The three things on the shelf are not three price points for the same product. They are three genuinely different physical events, and the difference decides which one belongs in a listing you show on Saturdays and which one is money you will regret. One relies on evaporation and does whatever the room tells it to do. One turns a tank of water into visible mist and sends the fragrance along for the ride. One breaks neat oil into a dry micro-mist with cold air and adds nothing else to the room at all. Read them as mechanisms rather than as a ladder and the buying decision stops being a matter of taste.
Quick answers — read this first
Which type of diffuser does a realtor actually need? It depends on the listing, and most brokers with several active properties end up with two formats rather than one. In the property you show most often, and where you can leave equipment, a waterless machine is the correct format: the SOSA Vaayu at Rs 11,999 nebulises neat oil with cold air, adds no water and no humidity, leaves no wet residue on marble or fresh paint, covers 2,000 to 3,000 sq ft evenly on SOSA's own published figure, and runs on a timer so it can be scenting the flat before you get there. In the other listings, reed diffusers from Rs 749 are the honest answer: no power, no noise, nothing to set up and nothing to collect. Ultrasonics from Rs 899 belong in an occupied flat where somebody is present to fill and empty a tank, or in your own cabin.

What is the actual difference between a reed diffuser, an ultrasonic and a waterless machine? The mechanism. A reed diffuser is passive: oil climbs the reeds by capillary action and evaporates at whatever rate the room's temperature and air movement allow. Nothing pushes it, so the room sets the rate, not you. An ultrasonic diffuser holds a tank of water, you add a water-based fragrance to it, and a vibrating plate atomises the mixture into a cool visible mist - which means it adds humidity to the room, dilutes the fragrance by design, and in hard-water areas leaves a fine white mineral dust on nearby surfaces. Waterless cold-air nebulising uses no water at all: neat oil is sheared into a dry micro-mist by a stream of cold air, so nothing lands wet on a wall, a stone counter or a piece of furniture.

