The question usually arrives with the arithmetic already done. On a flat at four crore, even a one per cent fee is four lakh, and Rs 11,999 against four lakh is a rounding error twice over. So the money cannot be the real question, and it is not. The real question is whether the thing you are buying does anything, and the honest answer to that has two halves. Most pages on the internet will give you the first half enthusiastically and skip the second. We would rather you read both and then decide, because a broker who buys this after reading the second half is a customer who will not feel misled.

Does scenting a property help it sell? Nobody can tell you that, and we will not. Ambient scent research supports improved evaluations of a space and of the service delivered in it, longer dwell time and stronger recall, at moderate effect sizes, and most of that work sits in retail, hospitality and service settings rather than in property transactions. Why comparing it to the commission is not an argument at all
Run the comparison honestly and watch it fall apart. A flat at four crore with a one per cent fee produces four lakh; Rs 11,999 is three per cent of that, and a Rs 749 reed diffuser is less than two hundredths of it. The conclusion the arithmetic invites is that the spend is obviously worth it, and that conclusion is unsafe, because the same sum passes for a Rs 11,999 aerosol habit, a Rs 11,999 set of scented candles left burning in an empty flat, or Rs 11,999 of the wrong fragrance dosed at a level that makes a buyer suspicious. Anything is small against four lakh. The comparison tells you only that cost is not the constraint here, which is genuinely useful information - it means you should stop thinking about the price and start thinking about the effect and the order. The same body of work also supports two cautions that matter more to a broker than the headline: congruence and gentle intensity outperform strong scenting, and no scent effect survives poor ventilation, poor cleaning or bad air quality. Now the stop. That research does not support any claim about offers, closing rates, sale price or speed of sale, and most of it was conducted in retail floors, hotels, restaurants and service environments where a person makes a small decision in a short visit. A property purchase is the largest financial decision most buyers make, it unfolds over weeks, and it is settled by budget, location, legal title, floor plan, loan sanction, a spouse and a school run. Anybody who tells you a fragrance moves that number is guessing, and if they attach a percentage to it they are guessing with a decimal point. We are not going to be that vendor.

The honest thing you are actually buying, and the risk attached to it
Strip the overclaim out and something real remains. First, consistency: a flat you show six times over two months is otherwise presented in six different states, depending on the weather, how long it was shut, who was in it last and how your morning went. A machine on a timer, or reeds placed early, means every appointment happens in air you chose rather than air that happened. Second, recall, which is the best-supported of the three findings and the one that fits a broker's problem most closely: a serious buyer sees five or six flats in a weekend and by Monday they blur. Being the one that felt looked after is worth something, and it is honestly all that is on offer. Third, the effect on you, which nobody measures but every broker recognises - walking into your own listing and finding it aired, clean and quiet changes how you show it. And now the risk, because it is real and it belongs on the same page as the pitch. Heavy scent in a property viewing reads as concealment. A buyer who walks into a strongly perfumed flat wonders what is under it, and in a resale flat there is always something they can imagine: damp, smoke, drains, a pet, a kitchen. The scenting that works sits below the level at which the buyer names it. If they mention the fragrance, you were two settings too high an hour ago. Under-dose deliberately, and read the page on how strong it should be before you set anything.
Tip: if the buyer can name the fragrance, you have bought the risk without buying the benefit.

Has anyone actually measured what scent does to a property sale?
Not in a way we can point you to and stand behind, and that is the honest answer rather than a modest one. The ambient scent literature that exists sits largely in retail, hospitality, restaurant and service settings, where a researcher can run a controlled comparison across many short visits and many customers. Property transactions are the opposite kind of event: few of them, each one long, each one involving a different flat, a different buyer, a loan, a lawyer and a family, and no realistic way to isolate the air from everything else that varies. So even a broker with strong personal experience of scented viewings has an anecdote rather than evidence, and so do we. If somebody quotes you a percentage uplift on property sales from fragrance, ask them where the number came from before you spend anything on the strength of it.
Will it at least make my listing more memorable to a buyer?
Recall is the finding that transfers most comfortably, and it is still moderate rather than dramatic. Ambient scent research does support stronger recall of an experience, and a buyer who has walked through six flats between Saturday and Sunday has a genuine memory problem that you are competing inside. So it is reasonable to say that a flat which was clean, well lit, aired and quietly scented has a better chance of being described afterwards as the one that felt looked after. What we will not do is convert that into a claim about the shortlist or the offer, because being remembered and being chosen are different things, and everything that decides the second one is bigger than the air: the budget, the floor, the view, the layout, the society, the title and the price.
If it does not sell the flat, why would I bother at all?
Because almost nothing on the presentation list is defended on that basis. Nobody can publish a sale-price effect for professional photography, for a deep clean, for making the beds, for opening the curtains or for replacing a dead bulb, and yet every serious broker does all five, because presenting a property properly is a standard rather than a lever. Fragrance belongs on that list: it is the cheapest item on it, it reaches every single person who walks through the door, and it is the last thing you add rather than the first. Where it stops being defensible is when it is bought in place of the items above it. A scented flat that is dusty, dim and stuffy is money spent in the wrong order, and a buyer reads it accurately.
Could scenting the property actively hurt the sale?
Yes, and this is the half of the answer most vendors leave out. Over-dose it and heavy scent reads as concealment, which is worse than no fragrance at all: a buyer standing in a strongly perfumed resale flat starts hunting for the reason, and their imagination supplies damp, smoke, drains or a pet whether or not any of those exist. Use a sweet or food-adjacent register and you get the same effect faster.
