Start with why you do it, because the reasons are good ones. A can lives in your car door, costs a few hundred rupees, needs no socket, no lead time and no planning at all, and it works the second you press the button. You are standing in a closed-up flat twenty minutes before a serious buyer, the place smells of nobody having opened a window since March, and there is exactly one tool in the building that does anything. Nobody should apologise for reaching for it. The problem is not effort. The problem is that an aerosol does two things you did not ask it to do: it puts a smell into the room that most Indian adults can place within a second, and it puts almost all of that smell in during the one minute when you are the only person there.
Quick answers — read this first
Is it bad to use room freshener before a property viewing? It is not bad so much as badly matched to the job, and for two separate reasons. The first is category. An aerosol room freshener is one of the most recognisable smells in Indian public life, and the places a buyer has met it are a public washroom, a taxi, a bus, a budget hotel corridor and an office lift lobby. In a premium flat that association is a contradiction the buyer has to resolve. The second is the curve: a spray has no reservoir, so its concentration peaks the moment you release the button and falls away by dilution, settling and ventilation, largely inside fifteen to thirty minutes. That is almost exactly the gap between you spraying and the buyer arriving. The replacement is something that runs continuously and holds a low steady level: reeds from Rs 749 placed days ahead, or a SOSA Vaayu at Rs 11,999 started an hour before the appointment.
What should I use instead of room spray before a viewing? In this order. First the free work, which outperforms every product on this page: open the property up and cross-ventilate, clean, pour a mug of water down every floor trap, take the bin out of the flat rather than emptying it inside, and wipe the air-conditioner drip trays. Second, for a small flat you show occasionally, reed diffusers from Rs 749 placed three or four days ahead so the room has reached a settled level before anyone walks in. Third, for a property you show every weekend, a SOSA Vaayu at Rs 11,999 - waterless cold-air nebulising, Bluetooth app and timer, mains powered at DC 12V and about 5W - started an hour before arrival and run at a low locked setting. Ultrasonic machines from Rs 1,899 running the water-based Hotel Collection from Rs 299 are the third format, though in a closed empty flat they add moisture to air that usually has enough.
Will a buyer actually notice that I used air freshener? Some will, and unhelpfully they are the ones who look hardest at everything else. Very few buyers will say it out loud, and almost nobody thinks the words cheap air freshener - what happens is quieter than that. The nose files the smell under a category, the category does not match the marble and the joinery and the view they are standing in, and the buyer comes away with a small unexplained deduction they would not be able to account for if you asked them. In an empty flat it also raises the question you least want raised, which is what the room smelt of before you sprayed. Heavy or identifiable scent in a viewing reads as concealment, and that is the single most expensive thing air can do to a listing.
The short answer
Short answer: Room freshener is used because it is cheap, instant and needs no planning, and those are real advantages. It fails for two reasons that have nothing to do with quality. Category: an aerosol freshener is a smell Indian buyers place instantly, and the places they know it from are public washrooms, taxis and budget hotel corridors, which contradicts a premium flat and lands on the concealment rule. Curve: a spray has no reservoir, so it peaks at the nozzle and decays by dilution, settling and ventilation, largely inside fifteen to thirty minutes - the gap between you spraying and the buyer arriving. Replace it with a continuously running source held low: reeds from Rs 749 placed three or four days ahead, or a Vaayu at Rs 11,999 started an hour before. Ventilate, clean and fix the source first. WhatsApp +91 96192 18531.
The pick: the SOSA Vaayu (₹11,999) for premises to ~1000m³; reeds from ₹749 for a single room; cabin systems from ₹1,899; HVAC from ₹25,999.

Every customer-facing space hosts two audiences at once: the customer who forms an opinion in a single visit, and the staff who breathe that air for eight hours. Commercial scenting serves both with one move - a single refined fragrance, held evenly from the entrance to the far end of the floor, running on a schedule nobody has to remember. Customers experience it as "this brand has itself together"; the team gets premises that smell composed from opening to close.
I spray room freshener before every viewing. What should I be doing instead?
