Anyone who shows property for a living has walked into an empty flat and known within one breath that nobody lives there. It is not imagination and it is not only the echo. A furnished home and the same home stripped bare are two genuinely different pieces of air, and the difference is mechanical rather than mysterious: you have removed everything that was holding the smell, left behind everything that makes one, and stopped the movement that used to mix the two. Understanding which of those three is doing the work in your listing is what tells you whether you have a fragrance job, a plumbing job or an open-the-windows job.

Why does an empty flat smell different from a furnished one? Because a home's smell lives in its soft materials. Curtains, upholstery, rugs, mattresses, cushions, bed linen and a wardrobe full of clothes are the reservoir that absorbs a household's air and releases it slowly back into the room. Take them out and you have removed the reservoir. What is left is hard, non-absorbent and slightly emissive: tile, marble, painted plaster, laminate, plywood carcassing, adhesive, sealant, PVC skirting. Is the smell of a vacant flat a sign of a problem? Usually not, but it is worth ten minutes of diagnosis rather than a fragrance. Three ordinary causes explain most of it: still air that has been shut in for days, dry water seals in floor and basin traps letting drain air back into the room, and a stagnant air-conditioner drip tray or a fridge that was switched off with the door closed. All three are fixable in an afternoon and none of them is a defect. What is not ordinary is a persistent musty or earthy note that returns after the flat has been aired for a full day, a damp patch, a stain, or a smell that gets stronger near a particular wall or a bathroom. That is a moisture or drainage matter for the owner to investigate and disclose, and it is not something a diffuser addresses.
Should I scent an empty flat to make it feel lived in? You should scent it to make it feel maintained, which is a different and more achievable target. A buyer standing in a bare flat knows perfectly well that it is empty, so there is nothing to pretend about, and a strong fragrance in an unoccupied property is read faster here than anywhere else - the buyer immediately wonders what an empty flat could be hiding. Ventilate, clean, fill the traps, and then add a quiet register at a level below which anybody would name it. Soft furnishings were doing more work than anyone noticed
A furnished flat is, from the point of view of air, a building full of sponges. Curtains and sheers hang in the path of every draught in the room. Upholstery, cushions and mattresses hold cubic feet of open foam and fabric. Rugs and carpets sit across the floor collecting everything that settles. A wardrobe of clothes, a linen cupboard, towels on rails, books on shelves, even the paper in a stack of magazines all absorb ambient air and give it back slowly. That is the mechanism behind the single most familiar fact about homes: every house smells of itself, and its residents cannot smell it at all. The reservoir keeps the composition steady, evens out the peaks after cooking or cleaning, and holds the character for hours after the windows have been shut. Now take all of it out on a moving day. Strip a flat and what you are left with is vitrified tile or marble, painted plaster, glass, aluminium or UPVC windows, a laminated or engineered wood floor in the bedrooms, PVC or wooden skirting, a modular kitchen and fitted wardrobes built from plywood and MDF, silicone sealant around every counter and basin, and grout in every joint. In a flat that has been recently painted, refurbished or handed over, several of those are still curing rather than finished, and they release a low, dry, slightly chemical background that a household's own cooking, laundry and living completely covered up. In an older flat that has simply been vacated the picture is different: less curing, more accumulation, with wood polish, old adhesive and the inside of a closed wardrobe carrying most of the character. Neither is a fault. Both are the reason a stripped flat can smell of building rather than of home, and both improve enormously with air movement across a couple of days rather than with anything you buy. The two things that turn a bare flat into a closed one
Air in an occupied home is mixed constantly by ordinary life: doors, cooking, showers, exhaust fans, an air-conditioner cycling, people walking from room to room. Take the occupants out and none of that happens. The flat stratifies, and each room becomes its own pocket, which is why a broker can often tell from the front door which bathroom has the problem. Then there is the failure almost nobody looks for. Every floor trap in every bathroom, every washbasin and sink trap, the washing-machine outlet and the balcony drain holds a small plug of water that stands between the flat and the drainage stack. In a flat nobody is using, that water evaporates. Through a hot Indian summer, or in a flat with the windows shut and an old-style open floor trap, a seal can fail in a matter of weeks, and once it does, drain air comes back into the room every time the stack breathes. That smell is the classic vacant-property smell, it is frequently mistaken for damp, and it is cured by walking through the flat with a jug and pouring half a litre down every trap, then repeating it on each visit. Do that before you consider any product at all. A stagnant air-conditioner drip tray and a fridge switched off with the door shut are the two other usual suspects, both fixed with a cloth. And if a musty, earthy note survives a full day of open windows and returns, stop presenting and start investigating: that is a moisture matter for the owner to diagnose, repair and disclose, and no machine or reed diffuser on any price list is the correct response to it.

How long does it take for an empty flat to start smelling closed up?
Faster than most owners expect and slower than most brokers fear. A flat shut for a long weekend usually smells only slightly stale, and half an hour of cross-ventilation clears it completely. A flat shut for two or three weeks develops the flat, still, faintly chemical quality that is the real subject of this page, and it needs a couple of hours of air rather than a couple of minutes. Somewhere between three weeks and two months, depending on the season and the plumbing, the water seals in the floor traps begin to fail, and that is the point at which the smell changes character from stale to genuinely unpleasant. This is why a listing you show once a month behaves quite differently from one you show every weekend, and why a standing instruction to the society caretaker to open the flat and run water is worth more than anything on our price list.
The flat has been repainted for sale. Does that make the smell better or worse?
Both, in sequence. Fresh paint removes years of accumulated wall smell and gives you a genuinely clean surface, which is a real improvement. But paint, putty and primer continue to release solvent for days to weeks after they look dry, and in a flat with the windows closed that accumulates into a smell every buyer identifies instantly as recent painting. Some buyers read that as care and some read it as a cover-up, and you cannot control which. The only reliable answer is time and air: get the painting finished well before the viewing schedule starts rather than the week it starts, and keep the flat ventilated in between. Adding fragrance on top of curing paint gives you a third smell that is worse than either, so leave the flat alone until the paint note has dropped, and scent after that.
Should I bring furniture in, or is scenting enough on its own?
They are different tools for different problems and it is worth being clear about which one you are buying. Staging with furniture changes how the flat looks, how the rooms scale to a buyer's eye, how sound behaves and, incidentally, how the air holds scent, because you are putting the reservoir back. Scenting changes what the air is like on the day. If the budget allows staging and the property justifies it, stage it - and then the scenting job becomes the easy furnished one rather than the harder empty one. If the budget does not, scenting a clean, aired, well-lit empty flat is a legitimate and much cheaper piece of presentation, provided it stays under the level a buyer would notice. What neither of them does is compensate for a flat that is dirty, dark, hot or in genuine disrepair, and money spent in that order will always beat money spent out of it.
Why does the bathroom always smell strongest in a vacant flat?
Because it holds the most drains and the least air. A typical Indian bathroom has a floor trap, a basin trap, a shower or bath outlet and sometimes a washing-machine point, all connected to a stack that is being used by every other flat in the building. When the flat is occupied, those seals are refilled several times a day without anyone thinking about it. When it is empty, they evaporate, and the bathroom becomes the point where drainage air enters the flat. Add a small, often windowless room with an exhaust fan nobody has switched on for a month, and it is the first place a buyer will notice anything. Water down every trap on every visit, run the exhaust while you are there if the power is on, keep the door open so the room shares air with the rest of the flat, and a reed diffuser on the counter from Rs 749 is a reasonable finishing touch once the seals are holding. Can I use fragrance to cover a musty smell until the flat sells?
No, and this is the one line in this section we will not soften.