Can I just use reed diffusers in every listing instead of buying a machine? For some of them, yes, and we would rather say so than pretend otherwise. A reed diffuser at the entrance of a compact flat, placed on an earlier visit, is a real and sensible answer at Rs 749 and it needs no electricity, which matters in a vacant property with the supply disconnected. What reeds cannot do is fill a large connected volume, hold an even level across a 2,000 sq ft apartment, or be turned up before a viewing and off afterwards. They give you ambience near where they stand. If you have one premium listing that carries most of your effort and several ordinary ones, one machine in the first and reeds in the rest is usually the correct allocation, and it costs less than buying machines for everything.
The short answer
Short answer: Three formats, three mechanisms. Reeds (from Rs 749) are passive: oil climbs the reeds by capillary action and evaporates at whatever rate the room's temperature and air movement allow - no power, no noise, nothing to set up, and ambience near where they stand. Ultrasonics (Boond Rs 899, Sukoon Rs 1,899, Megh Rs 3,499) mix a water-based Hotel Collection oil from Rs 299 into a tank of water and disperse a cool mist, which adds humidity, dilutes the scent and can leave white mineral dust in hard-water areas. Waterless cold-air nebulising (SOSA Vaayu, Rs 11,999) uses no water: neat oil is sheared into a dry micro-mist, covering about 1000 cubic metres, or 2,000 to 3,000 sq ft evenly on SOSA's published figure, with a Bluetooth app and timer, freestanding or wall and HVAC mount, DC 12V at 5W - mains powered, not battery. Every customer-facing space hosts two audiences at once: the customer who forms an opinion in a single visit, and the staff who breathe that air for eight hours. Commercial scenting serves both with one move - a single refined fragrance, held evenly from the entrance to the far end of the floor, running on a schedule nobody has to remember. Customers experience it as "this brand has itself together"; the team gets premises that smell composed from opening to close.
Straight answer
Reed diffuser, ultrasonic or waterless machine - which one should I buy for my listings?
Decide by mechanism, then by listing. 1. Reeds are passive and the room sets the rate. Oil climbs the reeds by capillary action and evaporates at whatever rate the temperature and air movement in that flat allow. Nothing pushes it. That gives you ambience near where the bottle stands, no power requirement, no noise, nothing to fail and nothing to set up - and it also means you cannot turn it up for an important viewing or off afterwards. Reed diffusers start at ₹749 (Morning Freshness ₹749, Garden Bloom ₹799). 2. Ultrasonics are water machines. A Sukoon (₹1,899) or Megh (₹3,499) holds a tank of water, takes a water-based Hotel Collection register from ₹299, and vibrates the mixture into a cool visible mist. That mist is mostly water, which is why the format adds humidity to the room, dilutes the fragrance by design, and in hard-water areas can settle as fine white mineral dust on the surfaces you just had cleaned. 3. Waterless nebulising adds nothing but fragrance. The SOSA Vaayu (₹11,999) holds neat oil in a 400ml reservoir and breaks it into a dry micro-mist with cold air: no water, no humidity, no wet residue on walls or furniture. About 1000m³, or 2,000 to 3,000 sq ft evenly on SOSA's own figure. Bluetooth app and timer, freestanding lay flat or wall and HVAC mount, CE, RoHS and SGS certified, four hotel-inspired waterless blends included in one of three bundles. 4. Note the one hard rule about formats. The ₹299 water-based bottle is for ultrasonics only. It does not go into a Vaayu, which runs waterless nebulising oil. They are not interchangeable in either direction. 5. Check the socket before anything else. The Vaayu is mains powered, DC 12V at 1A, about 5W. Low draw, but it needs a live socket at the property. Reeds need none. 6. Allocate rather than standardise. A machine in the listing that carries the weight, reeds in the others, and an ultrasonic only where somebody is present to fill and empty it. And whatever you choose, run it under-dosed: heavy scent in a viewing reads as concealment, and a buyer who can name the fragrance is wondering what it is covering. Ventilate and clean first; fragrance is the finishing layer, never a repair. WhatsApp +91 96192 18531 with your listings and their sizes. One line: reeds are passive and the room sets the rate (from ₹749); ultrasonics atomise a tank of water and add humidity (₹899 to ₹3,499, registers from ₹299); waterless cold-air nebulising adds fragrance and nothing else (Vaayu ₹11,999, 2,000-3,000 sq ft, app and timer, mains powered). Three mechanisms, and what each one physically does

Three mechanisms, described honestly - what each one does to the air, what it asks of you, and which listing in your portfolio it belongs in.