Seven moves, and the first three cost nothing. 1. Do the free air work, because it beats every product below. Open the property ninety minutes early and cross-ventilate properly, clean, pour a mug of water down every floor trap so the drain seal is not letting sewer gas back into an empty flat, take the bin out of the property, and wipe the air-conditioner drip trays. Most flats that get sprayed did not need fragrance; they needed a window and twenty minutes. 2. Fix anything real at source. Fragrance does not fix damp, a leak, drainage or smoke damage, and must never be used to try - those are matters for repair and disclosure, and layering scent over them produces a worse smell, not a better one. See what a realtor must fix instead. 3. Then close the flat and let it settle so the air you built is not the air the lift lobby is supplying. 4. For a small flat you show occasionally: reeds. Reed diffusers from ₹749, placed three or four days ahead in the entrance and the main living space, reach a low steady level and hold it with no power, no noise and nothing to set up on the day. 5. For a property you show regularly: a machine on a timer. A SOSA Vaayu (₹11,999, waterless cold-air nebulising, about 1000m³, Bluetooth app and timer, mains powered at DC 12V and roughly 5W) started an hour before arrival reaches a steady low level and stays there through a two-hour viewing block. It needs a live socket, which a vacant flat does not always have - see scenting a property with the electricity disconnected. 6. Choose a register with no personality of its own. The Ritz-Carlton-inspired blend (white tea, bergamot, cedar) is the safest across buyers; the Westin-inspired (white tea, aloe, cedar) is the quietest; the 1 Hotels-inspired (cedarwood, vetiver, green leaves) suits a concrete-and-timber flat. The water-based Hotel Collection from ₹299 runs in ultrasonics; the Vaayu runs waterless oil and ships with four blends. These are SOSA's own hotel-inspired interpretations and SOSA is not affiliated with any hotel brand. 7. Set the level from outside the front door. Walk out, stand on the landing for two minutes, walk back in. If you can name a fragrance, it is too much. Under-dose deliberately. WhatsApp +91 96192 18531 with the floor plan and how often you show it. Made in India; a portion of every order supports girl-child education through Nanhi Kali.
One line: the spray is not the problem, the burst is - an aerosol peaks at the nozzle and is largely gone in fifteen to thirty minutes, and what is left is a category the buyer can place. Ventilate and clean first, then hold a low steady level with reeds from ₹749 or a Vaayu at ₹11,999 on a timer. Registers from ₹299. WhatsApp +91 96192 18531.
The commercial standard most businesses choose: the SOSA Vaayu - waterless cold-air scenting to ~1000m³, Bluetooth app and timer, one signature on schedule - at ₹11,999. Single rooms and consultation corners start on reeds from ₹749; cabin systems from ₹1,899; large-premises HVAC from ₹25,999. What an aerosol actually tells a buyer
Three things are going on: what the smell signals, why the timing works against you, and what continuous actually buys that a burst cannot.
Why this works
From a burst before the door opens to a level that is simply there
The commercial standard: the SOSA Vaayu at ₹11,999 - waterless, app-scheduled, ~1000m³ coverage. Single rooms start on reeds from ₹749.
An aerosol freshener is a smell Indians can place, and the place is not a luxury flat
There is a difference between a smell being unpleasant and a smell being wrongly filed, and this is the second one. An aerosol room freshener is not offensive. It is, in most cases, a perfectly competent fragrance. What it is, unavoidably, is familiar: almost every Indian adult has met that exact category of smell in a public washroom, in the back of a taxi, in a bus, in a budget hotel corridor, in an office lift lobby and in a hundred small shops. Those are the reference points the nose has stored, and the nose files first and thinks later. So when a buyer steps out of a lift into a flat you are asking them to imagine paying several crore for, and the first breath belongs to a category they associate with public infrastructure, they have been handed a contradiction to resolve. Nobody says it. Nobody thinks the words. What happens is a small unaccounted deduction: the flat reads very slightly less special than it did in the photographs, and if you asked the buyer why, they would talk about the kitchen. And in an empty property the contradiction has a second, sharper edge, because a strong applied fragrance in a room with nothing in it invites exactly one question - what did this smell like before. Heavy or identifiable scent in a viewing reads as concealment, and that association is the most expensive thing air can do to a listing. See how strong the scent should be when a buyer walks in for where the line actually sits.
Tip: the buyer does not think cheap - they think public washroom, and then they think about something else, and the flat has quietly lost half a point.
2
The timing
You get the peak and the buyer gets the tail
The second problem is arithmetic rather than taste. An aerosol has no reservoir. It puts a fixed quantity of fragrance into the room in one burst and then stops, so the concentration in that room is at its highest the moment you release the button and falls away from there - diluted as the plume mixes out from the metre around your hand into the whole volume of the flat, settled onto floors, walls and glass, and carried off by whatever ventilation the building has. In a normal flat that decay is largely finished within fifteen to thirty minutes, which is very close to the gap between a broker spraying and a buyer arriving. You smell it powerfully because you were standing inside the cloud, because it is on your sleeve, and because you were there when it changed. The buyer, walking in at minute twenty-five, gets the tail of it or nothing at all, which is why the honest complaint from brokers is always the same: it smelled great when I did it. It did. To you. That decay curve is the whole subject of the page on why your spray fades before the buyer arrives, and it is worth reading in full, because it is also the reason the instinctive fix - spraying more, or spraying later - makes both problems worse rather than one better.
