What we answer
"Double-height entrance with a full glass facade, and fragrance that seems to vanish."
Height multiplies volume and stratifies it - the scent is above the buyers, not missing
SG Highway gallery
What we specify
"Gallery, project models, sample apartment and private closing rooms in one building."
One register, descending levels, and the sample apartment treated as a separate job
Buyer journey
What we answer
"New gallery still smelling of paint, laminate and adhesive."
Ventilate and wait. Fragrance over curing finishes is masking, and buyers read it
Pre-opening
What we specify
"Developer with several projects wanting one recognisable house scent."
Same fragrance everywhere, output set per building, documented before project two
Multi-project
What we answer
"Two crore to ten crore homes, and a question about what the ambience returns."
We will not put a number on it. It is a brand-standard decision, like the lighting spec
No claims

By Sonal Sahani · ISIPCA Versailles 9 min read Updated September 2026
One fragrance across the building and four different intensities within it, because the buyer is doing something different in each room and the closing room is the one people most often get wrong.
Quick answers — read this first
Should every room in a sales gallery smell the same? The same fragrance, yes - that is what makes a building feel coherent. The same intensity, no. A room somebody crosses and a room somebody negotiates in for an hour need different levels of the same thing.

Which room should be the quietest? The closing room. It is the smallest volume, the longest dwell and the most emotionally loaded moment in the building, and anything noticeable there reads as manipulation rather than as hospitality.

Should the sample apartment be different? In register, arguably yes - a home should smell domestic rather than corporate. A reed diffuser in a sample apartment is often more appropriate than a machine.
The short answer
Short answer: One fragrance, four intensities. The closing room is the quietest room in the building.
The pick: the SOSA Vaayu at ₹11,999 for a contained room, the Aangan at ₹25,999 for a gallery floor and the Meenar at ₹38,500 for genuinely large volumes, on Hotel Collection fragrance from ₹299.
Sizing? WhatsApp +91 96192 18531 with your gallery drawings including the section, ceiling heights, glazing, HVAC design and the buyer journey through the rooms - remote sizing from your own measurements, no site visit needed outside Pune.
How SOSA sizes a commercial space - the order that actually worksStep 1 - find the source: solvents, sanitiser, footwear, drains, AC filters, stale airStep 2 - draw the air volume, not the floor plan: doors and partitions divide itStep 3 - decide which zones stay unscented, and write that downStep 4 - set intensity low and schedule it around your peakStep 5 - re-check after two weeks, then leave it alone
Commercial scenting goes wrong in a predictable order: somebody buys a machine to cover a smell that has a source, puts it where the socket is, runs it at full intensity because day one felt weak, and ends up with a room people comment on for the wrong reason. Source first, air volume second, unscented zones written down third, low intensity and a schedule fourth. This guide walks that sequence, with the real SOSA machine range at each size.
Straight answer
How should a sales gallery vary scent across its rooms?
One fragrance, four intensities, and the ordering is not intuitive. Keep the fragrance the same throughout, because a building that smells like one place reads as considered and a building that smells like four places reads as four fit-outs. Vary the level by what the buyer is doing in each room. The entrance and atrium: lowest or nothing. People cross it, and in a tall glazed volume it is expensive to hold anyway. Treat it as circulation. The gallery and model room: low background. This is where a buyer forms a first impression of the developer rather than of a specific flat, and a quiet consistent air supports that. Dwell is ten to twenty minutes and mostly standing. The sample apartment: a different question entirely, and worth treating as such. A buyer is being asked to imagine living there, and a corporate fragrance works against that imagining. A domestic product in a domestic space is the more honest specification - a reed diffuser in the living area, quiet and unremarkable, rather than a commercial machine. The closing rooms: the quietest rooms in the building. This is where people get it wrong, usually by reasoning that the most important room deserves the most attention. It is the smallest volume, the longest dwell, and the moment a family commits to a decision worth crores. Anything a buyer can consciously identify in that room reads as an attempt to influence them, which is both unpleasant and counterproductive. Lowest setting, or nothing at all, and err toward nothing. Specification: a Vaayu at ₹11,999 per contained room on Hotel Collection fragrance from ₹299, with each unit key-locked so the level stays where it was set. Write the levels down. An unrecorded setting drifts upward, because staff stop noticing it and turn it up. SOSA makes no claim that any of this affects closings or buyer decisions. Fragrance is an ambience decision and never a substitute for ventilation, cleaning or source control. A portion of every order supports girl-child education through Nanhi Kali.

Four rooms, four jobs

The instinct is to give the most important room the most fragrance, and it is exactly backwards.

Why this works
The intensity map, entrance to signature
1 Entrance and atrium - lowest, or nothing; it is circulation, not occupation 2 Gallery and model room - low background, ten to twenty minutes of standing 3 Sample apartment - a domestic product, because a home should not smell corporate 4 Closing rooms - the quietest in the building, and err toward nothing at all
Sales galleries are sized by air volume, not floor plan: the SOSA Vaayu at ₹11,999 for a contained room, Aangan at ₹25,999 for a floor, Meenar at ₹38,500 for very large volumes. Fragrance from ₹299.
01
One fragrance, many levels
Coherence comes from the scent, not the strength
A building that smells like one place reads as designed; a building that smells like four reads as four separate decisions. Keep the fragrance fixed and let the level do the work, which also means a single fragrance line item rather than four, and one thing for staff to get right.
Tip: Change the level. Never change the scent.
02
The closing room
Smallest volume, longest dwell, highest stakes
A small sealed room builds fragrance faster than any other space in the building, and the people in it are sitting for an hour making the largest financial decision of their year. Anything they can consciously notice reads as an attempt to influence them, which is worse than a neutral room by a wide margin.
Tip: If they can name it, it has already gone wrong.
03
Domestic against commercial
A sample home is not a lobby
A buyer standing in a sample apartment is imagining living there, and a recognisably commercial fragrance interrupts that. A reed diffuser in the living area is quieter, cheaper and more appropriate than a machine, and it needs no plug or schedule.
Tip: A home should smell like a home, not like a brand.
The SOSA principle
The most important room in the building should be the one a buyer notices least.
Which is the opposite of how most galleries are specified.