Why this works
Reading the three formats as mechanisms, not as a price ladder
1Reeds: capillary action and evaporation - the room sets the rate, not you2Ultrasonic: a tank of water atomised into mist, with fragrance riding on it3Waterless: neat oil sheared by cold air - no water, no humidity, no residue4Allocate: machine in the main listing, reeds from Rs 749 in the others
The commercial standard: the SOSA Vaayu at ₹11,999 - waterless, app-scheduled, ~1000m³ coverage. Single rooms start on reeds from ₹749.
1
The passive one
A reed diffuser is a rate the room sets, and you cannot override it
A reed diffuser has no moving parts and no settings, and that is both the whole appeal and the whole limitation. Oil travels up the porous rattan by capillary action and evaporates off the exposed length of the reeds into the air around them. Nothing drives that evaporation except the conditions in the room: the temperature, the humidity and whatever air movement happens to exist. Which means the flat, not you, decides the output. Leave a bottle on the entrance console of a shut, west-facing apartment in May and come back on Saturday to find a good deal of it gone and the entrance smelling considerably more present than you intended, while the far bedroom smells of nothing whatsoever. Leave the same bottle in an air-conditioned, north-facing flat with the doors closed and very little happens at all. Both are the product working correctly. For a broker the honest ledger reads like this. In the plus column: no power at all, which is decisive in a vacant flat where the supply has been disconnected; no noise; nothing to set up; nothing to go wrong; and nothing to remember to collect at the end of the day. You place it on an earlier visit and it works while you are somewhere else entirely. In the minus column: you cannot raise it before a viewing, you cannot switch it off after one, and its effect is genuinely local to where it stands - it is an entrance object, a powder-room object, a study object, not an apartment-scenting system. There is also a practical detail nobody mentions until it happens: it is an open bottle of oil standing on somebody else's polished stone. Put it on a coaster, put it where a cleaner will not catch it with a mop handle, and never in a doorway. From ₹749, and the 130ml sizes from ₹1,249 for a larger entrance.
Tip: reeds are the right answer for a listing you visit rarely and a listing with no electricity - and the wrong answer for holding one even level across a large flat.
2
The water one
An ultrasonic is a tank of water with the fragrance riding on it
An ultrasonic diffuser is a water device that happens to carry fragrance. You fill a reservoir with water, add drops of a water-based oil - the Hotel Collection from ₹299 in fifteen millilitres, ₹999 for a hundred - and a plate vibrating at ultrasonic frequency shears the surface of that mixture into a cool aerosol which a small fan pushes out as visible mist. Three consequences follow directly from the mechanism, and all three matter more in a listing than they do in a bedroom. First, what leaves the machine is overwhelmingly water by mass, so you are humidifying the room whether or not you wanted to, and a closed flat has no air change to carry that moisture back out. Second, the fragrance is diluted by design, because dilution is how the format works. Third, an ultrasonic atomises everything in the tank, so in the hard-water areas that cover a great deal of urban India the dissolved minerals go up with the mist and come down as a fine white powder on whatever is nearby - dark marble, a glass balcony rail, a gloss kitchen shutter, in a flat you have just had deep-cleaned for viewings. There is also the fill routine, which is trivial at home and awkward in a property you visit twice a week: a tank of standing water sitting in a shut flat from one Saturday to the next is not a neutral object. None of this makes the format bad. Sukoon at ₹1,899 and Megh at ₹3,499 are genuinely useful machines, and Boond at ₹899 is the least expensive powered option we make. They belong in an occupied listing where the owner is present, in one room rather than a whole apartment, and in your own office cabin, where somebody fills and empties them as a matter of routine.
3
The air one
Waterless cold-air nebulising puts fragrance into the room and nothing else
The third format removes water from the equation entirely. A SOSA Vaayu (₹11,999) holds neat nebulising oil in a 400ml reservoir and uses a stream of cold air to shear it into a dry micro-mist - no heat, no tank, no visible plume of moisture. The carrier is air, so what enters the room is fragrance and nothing else: no added humidity, no wet residue on walls or furniture, nothing to settle on the marble in a flat that has just been cleaned. In an empty premium property that is not a refinement, it is the technical reason to choose this format, and it is covered properly on the waterless page for empty premium flats. The scale is the other half of the argument. The unit is rated at roughly 1000 cubic metres of connected air, and SOSA's published figure is 2,000 to 3,000 sq ft covered evenly using the room's natural airflow. Work it by hand and it holds: 2,000 sq ft at a ten-foot ceiling is 20,000 cubic feet, which divided by 35.3 is about 566 cubic metres; 3,000 sq ft is 30,000 cubic feet, about 850 cubic metres. Both sit inside one unit. It is freestanding - it lays flat on a console, a kitchen platform or a windowsill - or it wall and HVAC mounts in a property where that is yours to decide. It has a Bluetooth app and a timer, which is what lets the flat be scented and settled before you arrive rather than actively scenting at the door. It is CE, RoHS and SGS certified, and it ships with four hotel-inspired waterless blends chosen as one of three bundles. Two constraints, stated plainly. It is mains powered at DC 12V and 1A, about 5W: a very low draw, but there is no battery, so a dead flat with the meter disconnected is not a Vaayu property. And its oil format is not shared - the ₹299 water-based Hotel Collection bottle is for ultrasonics and never goes into this machine.
Tip: one machine in the listing that carries your effort, reeds in the rest - that allocation costs less and works better than buying a machine per property.
The SOSA principle
These are not three grades of the same product. They are three different physical events - evaporation, atomised water, and neat oil sheared by air - and each one suits a different property in your list.
Reeds do what the room lets them do. Ultrasonics add water. Waterless adds fragrance and nothing else. Pick by mechanism first and the price ladder sorts itself out.

