There is no settled convention on this in Indian premium resale, which is why brokers who have been doing it for fifteen years still do it differently from each other and are each convinced they are right. Some absorb everything and treat it as the cost of holding a good mandate. Some itemise a presentation scope in the agreement and bill it at cost. Both are defensible, both are used by serious people, and the choice is genuinely yours. What is not negotiable is the line that runs through the middle of the question, and getting that line right settles most of the awkwardness before it starts.

The line

Almost every argument about who pays dissolves once this distinction is made explicit, because most of the discomfort brokers feel is about billing the wrong category rather than about billing at all. The cost is that it is your money, every time, on properties that may sell through somebody else. Itemising is the default among brokers holding exclusive mandates on large properties, and among anyone dealing with absentee and overseas owners, which in Indian premium resale is a very large share of the market. Here the argument reverses: an owner in Dubai or Singapore cannot arrange a deep clean or meet an electrician, is usually relieved rather than offended to be told it will be handled, and finds a capped, receipted presentation scope entirely normal. Larger properties also push spend past the point where quietly writing it off makes sense. Agree the scope and the cap in writing before you spend anything, keep every receipt, hand over the invoices, do not mark up what you are passing through, and let your accountant rather than a blog decide how any of it is treated.

This is the part of the question that is not a matter of preference.
