Below the level at which the buyer names it. That is the whole answer, and every other line on this page exists to explain why it is lower than your instinct and how to find it in an actual property. The mistake is not aesthetic. A buyer who walks into a strongly perfumed flat does not think it smells lovely and move on; they ask, silently and immediately, what is being covered up. Damp, cigarette smoke, drains, pets, a kitchen. That inference is learned, it is usually correct, and once it has formed you spend the rest of the viewing arguing against it.

How strong should a property smell during a viewing? Below the level where the buyer would name it as a fragrance. The target is a buyer who walks in, feels that the property is clean and cared for, and could not tell you why. If they can identify a scent in the first breath, it is too high, however good the register is. Under-dose deliberately, because the two failure modes are not symmetrical: too little costs you nothing at all, since a flat that smells of clean aired air is a perfectly good outcome, while too much costs you the buyer's trust, and trust is the only thing the exercise was ever buying. Start earlier rather than stronger.
Why does strong scent in a property viewing look like you are hiding something? Because in the buyer's experience it usually is. How do I tell if the level is right when I cannot smell it any more? Walk out and come back. You are the worst judge of your own listing's air, because you have been in the property for half an hour and the nose adapts to a constant background scent within minutes. So set the machine, finish your other preparation, then leave the flat, stand on the landing or on the street for two full minutes in different air, and walk back in as if you had never been there before. Every customer-facing space hosts two audiences at once: the customer who forms an opinion in a single visit, and the staff who breathe that air for eight hours. What a buyer actually thinks when a flat smells strongly of something
Picture the sequence from the other side of the door. A buyer has driven across the city, is already slightly sceptical because they have seen four properties this month that did not match their photographs, and steps out of a hot corridor into your listing. If the first thing that arrives is a distinct fragrance, the thought that forms is not what a beautiful scent. It is a question, and the question is what is being covered up. Then the list assembles itself, and it is always the same list: damp behind a wall or under a window, cigarette smoke in the curtains and the ceiling, a drain under the kitchen sink or in a rarely used bathroom, a dog or a cat that lived here for six years, a kitchen where somebody cooked twice a day for a decade. The buyer may say none of this out loud. It does not matter, because from that moment the viewing has a subtext, and everything else they find - a mark on a skirting board, a slightly swollen door, a stain on a ceiling that is almost certainly nothing - gets recruited into the theory. What makes this so costly is that the inference is not paranoid. Heavy fragrance in an empty or freshly vacated property genuinely is one of the oldest tricks in the business, buyers know it, their families know it, and their own brokers warn them about it. You are not being suspected of something unusual. You are being pattern-matched, accurately, against everyone who has done exactly that. And the only defence is to stay well below the level where the pattern triggers.

Olfactory adaptation is not carelessness, it is how the nose works. A constant background scent fades from conscious awareness within a few minutes, and after twenty minutes in a scented room a person genuinely cannot detect what a visitor detects instantly. Now consider the realtor's situation, which is close to a worst case. You arrive forty minutes before the buyer. You open windows, set out the brochures, straighten the cushions, wipe down a counter, take a call, and set the machine. By the time the doorbell goes you have been breathing that air for the better part of an hour, and your nose has quietly written the fragrance out of the record. The buyer arrives having spent that same hour in traffic, heat and dust, with a completely fresh sense of smell, and walks into the property at the single moment of maximum sensitivity. The test

Then walk back in as though you had never been there, and pay attention only to the first breath. If the fragrance is the first thing you register, the setting is too high and you should drop it now rather than after the viewing. Is there a setting number I can just use in every property?
There is no universal number, and anyone who gives you one is guessing on your behalf. What the level actually depends on is the connected volume of air, how much of it is open to the rest of the flat, whether there is furniture and soft furnishing to hold the scent or bare hard floors that hold nothing, whether windows are open, how warm the day is, and how long the machine has been running before anybody arrives. A 2,000 sq ft furnished apartment in December and an empty 1,100 sq ft flat behind west-facing glass in May are not the same problem. What you can carry between properties is the method rather than the number: start at the lowest usable setting, run the two-minute walk-out test, adjust once, and write down what worked for that property. A buyer said the flat smelled too strong. What do I do in the moment?
Turn it off, open a window, say plainly that you had a diffuser running and you will take it out, and then leave the subject alone. Do not explain, do not defend the choice and do not describe the fragrance, because every additional sentence keeps the buyer's attention on the air when what you want is their attention back on the property. Take the comment entirely at face value: for every buyer who says something there are several who noticed and said nothing, since telling a broker their listing smells strange is an awkward thing to do. Afterwards, treat it as calibration data rather than as an unlucky buyer, drop your standing level a step, and run the walk-out test again at the next property. If under-dosing is so safe, why scent the property at all?
Because the realistic alternative is rarely neutral air. A property that has been closed since Tuesday, or empty for four months, or lived in by a family who cook twice a day, does not default to nothing; it defaults to still air, dust, the smell of the building, and whatever the last occupant left. The choice in a viewing is almost never between fragrance and nothing, it is between an accidental smell and a chosen one, held quietly. What a low, well-set register buys you is that the first breath is neutral-to-pleasant rather than a small negative, and that the property reads as prepared. That is a modest and honest claim. If a property genuinely smells of clean aired air on its own, you do not need a machine in it at all, and we would rather say so than sell you one.
My listing smells of damp. Can I scent over it for one viewing?
No, and this is the one place where we would rather lose the sale than give you the answer you want. Fragrance laid over damp does not delete it; the two combine into a third smell that is more noticeable and more suspicious than the damp on its own, and buyers place it accurately. Beyond that, damp is not a presentation problem. It is a defect, and a defect belongs in disclosure and repair, not in the air. The correct sequence is to open the property up and ventilate it properly, clean it, find the actual source - a leaking joint, a shared wall, a blocked drain, a failed waterproofing detail - and get it fixed, and only then think about scenting the property that is left. That order protects your client, your buyer and your own reputation, all three of which are worth more than one Saturday viewing.
Does a lower setting mean the fragrance stops doing anything?
It means it stops being noticeable, which is not the same thing and is in fact the objective. The research on ambient scent consistently finds that congruence with the setting and gentle intensity outperform strong scenting: a space that reads as pleasant and appropriate does more than one that announces itself. In a property viewing that finding is sharper than usual, because the announcement carries a specific negative meaning that it does not carry in a shop or a lobby. The effect you are buying is that a buyer describes the flat as immaculate, well kept, somehow finished. You are not buying the buyer noticing a fragrance, and if you find yourself pushing the setting up so that it definitely registers, you have changed the objective from presentation to advertisement.
