Warm, expensive and memorable are not the same request
Take them one at a time, because conflating them is what leads brokers to buy a heavy fragrance and get a worse room. WARM is mostly temperature, light and the absence of a stale signal. A flat at a sensible temperature, with the blinds set the way you decided in advance rather than the way a caretaker left them, and with no shut-up smell in it, feels warm. They stay longer, they come back, they bring a parent or an architect or a friend who is good at finding faults, and they notice more. There is also the concealment problem, which is the most valuable thing anybody can tell a broker: a buyer who walks into a strongly perfumed flat wonders what is being covered up, and the more experienced the buyer, the faster that thought arrives. The target is a level below the point at which the buyer would name it - they should feel the property has been looked after, not detect a fragrance. Should the entrance smell stronger than the rest of the flat?
No, and the instinct to load the entrance is one of the most common ways a viewing goes wrong. A machine placed at the front door produces a concentrated pocket exactly where the buyer's nose is most alert and least adapted, so they meet the fragrance before they meet the apartment, and it registers as something that has been applied rather than as a quality of the place. Substantially, and mostly in the direction of less. You do not control the air in somebody's home, and you cannot ask a family to stop cooking, keep windows shut or move their routine around your appointment beyond a polite request. Repeat the plan as closely as you can, including the timings, because consistency between the two visits is the single most useful thing you can offer. A buyer on a second viewing is no longer taking in the apartment as a whole; they are checking it, and anything that has changed gets noticed. A flat that smelled quietly clean the first time and noticeably fragranced the second time raises a question that did not exist before, and it is the wrong question. Can I just use a room spray twenty minutes before instead?
You can, and it is the most common approach, but the physics work against you in a way that is worth understanding. An aerosol puts a large dose into the air in one burst with nothing sustaining it, so the concentration peaks the moment you spray and then decays - by dilution into the room's air, by settling onto surfaces, and by ventilation. In a normal flat most of that decay is done within fifteen to thirty minutes, which is almost exactly the gap between the broker spraying and the buyer arriving.
