, not a boutique and not a restaurant, and the registers that work in those rooms mostly do not work here. The apartment brief has one constraint the others do not: the buyer has to be able to imagine living in it, which means the air cannot belong too obviously to somebody else.

Which registers should you avoid in an apartment viewing? A hotel lobby is scented to have a character, because a guest is meant to feel they have arrived somewhere specific with a point of view. An apartment on a Saturday morning is the exact inverse. The buyer is standing in the living room mentally removing the seller's sofa and putting their own in, working out where the dining table goes and whether their mother could manage the step at the entrance. Everything in the property that has too much personality gets in the way of that exercise, which is precisely why staging removes family photographs, personal art and the children's height marks on the door frame. Fragrance is the same category of signal and gets treated the same way by the buyer's nose, although nobody talks about it. A register with a strong point of view tells the buyer that this home belongs to somebody whose taste is not theirs - and if the flat is empty, it tells them that a broker has decided what their home should smell like, which is worse. This is why the quiet, broadly-liked registers win here despite being the least interesting ones on the shelf. You are not expressing anything. You are removing an obstacle. What the usable registers actually smell like in a flat

Everything about that description is a compliment and none of it belongs at eleven o'clock on a Saturday in a flat somebody is thinking of buying. A plush register fills a room and asks to be noticed, which is the one thing a viewing register must not do, and warm amber in a closed Indian flat in April is a great deal more present than it is in an air-conditioned hotel bar in December. The W Hotels-inspired register - citrus, pepper, amber - is the boldest of the set: zesty citrus with a kick of pepper and sultry amber. It has a genuine point of view, which is exactly the personality problem described above. And the Shangri-La-inspired register - jasmine, green tea and night-blooming jasmine over white tea - is the one most likely to be over-loved by the person choosing it and least likely to survive contact with a real viewing: heady white floral in a shut flat with the air-conditioning running is a lot for a buyer who is also trying to look at the kitchen. Use all three somewhere else. They are excellent in an office, a lounge or an evening event, and two of them appear on our recommendation lists for other spaces. Frequently asked questions

Should I choose a different register for each of my listings?
Only where the property genuinely argues for it - a concrete-and-timber duplex and a marble-and-teak classical flat are different rooms and a different choice is defensible. What is not worth doing is varying the register for the sake of variety, and there is a practical reason beyond taste: if you are carrying one machine between listings, every change of register means a change of blend and a machine that still carries the last one. Most brokers end up with one default they use nearly everywhere and one alternative for the modern listings, which is a sensible place to land. Is a floral register wrong for a home, given that people put flowers in homes?
Real flowers in a room and a floral register in the air are not the same signal, which is why the instinct misleads. A vase of tuberose on the console is visibly present, has an obvious source, and the buyer can see exactly why the room smells of it - it is a piece of styling they can accept or ignore. A heady floral in the air with no visible source is a smell that has been applied, and applied florals are among the most commonly used masking notes, which is the association you are up against. If you want the flower, buy the flower: a simple arrangement in the hall is excellent staging and completely honest about itself. What we would avoid is the heavy jasmine register running in a shut flat with no flowers in sight. The soft floral in the Four Seasons-inspired blend, sitting over sandalwood rather than standing alone, is a different and much safer proposition.
Does the register need to match the age or style of the building?
A little, and less than the architecture-minded assume. Congruence between scent and setting is one of the better-supported findings in ambient scent research, and it argues for a green, dry register in a concrete-and-timber home and something softer in a classical interior. But the effect sizes involved are moderate, and the practical difference between a well-chosen register and a perfectly chosen one is much smaller than the difference between the correct dose and a dose one notch too high. Yes, and there is a mild argument for it. A broker whose listings and whose office share one quiet register builds a small piece of personal consistency over time, and a returning client walking into the office after a second viewing gets a coherent experience rather than a collision. The two jobs are different in every other respect, though - an office is permanent scenting for staff who sit in it eight hours a day, a viewing is episodic scenting for ninety minutes - so the level and the schedule should not be copied across. Do buyers actually notice the register, or is this over-thinking it?
Individually, mostly not - and that is the design intent rather than a failure. What buyers notice reliably is the extremes: a flat that smells stale, closed or of somebody else's life, and a flat that smells strongly of an added fragrance. Both of those cost you something.
