The volume
283 cubic metres is a small room to hold
Start with the number, because it settles the question faster than any argument about value. Pour a mug of water down every floor trap that is not in daily use, and run the taps: a dry drain seal is the single most common source of the faint sourness that gets misread as damp, and it costs you nothing and five minutes to eliminate. Run the air-conditioning early rather than starting it cold while the buyer is standing there, because a unit that has sat unused pushes its first minute of air at whoever is nearest. Mop early enough that the floor cleaner has evaporated before anyone arrives, since strong phenyl at the door reads as a flat that has just been cleaned for you rather than one that is kept clean. Do all of that and most buyers will describe the flat as fresh with nothing added at all. Only then is there a question about fragrance, and it is a small one.

There are two honest triggers and the property's value is neither of them. The first is volume. Once the connected air you are trying to hold evenly gets beyond what a couple of reeds can reach - a large open-plan floor, a 2,000 sq ft flat and upwards, a villa, a duplex - passive evaporation stops being able to keep up and a machine becomes the tool that does the job rather than the expensive version of it.