The SOSA commercial edit

Whatever your business sells, the system logic is the same: one signature, sized to the space, scheduled so it never depends on anyone's memory. A single small room or a consultation corner can sit happily on reeds with no power at all; a customer-facing floor wants the Vaayu; a venue or a flagship wants HVAC. Every SOSA system is supported from India, and the Hotel Collection blends - SOSA's own hotel-inspired interpretations - run across the powered ones. A portion of every order supports girl-child education through Nanhi Kali. Here is the full commercial range.

Honest notes for business owners: scenting compounds a well-run premises and rescues nothing. Ventilation, air-conditioning and cleaning come first, and fragrance never substitutes for hygiene or air quality - if the air is stale, damp or smoky, fix that at the source before any scent goes in. The people most exposed to the fragrance are not your customers but your STAFF, who work eight-hour shifts in it, which is why whisper calibration and locked settings are standard on every SOSA commercial install, and any staff sensitivity report should be treated as a recalibration signal rather than a complaint. Healthcare and wellness spaces need extra restraint: keep scenting to reception and circulation areas, never treatment rooms, and the practitioner's judgement overrides anything in this guide. The Hotel Collection scents are SOSA's own hotel-inspired interpretations; SOSA is an independent Indian fragrance house, not affiliated with or endorsed by any hotel brand. Ultrasonic systems use the water-based Hotel Collection fragrance; the Vaayu and HVAC systems run waterless nebulising oil - the formats are not interchangeable. WhatsApp consult: +91 96192 18531. ISIPCA
Versailles
A note from Sonal

I have walked into jewellery showrooms lit like museums, bridal boutiques with hand-embroidered walls, furniture floors styled down to the last cushion, clinics with better art than most galleries - and in almost every one of them, the air was an afterthought. Floor polish, packaging cartons, the phenyl from the morning mopping, the workshop or the loading bay drifting forward. The one thing every customer takes in before they see anything is the thing most businesses leave to chance.

I trained at ISIPCA in Versailles, where the world's scent-marketing perfumers learn the craft, and what I build for Indian businesses is the same architecture the global hospitality brands use, whatever you sell: one signature, sized to the space, run on a schedule - so the scent is as reliable as your lighting. A consultation corner may only need reeds; a full floor needs the Vaayu; a venue needs the HVAC systems. If you want it applied to your specific premises, message us on WhatsApp at +91 96192 18531 with the type of space and its approximate size - I read those descriptions myself.

Everything is made or assembled for Indian conditions, supported from Pune - and a part of every order funds girl-child education through Nanhi Kali. Your brand gets a memory; a girl gets a classroom. That equation has always felt right to me.