3
The replacement
What a continuously running source does that a burst cannot
The honest alternative is not a better spray, it is a different shape of delivery. A reed or a machine adds a small quantity of fragrance to the room every minute rather than all of it in one second. Losses continue exactly as before - dilution, settling, ventilation - but now they are being replaced, so the room climbs to the point where what goes in matches what leaves and then simply sits there. That plateau is the entire product. It is low, it is even from the entrance to the far bedroom, it does not spike when you walk in and it does not vanish while you are showing the balcony, and it is the same on the second viewing as it was on the first. Two rungs cover almost every broker. For a flat you show occasionally, reed diffusers from ₹749 in the entrance and the main living space, placed three or four days ahead so they have settled before anybody sees the property - no power, no noise, nothing to carry on the day, and honestly limited to a modest radius per bottle, which the reed page sets out plainly. For a listing you show every weekend, a SOSA Vaayu at ₹11,999: waterless cold-air nebulising to about 1000m³, app and timer so the level is locked, freestanding on a console rather than installed, and no water into a closed flat with marble and fresh paint. It is mains powered at DC 12V and about 5W, so it needs a working socket. Start it an hour before, not at the door - cold-starting at the door is the classic mistake and it recreates the spray problem with a more expensive machine.
Tip: a burst is an event and a plateau is a property of the room - buyers only ever notice the first one.
The SOSA principle
The aerosol is not failing because it is cheap. It is failing because a burst is an event and a room needs a level - and because the event carries a category the flat cannot afford.
Cheap, instant and no planning are genuine advantages. They are also, exactly, the reasons it does the wrong thing: everything goes in while you are alone in the flat, and what the buyer meets is the label, not the fragrance.

The SOSA commercial edit
Whatever your business sells, the system logic is the same: one signature, sized to the space, scheduled so it never depends on anyone's memory. A single small room or a consultation corner can sit happily on reeds with no power at all; a customer-facing floor wants the Vaayu; a venue or a flagship wants HVAC. Every SOSA system is supported from India, and the Hotel Collection blends - SOSA's own hotel-inspired interpretations - run across the powered ones. A portion of every order supports girl-child education through Nanhi Kali. Here is the full commercial range.

Honest notes for business owners: scenting compounds a well-run premises and rescues nothing. Ventilation, air-conditioning and cleaning come first, and fragrance never substitutes for hygiene or air quality - if the air is stale, damp or smoky, fix that at the source before any scent goes in. The people most exposed to the fragrance are not your customers but your STAFF, who work eight-hour shifts in it, which is why whisper calibration and locked settings are standard on every SOSA commercial install, and any staff sensitivity report should be treated as a recalibration signal rather than a complaint. Healthcare and wellness spaces need extra restraint: keep scenting to reception and circulation areas, never treatment rooms, and the practitioner's judgement overrides anything in this guide. The Hotel Collection scents are SOSA's own hotel-inspired interpretations; SOSA is an independent Indian fragrance house, not affiliated with or endorsed by any hotel brand. Ultrasonic systems use the water-based Hotel Collection fragrance; the Vaayu and HVAC systems run waterless nebulising oil - the formats are not interchangeable. WhatsApp consult: +91 96192 18531. ISIPCA Versailles
A note from Sonal
I have walked into jewellery showrooms lit like museums, bridal boutiques with hand-embroidered walls, furniture floors styled down to the last cushion, clinics with better art than most galleries - and in almost every one of them, the air was an afterthought. Floor polish, packaging cartons, the phenyl from the morning mopping, the workshop or the loading bay drifting forward. The one thing every customer takes in before they see anything is the thing most businesses leave to chance.
I trained at ISIPCA in Versailles, where the world's scent-marketing perfumers learn the craft, and what I build for Indian businesses is the same architecture the global hospitality brands use, whatever you sell: one signature, sized to the space, run on a schedule - so the scent is as reliable as your lighting. A consultation corner may only need reeds; a full floor needs the Vaayu; a venue needs the HVAC systems. If you want it applied to your specific premises, message us on WhatsApp at +91 96192 18531 with the type of space and its approximate size - I read those descriptions myself.
Everything is made or assembled for Indian conditions, supported from Pune - and a part of every order funds girl-child education through Nanhi Kali. Your brand gets a memory; a girl gets a classroom. That equation has always felt right to me.
Frequently asked questions
Is there any situation where spraying before a viewing is the right call?
