Cleaning is first because it is the only item on the list that a buyer measures rather than feels. They will run a hand along the console at the entrance, they will look at the shower glass, they will open the kitchen cupboard under the sink, and they will look up at the corner of the ceiling in the second bathroom, because everybody does. A switch that does nothing, a tap that drips, a shutter that catches or a window that will not lock is generalised instantly to the whole flat and often to the whole building, and every one of them is a fifteen-minute fix by a man the society already has a number for. Warmer light around 2700K to 3000K flatters wood, stone and fabric and is the usual choice in premium residential interiors; cooler light is fine in a kitchen or a utility area provided it is used deliberately across the whole zone rather than at random. Pick one for the living areas, one for the service areas if you must, replace everything that does not match, and note the wattage so a new lamp does not glare next to its neighbours.
Should I scent the flat if it is being shown by the owner rather than by me?
You can, but simplify it so that nothing depends on the owner remembering an instruction on a Saturday morning.