Frequently asked questions

Is a more expensive diffuser simply a stronger version of a cheap one?
No, and that is the most common misreading of the three formats. A Rs 749 reed diffuser is not a weak machine; it is not a machine at all, and it produces its effect by evaporation at whatever rate the room allows. A Rs 1,899 ultrasonic is not a stronger reed diffuser; it is a water device that carries fragrance in a mist. And a Rs 11,999 waterless unit is not a bigger ultrasonic; it removes water from the process entirely and disperses neat oil as a dry micro-mist. The right question is not which is strongest but which mechanism suits the room and the job. An empty 2,500 sq ft apartment that you need evenly scented and settled before an eleven o'clock appointment is a job only one of the three can do. A powder room in a compact flat is a job the Rs 749 option does better than either of the others, because it needs nothing from you at all.
If the ultrasonic is so much cheaper, why not just buy several of them for a big flat?
Because you would be multiplying the format's problems rather than solving the coverage one. Four ultrasonics in a shut 2,500 sq ft apartment means four tanks of water being atomised into a flat with no air change, four fill-and-empty routines every visit, four sets of hard-water mineral dust settling on surfaces you had cleaned for viewings, and four machines to place, hide, switch on and collect. It also means four visible mist plumes in a property where the equipment is supposed to go unnoticed. The arithmetic on the machines looks attractive and the arithmetic on your Saturday morning does not. Where several inexpensive units do make sense is a set of separate, occupied, small rooms with people in them - which is not what a vacant premium listing is.
Can I put the Rs 299 Hotel Collection oil into a waterless machine to save money?
No. The two formats are not interchangeable and this is the one hard rule on this page. The Hotel Collection at Rs 299 for fifteen millilitres is a water-based fragrance designed to be dosed in drops into the tank of an ultrasonic diffuser - Boond, Sukoon or Megh - where water is the carrier. A waterless nebulising machine like the Vaayu is built around neat oil and cold air with no water anywhere in the system, and it ships with four hotel-inspired waterless blends chosen as one of three bundles at checkout. Putting the wrong format into either machine is not a saving. For anything to do with waterless oil beyond what comes in the box, WhatsApp us on +91 96192 18531 rather than improvising.
I show six listings. Do I need six of something?
Almost certainly not, and the answer that costs you least is usually the right one. Look honestly at the six and you will find one or two that carry most of the value and most of the viewings, and four that get shown occasionally. Put the machine in the one you show most, where you can leave equipment and where the presentation effort is justified, and put reeds from Rs 749 in the others - they need no power, no set-up and no collection, and they work on the days you are not there. Carrying one machine between six buildings sounds efficient and is not: it means set-up and pack-down at each property, a socket at each, and the machine never being anywhere long enough to have done its work before you arrive. That trade-off is worked through properly on the pages about carrying one machine between listings.
Does the format change which fragrance register I should choose?
It changes what is available rather than what is advisable. The water-based Hotel Collection for ultrasonics covers seven registers from Rs 299; the Vaayu ships with four hotel-inspired waterless blends as one of three bundles. The register logic for a viewing is the same either way: quiet, dry and unnameable beats warm and full, because heavy scent in a property viewing reads as concealment and a buyer who can identify a fragrance starts wondering what it is there for. Avoid anything sweet or food-adjacent for the same reason. The safest choices for a daytime viewing are the white-tea registers, the Ritz-Carlton-inspired blend of white tea, bergamot and cedar being the broadest and the Westin-inspired white tea, aloe and cedar the quietest. SOSA's blends are its own hotel-inspired interpretations and SOSA is not affiliated with any hotel brand.

About this guide: Written by Sonal Sahani, ISIPCA Versailles-trained founder and perfumer at SOSA Home & Body. Product recommendations reflect the SOSA commercial range; the scent-marketing strategy advice applies to any business's systems.

Facts verified August 2026: Ambient scent research consistently associates pleasant, congruent scenting with improved evaluations of a space and its service, longer dwell time and stronger brand recall at moderate effect sizes; congruence (scent matching the setting) and gentle intensity outperform strong scenting in replicated studies, and no scent effect survives poor ventilation, poor cleaning or poor indoor air quality. Olfactory memory is unusually durable: scent-linked brand memories persist and retrieve for years, which is the mechanism behind signature scents. Staff exposure is the design constraint, since employees breathe the fragrance for full shifts: whisper calibration, locked settings and sensitivity accommodations are standard practice, and healthcare and wellness settings call for extra restraint.
