This is the last page in the buying section, so it is the one that should be useful even if you buy nothing from us. Scenting equipment is sold with a lot of confident numbers attached and very little detail about the conditions those numbers assume, and a broker is an unusually exposed buyer because the machine has to work in somebody else's empty flat, on a schedule you do not control, in front of the most important client you will meet this month. Six questions separate a supplier who has thought about that from one who has not. Ask them of us as readily as of anyone else.

Why does connected air matter more than square feet? Because a coverage figure describes air, not floor plan. A machine distributes through a volume of air that is joined up, using the room's own airflow, and every closed door in the property is a boundary that stops it. A 2,000 sq ft flat at a ten-foot ceiling is 20,000 cubic feet, which divided by 35.3 is about 566 cubic metres, and that sits comfortably inside a single unit rated at roughly 1000 cubic metres. But if three bedroom doors are shut, you are not scenting 566 cubic metres, you are scenting the living, dining and passage volume and nothing else. This is also why ceiling height matters more than brokers expect: the same 3,000 sq ft is about 850 cubic metres at ten feet and about 1,020 cubic metres at twelve, which moves a comfortable property to a marginal one without a single square foot changing.

What can a scenting supplier honestly claim about sales? Nothing about your sales, and you should be wary of anyone who offers a figure. Ambient scent research supports improved evaluations of a space and the service in it, longer dwell time and stronger recall, at moderate effect sizes, and those effects depend on congruence and gentle intensity rather than strong scenting. No scent effect survives poor ventilation, poor cleaning or bad air quality. What the research does not support, and what nobody can show you evidence for, is any claim about offers, closing rates, sale price or speed of sale in property. If a supplier tells you scenting will help you close faster or achieve a better price, ask for the study. There is not one. Buy it because the presentation logic is sound and the spend is small against what you are presenting, not because somebody promised you a result.

Question one
Coverage, and the single word that decides whether the number is useful
Every scenting machine is sold with a coverage figure and almost none of them are sold with the assumption behind it. Ask for two things: the number in cubic metres, and the ceiling height that any square-foot claim assumes. Then ask the question that actually matters, which is whether the figure describes one connected volume of air. It always does, and understanding that changes how you buy. A Vaayu is rated at roughly 1000 cubic metres, and SOSA's own copy describes one unit covering 2,000 to 3,000 sq ft evenly using the room's natural airflow. Both inside the rating, so the two published figures are consistent. Now apply the pressure a real listing applies. Height first, because it is the variable brokers forget: the same 3,000 sq ft under twelve-foot slabs is 36,000 cubic feet, about 1,020 cubic metres, which is past the rating, and a 6,000 sq ft double-height villa at twenty feet is 120,000 cubic feet, about 3,400 cubic metres, which is not one machine at all. Doors second: a rating assumes joined-up air, so a 2,000 sq ft flat with three bedroom doors shut is not a 566 cubic metre space, it is a living, dining and passage volume plus three sealed boxes. Route third, and this is the correction that saves brokers the most money: you are scenting the path a buyer walks, not the title deed. A 1,400 sq ft route through a 3,000 sq ft flat is 14,000 cubic feet, about 397 cubic metres, less than half the number you were sizing against. A supplier who talks about connected air and asks you about ceiling heights and doors is doing the job. One who quotes square feet with no conditions is quoting a brochure.

Four practical questions that decide whether the equipment suits property work at all. Water: does the machine need it. There is no evidence that scenting a property produces a higher offer, a faster sale, a better price or a higher closing rate, and nobody can show you a study that says otherwise, because property purchases are large, deliberated, multi-visit decisions made by several people over weeks. If a supplier tells you their machine will help you close, ask them for the study, and take the absence of one as information.
