Then the gradient: warm air rises and carries scent with it, so the upper half of a double-height volume collects what the occupied lower half should be receiving. Place the machine low, at waist height, and run the air conditioning or a ceiling fan on its lowest speed to break the layering. That costs nothing.
Then the register: a heavier composition — the 1 Hotels-inspired Forest Suite, cedarwood, vetiver and green leaves — because a light top note disperses into the void and does not come back.
2. Then accept that the room is layered, not mixed. Warm air rises. Fragrance travels with air rather than independently of it, so it goes where the air goes — upward, into the top of the void, and it collects there. The upper half of a double-height room is better scented than the lower half, and nobody has ever stood in the upper half.
3. So place the machine low, at waist height, in the occupied zone. Not on a mezzanine rail, not on a high console, not up the stair. You are scenting the two metres of air a person walks through. The void will receive its share without any help from you.
4. Run the air conditioning, or a ceiling fan on its lowest speed, for the two hours before the viewing. Gentle mechanical movement breaks the temperature layering and folds the top of the room back into the bottom of it. This is the free half of the answer and it does more than any change of setting.
5. Choose a heavier composition. Light, volatile top notes are the first thing buoyant air carries away. Cedarwood, vetiver and green leaves stays nearer the level it was released at. In a normal-ceilinged villa the cooler default is fine; in a void it reads thin by the time it matters.

Height does two things, and only one of them gets discussed
Ask anybody in this trade what a double-height ceiling means for scenting and you will get one answer: it is a bigger space than it looks. That answer is correct and it is half the story. The other half is that a tall room does not hold its air in one mixed body. It holds it in layers, sorted by temperature, with the warmest at the top — and because fragrance moves with air rather than through it, the layers sort the fragrance too. I have stood in a great many double-height living rooms at four in the afternoon and found the scent perfectly judged at the level of the first-floor gallery and barely present beside the sofa. Nothing was wrong with the machine. The room had simply done what tall rooms do.
Where the air in a double-height room actually goes
The same 900 sq ft living volume under a 20 ft ceiling, divided into height bands. The third column is what happens to fragrance in each band on a still afternoon with nothing running, and the fourth is the only question that matters commercially: is a buyer ever in that air.

Low placement, a fan on its slowest speed, and a heavier bottle
Start with the setting and the clock, because a villa of this shape needs more of both than a flat does. The Vaayu should be on its lowest useful intensity and it should be started three hours before the viewing rather than two. The extra hour is not for the machine — a nebuliser reaches a working level within minutes and a stated level well inside two hours in a normal room — it is for the mixing. A large stratified volume takes longer to arrive at an even reading than a sealed 500 m³ apartment does, and the difference between a villa that has settled and one that is still settling is precisely the difference between a property that smells of itself and a property that smells of something being done to it. Use the 4h timer and let it run through the appointment rather than trying to time a stop. On intensity: in a room this size the temptation is to reach for a higher setting because the space is large, and it is the wrong instinct twice over. A higher setting in a stratified room supplies the void faster than it supplies the sofa, and it also removes the margin that lets a 1000 m³ machine sit comfortably inside a 680 m³ requirement. Headroom is not wasted capacity. It is what allows the lowest setting to produce a level, and the lowest setting is what a viewing wants. The 400ml tank runs about 75 days, so a villa listed in September is still supplied in November without anybody visiting it to refill.
Then the sequence and the placement, which for a villa is where most of the free improvement lives. Twenty-four hours before, open the property properly — windows on opposite elevations, every internal door open, and water down every drain trap in the house, which in a villa means the utility, the servants' bathroom and the terrace gully as well as the obvious ones. A villa has more traps than a flat and more of them are in rooms nobody enters. Three hours before, close up and let the house come to temperature with the air conditioning on. Two hours before, the machine goes on low at waist height on an interior wall of the double-height room, well away from the front door and away from any AC supply grille — a diffuser standing directly under a vent has its output taken away from the occupied zone and delivered somewhere else. Thirty minutes before, walk the house from the front door as a buyer would, including up the stair to the gallery, and adjust downward if the landing reads strong. Adjust down, never up. The level you can only just detect on a second pass is almost always the correct one, because you have been in the building for hours and the buyer has not. And keep the fan or the AC running through the viewing itself. A still room re-stratifies within the hour.
Then the constraints, the habituation problem and the line this brand does not cross. You will stop being able to smell the villa long before the buyer walks into it — a nose reports change and discards constants, which is why the person who set the level is the worst possible judge of it after two hours in the building. Send somebody else in from the gate, or step outside for ten minutes and come back through the front door. On the machines: the Vaayu is waterless cold-air nebulisation and takes its own undiluted oil, not the water-based Hotel Collection bottles, which belong in the ultrasonic Sukoon, Boond and Megh. Those ultrasonics consume 30–50 ml of water an hour and put it into the air, which is the wrong thing to do to a closed villa in monsoon and the reason waterless is the honest answer in an empty property. A reed diffuser needs 24 to 72 hours to establish and cannot be relied on for tomorrow. A candle must be attended and extinguished, which rules it out of a vacant house. And the rule that outranks everything above: fragrance is the last step in preparing a property and it never covers a defect. Damp in a double-height wall, a leak at a clerestory junction, a dried-out trap, smoke damage — those are material facts about the property. Find them, fix them or disclose them, and scent a villa that is genuinely sound. Nothing on this page will help you do otherwise, and it is not meant to.

Versailles
The villa that changed how I think about this was in Alibaug, about 6,000 sq ft, with a living volume open to the roof and a gallery running along one side of it. The agent had a machine on the gallery rail, reasoning that scent falls. Scent does not fall. Air rises when it is warm, and everything suspended in that air rises with it, so a machine on a gallery rail is releasing into a column that is already going up and away from the room it was meant to serve. The landing was beautiful. The sitting room, where two people were about to spend forty minutes deciding whether to spend a great deal of money, smelled of almost nothing.
We moved the unit to a console beside the sofa, put the ceiling fan on its lowest speed two hours before the next appointment, and changed nothing else. The room read correctly at head height for the first time, and the gallery — which had been the best-scented place in the house — settled into being ordinary, which is what a landing should be. I tell that story often, because it is the clearest case I know of a problem that everybody diagnoses as strength and almost nobody diagnoses as position. And I will say the other thing plainly while I am here: none of this is worth doing in a house with a damp patch in it. Find it, fix it or disclose it. A scented defect is still a defect and it is somebody else's money.