The register across the journey

Across the whole journey the register should be restrained and broadly acceptable, because a buyer group frequently spans three generations and one of them will dislike anything distinctive.

Sizing a tall glazed gallery is in the volume chapter, the closing room specifically is in the signing-room chapter, and why a sample home should read domestic is in the residential register chapter.

The SOSA commercial range

Whatever the space, the method is the same: find the source of any smell and fix it, draw the air volume rather than the floor plan, write down which zones stay unscented, then set a low intensity and a schedule. Every SOSA fragrance is alcohol-free and made in India, and a portion of every order supports girl-child education through Nanhi Kali. Here is the range by the size of space it is honestly built for.

The SOSA commercial range
Sized by air volume, not by ambition - from a ₹749 reed diffuser to the ₹38,500 Meenar
Option Right for What it actually is Price
Reed diffusers One small room, no power point, no maintenance Alcohol-free reed oil, passive, silent. Good for a single cabin or a small front desk, not for a hall from ₹749
Boond / Sukoon ultrasonic A desk, a single cabin, a small reception Water-based cool mist; runs on Hotel Collection fragrance, adds a little humidity to the room ₹899 / ₹1,899
Megh ultrasonic (6L) A larger waiting area where visible mist is wanted 6L tank, water-based. Still a room machine rather than a floor machine ₹3,499
SOSA Vaayu Reception, lounge, corridor, a contained showroom floor Waterless cold-air, up to 1000m³ (about 2,000 to 3,000 sq ft), 400ml tank, app and 1h/4h/8h/24h timers, under 38 dB, key-lock for public areas ₹11,999
SOSA Aangan Large premises, or scenting carried on the building's own HVAC HVAC-mount nebulising machine, 800ml, roughly 8,000 to 10,000 sq ft, under 42 dB ₹25,999
SOSA Meenar Hotels, large showrooms, venues, corporate floors The largest machine in the range, specified for roughly 12,000 to 18,000 sq ft ₹38,500
Hotel Collection fragrance The fragrance the machines actually run on Seven scents, 15ml / 100ml / 300ml. SOSA's own interpretations; SOSA is independent and not affiliated with any hotel brand from ₹299
Honest notes for developers: fragrance is an ambience decision only and is never a substitute for ventilation, cleaning or source control. Construction dust, curing paint, adhesives, laminates and new-material off-gassing are resolved by ventilation and time rather than by fragrance, and a scent introduced over them masks a condition instead of finishing it. Ceiling height and glazing materially change air volume and thermal behaviour, so galleries are sized from the section drawing rather than the floor plan. Sample apartments are specified as neutral. SOSA makes no claim that ambient scenting increases footfall, enquiries, conversion, retention, referrals, transaction value or customer spend, and no such claim should be made on the strength of this guide. Where association language is used it is descriptive of ordinary experience - people come to associate a place with how it feels - and is not a commercial performance claim. Ultrasonic diffusers and the machines run on the Hotel Collection fragrance; reed diffusers use their own alcohol-free reed oil, and the two are not interchangeable. The Hotel Collection scents are SOSA's own interpretations inspired by the world's finest hotels; SOSA is an independent Indian fragrance house and is not affiliated with, endorsed by or associated with any hotel brand. SOSA's fragrances are made in India; the scent machines are imported. Listed prices are store prices and are subject to change. SOSA's paid on-site walkthrough is ₹1,500 and is Pune only - everywhere else, sizing is done remotely over WhatsApp from your own measurements. A note from Sonal

A luxury sales gallery is the only commercial space I work on where the customer walks a defined route through five different rooms in one visit. Reception, models, sample apartment, closing room, and the walk between them. Most scenting proposals treat that as one space with one setting, and it is not - it is one register applied at descending levels, with one of those rooms deliberately left out.

The room people always want to scent most is the sample apartment, and it is the one I argue hardest against. A show home succeeds when a buyer stops seeing a display and starts placing their own furniture in it, and a recognisable developer fragrance interrupts exactly that. Let it smell clean and aired, or of nothing.

On the money question, which developers ask more directly than anybody else: I have no figure for what ambience returns on a crore-value sale, and I distrust anyone who offers one. This is a brand-standard decision - the same category as your lighting specification and your signage - and it should be judged that way. Fragrance is never a substitute for ventilation, cleaning or source control. WhatsApp +91 96192 18531. A part of every order funds girl-child education through Nanhi Kali.

Frequently asked questions

Should every room smell the same?
The same fragrance, yes. The same intensity, no. A room people cross and a room people negotiate in need different levels.
Which room should be quietest?
The closing room. Smallest volume, longest dwell, and the most loaded moment in the building.
Should the sample apartment differ?
In register, arguably yes. A reed diffuser suits a home better than a commercial machine does.
How do I stop the levels drifting?
Write them down and use key-locked machines, then check on a fixed date. An unrecorded setting gets turned up.
