This is the plainest page in this bank and it does not need much decoration. If a property has a smell coming from a defect - damp, a leak, drainage, smoke damage, a dead pest, a failed trap - fragrance is not the answer to it at any dose, in any register, on any machine. Not because we are being careful, but because it does not work, and because the ways it fails are worse for you than the original problem was.
Quick answers — read this first
Can a diffuser cover a damp or musty smell in a property? No. It can hold it down for a few hours, which is exactly long enough to get you into trouble. The smell of damp is produced continuously by an active source - water reaching material that should be dry - so nothing you add to the air removes it, and the moment the fragrance thins the original is still there. Practical
A covered smell comes back, and the mixture is worse than the original
Think about where a defect smell comes from. Damp is not an event that happened once; it is water continuously reaching material that should be dry, and the smell is the by-product of what grows there, produced fresh every hour of every day until the water stops. A drain smell is a trap that has dried out or a seal that has failed, letting the sewer line breathe into the room, and it will breathe again this afternoon. Set aside every other consideration and look at this purely as a risk calculation on your own business, because that is the argument that persuades a reluctant seller. The thing you would be covering does not stay covered, and there are at least four routes by which it surfaces, all of them normal parts of a transaction. The second and third viewing: serious buyers come back, usually at a different time of day, often with a parent or a spouse who did not attend the first visit and whose nose is sharper than anybody expects. The technical inspection: a bank valuation or a private survey exists precisely to look at moisture, seepage, plumbing and structure, and a wet wall does not care what the room smelled like. The building itself: a society secretary, a neighbour or a watchman will mention the leak in the flat above without being asked, because to them it is not a secret, it is Tuesday. And the weather: the first properly heavy rain of the monsoon finds every seepage path in an Indian building, and a flat sold in April is inspected by June. Now consider what happens when it surfaces. If it appears before the offer, you have lost credibility on everything else you said about the property, including the things that were completely true. If it appears after the offer, you have a buyer who feels handled, a seller who is now exposed, and a transaction that either collapses or gets renegotiated under duress. Either way the cost is not confined to this deal. Premium property broking runs on referral, and the specific story that travels fastest in a housing society or a professional circle is the one about the agent who showed a flat that smelled of jasmine and turned out to have a wet wall. You do not get to correct that story. It is difficult to build a name in a micro-market and unbelievably easy to spend one, and no single commission is worth that trade. The upside of refusing is also real and usually overlooked: a broker who tells a seller plainly that the ceiling stain needs fixing before the flat goes out is demonstrating exactly the judgement that owner is hiring them for.

They affect what the asset is worth, what the buyer will have to spend, and in some cases whether the building has a shared problem the society is already fighting about. They belong in a conversation between the seller, the society, a contractor and, where relevant, the buyer. They do not belong in a presentation decision, and the moment a smell is being managed rather than a defect being fixed, the question has been quietly moved into the wrong category. No, and the distinction matters. Stale air in a closed property is not a defect; it is the absence of air exchange, plus dust, plus whatever the building contributes through a shut door. It responds to exactly the thing a defect does not respond to, which is ventilation. Open everything you safely can, get cross-flow going if the layout allows it, run fans, give it hours rather than the twenty minutes before a viewing, wipe surfaces, run the taps and flush the toilets so the traps refill, and check the AC filters. Most of that costs nothing and it will transform the room. After it, a light scent is a legitimate finishing touch rather than a cover, and it will actually work because there is nothing underneath it competing. If you have done all of that and a smell persists, then it is not staleness and you are back on this page.
What are the places that most often hold a smell in an Indian flat?
Dry floor traps and bathroom drains, which let the line breathe into the room after a property has been unoccupied and nobody has run water; the area behind and under the kitchen platform, and the gap behind a fridge nobody has moved in years; the sink trap and the chimney filter; the washing machine drum and its rubber seal; the AC filters and the drain line, which is also where a musty smell can be manufactured directly; wardrobes and the inside of built-in storage, especially against an external or shared wall; and any soft furnishing left in a closed flat.
