Everything else in this bank is about ninety minutes in somebody else's building. This section is not. Your own office is the one property in your working life that you control completely, that you occupy every day, and that never gets packed down at six o'clock - and that changes the entire brief. A listing is scented for ninety minutes for a stranger. An office is scented all day, every day, for the people who sit in that air with you.

The first layer is paper and machinery: a laser printer that has been running agreements, floor plans, comparative statements and brochure inserts since ten in the morning, giving off warm toner and fuser heat, usually sitting three feet from where clients wait because that is where the socket was. On top of that sits the coated-paper smell of a fresh brochure stack, which is genuinely pleasant for a week and then just becomes the smell of the room. The second layer is hospitality: tea, and then more tea, because a brokerage serves a cup to every person who walks through the door, and by four in the afternoon a small pantry has produced twenty of them along with whatever was reheated at lunch. The third layer is the street. Brokerage offices are disproportionately at ground level with a glass front and a board outside, because walk-ins are part of the business, and every time that door opens the road comes in with it. Should my office and my listings smell the same?
They can, and there is a reasonable argument for it, but it is weaker than it sounds and it should not drive the buying decision. The argument in favour is continuity: a client who visits your office, then walks into a listing that carries the same quiet register, experiences one consistent standard of presentation rather than two unrelated ones. The argument against is practical. Your office runs a register permanently, at a level tuned to people who sit in it all day, while a listing needs a register tuned to a stranger's first thirty seconds in a building you do not control - and in some listings the right answer is no fragrance at all, because the flat is occupied, or the owner objects, or the buyer has told you they are sensitive. Treat them as two separate decisions that happen to have a sensible overlap. If you want one machine that does both jobs, that is a genuine consideration and it is covered separately in this bank.
Is a Vaayu overkill for a brokerage office?
It depends entirely on the connected volume, and you should do the arithmetic before you spend anything. Multiply floor area by ceiling height, then divide the cubic feet by 35.3 to get cubic metres. Our office is on a main road and the door opens constantly. Does scenting even work?
It works, but you have to size and place it for the reality rather than the floor plan. A door that opens forty times a day onto a road is an air-exchange point, and a machine sitting next to it is scenting the pavement. Move the source back into the body of the office, ideally into the path of the air-conditioning return or a ceiling fan, so the room is doing the distribution rather than the machine. Accept that the first two metres inside the door will always be street air and stop trying to win them; what a visitor should experience is the transition four steps in. And be realistic about the rest of the building envelope - if the road is genuinely heavy, a door closer, a proper entrance mat and clean AC filters will change more about how your office smells than any fragrance decision will. Does a better-smelling office win us more mandates or more clients?
We will not claim that, and you should be sceptical of anyone in this industry who does. It does not support claims about mandates, conversions, closings, fee negotiation or anything a broker measures on a spreadsheet, and no study we would be willing to cite comes close to that. The honest case is narrower and still worth the money: your office is a physical claim about how you work, most of a brokerage's credibility is signalled rather than demonstrated, and a room that smells cared for is consistent with the rest of the claim in the same way that clean glass and a tidy brochure rack are. If you buy on that basis you will not feel misled later.
Can I use a room spray or an air freshener instead?
You can, and in a permanent space it is a worse solution for three reasons that all compound over a working week. It spikes and vanishes, so the office is strongly scented for ten minutes after every spray and unscented for the two hours in between, which is the opposite of the composed consistency you are paying for. It varies with whoever picked up the can and how self-conscious they were feeling about the room that morning, so your firm has no fixed character. And it is almost always deployed immediately after something has smelled bad, which is the pattern people read most accurately - a client who walks in shortly after a spray knows exactly what has happened.