One, and it is a genuine one: you are standing in the flat with no notice, no power, no reeds in place and a buyer already in the lift. In that situation a spray is what exists, and using it beats standing in a stale room apologising. Do it in the least useful room rather than the entrance, do it early rather than late, and do far less than instinct suggests. But treat that as an emergency rather than a method, because the reason you are in the emergency is that nothing was placed in advance. The whole argument of this page is about planning rather than products: reed diffusers from Rs 749 left in a listing three or four days before you expect to show it remove the emergency entirely, cost less than a season of cans, and never require you to be in the flat at the right moment.
If I spray in a different room and let it drift, does that solve it?
It helps with the first breath and it does not change the curve. Spraying in the second bedroom and letting the flat mix it out does give the plume time to dilute before anyone meets it, which is a real improvement on spraying at the entrance thirty seconds before the door opens. What it cannot do is make the fragrance last, because the quantity is still fixed and still decaying by dilution, settling and ventilation from the second you finish. You have moved the peak away from the buyer without giving them anything in its place, so what most often happens is that the flat smells of very little by the time they reach the far end of it. If you like the discipline of that approach, you will like a machine on a timer more: it does the same thing, deliberately, for the whole viewing window.
Does an expensive room spray solve the category problem?
Partly, and it is worth being precise about which part. A better composition genuinely does move the association: a fine fragrance sprayed into a room does not read as a public corridor, because the materials are different. What it does not change is the physics or the control problem. It still delivers everything in one burst, still peaks at the nozzle, still decays inside half an hour, still varies with how long you held the button and how many rooms you did, and still means the flat smells different at every viewing. The consistency is the actual argument for scenting a listing at all, and no spray of any price can give you that. If you already own something you like, keep it for your own office or your car and put a running source in the property.
The owner is living in the flat and I cannot leave anything in it. What then?
That is the case where a machine earns its price rather than a reed, and it is worth saying that this is a negotiation problem before it is an equipment problem. A Vaayu at Rs 11,999 is freestanding and mains powered, so it can be carried in, stood on the entrance console, run for the hour before the appointment and taken away afterwards, which many owners will accept because nothing is installed and nothing is left behind. If the owner will not have anything at all, then the honest answer is that your work is entirely the free work: ask for the windows open in the morning, ask that cooking is finished well before the slot, ask for the bin out of the flat, and arrive early enough to air the rooms yourself. Never scent an occupied property without the owner's agreement, and never over the top of a cooking or pet smell that the owner has a right to be asked about directly.
Will one of these actually make the property sell?
No, and we will not say otherwise. What ambient scent research supports is improved evaluations of a space and the service around it, longer dwell and stronger recall, at moderate effect sizes. There is nothing in it about offers, prices, closing rates or how fast a property moves, and anyone who tells you a fragrance shifts those numbers is selling past the evidence. What you are actually buying is control over one variable in a presentation you already control the rest of: the flat smells of nothing in particular, consistently, at every viewing, instead of smelling of stale closed air on one Saturday and of a can on the next. That is a small, real, defensible improvement, and it costs Rs 749 to start testing it. Read the page on what the research actually supports before you spend anything larger.

About this guide: Written by Sonal Sahani, ISIPCA Versailles-trained founder and perfumer at SOSA Home & Body. Product recommendations reflect the SOSA commercial range; the scent-marketing strategy advice applies to any business's systems.
Facts verified August 2026: Ambient scent research consistently associates pleasant, congruent scenting with improved evaluations of a space and its service, longer dwell time and stronger brand recall at moderate effect sizes; congruence (scent matching the setting) and gentle intensity outperform strong scenting in replicated studies, and no scent effect survives poor ventilation, poor cleaning or poor indoor air quality. Olfactory memory is unusually durable: scent-linked brand memories persist and retrieve for years, which is the mechanism behind signature scents. Staff exposure is the design constraint, since employees breathe the fragrance for full shifts: whisper calibration, locked settings and sensitivity accommodations are standard practice, and healthcare and wellness settings call for extra restraint. SOSA systems: alcohol-free reed diffusers from ₹749 for single rooms with no power needed; Sukoon 500ml ultrasonic (₹1,899) and Megh 6L ultrasonic (₹3,499) run the water-based Hotel Collection fragrance (from ₹299; refills from ₹999, 100ml ₹999); SOSA Vaayu (₹11,999) is a waterless cold-air nebulising machine, ~1000m³ coverage, Bluetooth app and timer; SOSA Aangan (₹25,999) and SOSA Meenar (₹38,500) are HVAC nebulising systems for approximately 8,000-10,000 and 12,000-18,000 sq ft respectively.
