The short version is earlier than you think and lower than you think, and the two are connected. A property that a buyer walks into should be evenly scented and settled - the air already carrying the register from the entrance to the far bedroom, at a level nobody would name. What you are trying to avoid is a room that is still actively being scented while the buyer stands in it, because that reads as a machine rather than as a house. In a furnished flat that usually means switching on around ninety minutes ahead and turning it down, or off, twenty minutes before the buyer is due. In an empty one it means longer.

How long before a property viewing should you start the diffuser? For a normal furnished apartment, start about 60 to 90 minutes before the buyer's arrival time on a low setting, and turn it down or off around 20 minutes before they are due. Is it better to start earlier at a low setting or later at a high one? Earlier and lower, every time. The volume
How much air you are actually asking the machine to reach
Lead time scales with connected volume, so start by working out what that volume is rather than quoting the floor area off the brochure. A 1,200 sq ft apartment with a ten-foot ceiling is 12,000 cubic feet, which divided by 35.3 is about 340 cubic metres. A 2,000 sq ft apartment at the same height is 20,000 cubic feet, or roughly 566 cubic metres. SOSA's own figure for the Vaayu is that one unit covers 2,000 to 3,000 sq ft evenly using the room's natural airflow, alongside a rating of about 1000 cubic metres, so both of those flats sit inside one machine on paper. What the paper figure does not tell you is how long it takes to get there, and that is what you are planning. The honest rule of thumb is that the bigger the connected volume, the more the lead time matters and the less the intensity setting does. A studio comes to level quickly at almost any setting. A four-bedroom flat with a long internal corridor and doors standing open comes to level slowly at every setting, and the only lever that reliably works is starting earlier. The furnishings
An empty flat needs twice the lead time and half the confidence
A furnished home is full of things that quietly do the scenting work for you. Curtains, upholstery, rugs, mattresses, cushions and even books take up a small amount of fragrance and release it back slowly, which is why a lived-in flat holds a register for hours after a machine has been switched off and why the level in it feels smooth rather than patchy. Strip all of that out and the physics change. In a vacant flat you have marble or vitrified tile, plastered walls, glass and nothing else. There is no reservoir, so what is in the air is all there is, and the level drops away faster once the machine stops. There is also, usually, no air movement at all: no fans running, no daily traffic through the rooms, no cooking or bathing to drive convection. Air in a closed empty flat is genuinely still, and still air distributes almost nothing. So an empty property needs two things a furnished one does not: substantially more lead time, and something to move the air during that lead time. Put the ceiling fans on low, or run the air conditioning if there is power to it, for the whole scenting window. That single habit does more than any change of setting.

Can I just leave the machine running all day in a listing?
In a property you show repeatedly - a weekend open house, a unit with three or four appointments in an afternoon - a low continuous run through the day is sensible and is easier to manage than switching on and off around each buyer. What we would avoid is running it continuously in a small closed flat over days, because you end up saturating what soft material there is and the room stops smelling of a register and starts smelling of a diffuser. The safest pattern for a heavily shown listing is a scheduled window that opens an hour or two before the first appointment and closes after the last, at a setting low enough that you personally cannot detect it after the first minute inside. A timer does this without anyone remembering.
The flat is occupied and the owner will be there. How do I manage the timing?
Give the owner a written time rather than a request. Most owners genuinely want to help and will do something enthusiastic and wrong if left to their own judgement - a burst of room spray at the door ten minutes before you arrive, or an agarbatti lit as the buyer steps out of the lift, both of which are among the most recognisable cover-up signals there are. What works is a short list with clock times on it: windows open from this time, cooking finished by this time, bins out by this time, machine on at this time, nothing sprayed at all. Owners follow a schedule far more reliably than they follow a principle, and it gives you something to check on arrival rather than something to renegotiate.
How do I know if I have started too early rather than too late?
Too early is a much smaller problem than too late and it announces itself differently. Started far too early with the machine left running, the flat reads as heavily scented and slightly flat, the register having lost its top and settled into its base - that is the one case where earlier is not better, and the fix is not a shorter window but a lower setting across the same window. Started too late, the room has a gradient: strong within a few feet of the machine, absent in the bedrooms, which is the pattern a buyer walks through and reads as staging. If you can smell where the machine is by walking around the flat with your eyes shut, you started too late. If you can smell the flat from the landing before you open the door, you ran it too hard.
Does the weather or the season change the lead time?
Yes, and more than most people expect in Indian conditions. A closed flat in May holds warm, still, stratified air, and warmth generally makes a register read as more present than the same setting does in January, so the summer instinct should be to go lower rather than longer. A monsoon week is the opposite problem and a more serious one: high humidity, closed windows for days and any latent damp in the building all show up in the air, and that is a ventilation and moisture problem that no fragrance addresses. If a listing smells musty in the monsoon, the honest sequence is to open it, dry it, find the source and deal with it.
