The answer is essentially no, and it is worth saying before anything else on this page. The viewing experience at ₹20 crore is the same experience done more carefully: the same sequence, the same register family, the same deliberate under-dosing, applied to a bigger volume with more zones and a buyer who will notice more. What genuinely changes is scale and scrutiny. Anything else somebody tells you is different at that price - a different class of fragrance, a signature moment, a premium tier of machine - is being sold to you.
Quick answers — read this first
Does a Rs 20 crore home need a different viewing experience from a regular apartment? Essentially no. The sequence is identical: ventilate and clean first, fill every trap, prepare the closed rooms, set the temperature and lighting well before arrival, start the scenting early and low, and never cold-start a machine at the door. The register list is identical too, because there is no fragrance that belongs to a price bracket. Two things genuinely change. The volume is bigger, which is arithmetic and changes how many machines and how many zones - assume 6,000 sq ft at twelve feet and you get 72,000 cubic feet, about 2,040 cubic metres, roughly twice what one SOSA Vaayu at Rs 11,999 is rated for. And the buyer looks harder, which is an argument for dosing lower rather than higher.
What is genuinely different about scenting a Rs 20 crore home? Scale and scrutiny, and nothing else. Scale: more floor area, usually higher ceilings, more separate rooms and often more than one level, which means zoned machines rather than a bigger one, plus reeds from Rs 749 in the closed rooms. Scrutiny: the buyer stays longer, returns more often, brings an architect or a designer or a family advisor, and notices more - which raises the cost of a wrong note rather than the amount of fragrance needed. A recognisable air-freshener note in a home at this level is far more damaging than the same note in a modest flat, because it contradicts everything else in the room. Everything else about the job is unchanged.
Is there a more premium fragrance or machine for a home at this price? No, and that claim is the thing to be suspicious of. Air is air, and a Rs 20 crore home and a Rs 1 crore flat obey identical physics. The SOSA ladder is sized by volume, not by the asking price: reeds from Rs 749 for a single room, ultrasonics such as the Sukoon at Rs 1,899 with water-based registers from Rs 299, the SOSA Vaayu at Rs 11,999 for about 1000 cubic metres of connected air, the Aangan at Rs 25,999 through HVAC for roughly 8,000 to 10,000 sq ft. You choose a rung by measuring the property, not by pricing it. If a supplier offers you a fragrance because of what the house is worth rather than because of how much air it holds, that is a sales argument wearing a technical costume.
The short answer
Short answer: Essentially no. The viewing experience at Rs 20 crore is the same experience done more carefully - same sequence, same register family, same deliberate under-dosing. Only two things genuinely change: volume, which is arithmetic (assume 6,000 sq ft at a twelve-foot ceiling: 72,000 cubic feet, about 2,040 cubic metres, roughly twice one SOSA Vaayu at Rs 11,999, so two or three units zoned, or Aangan at Rs 25,999 for a permanent HVAC install), and the buyer's scrutiny, which argues for dosing lower rather than higher. Anything else a supplier says is different at that price is being sold to you. Reeds from Rs 749, registers from Rs 299. WhatsApp +91 96192 18531.
The pick: the SOSA Vaayu (₹11,999) for premises to ~1000m³; reeds from ₹749 for a single room; cabin systems from ₹1,899; HVAC from ₹25,999.

Every customer-facing space hosts two audiences at once: the customer who forms an opinion in a single visit, and the staff who breathe that air for eight hours. Commercial scenting serves both with one move - a single refined fragrance, held evenly from the entrance to the far end of the floor, running on a schedule nobody has to remember. Customers experience it as "this brand has itself together"; the team gets premises that smell composed from opening to close.
Does the viewing experience genuinely change at Rs 20 crore, or is that a sales story?
Mostly a sales story, with two real exceptions. 1. What does not change - the sequence. Air the property the day before rather than an hour before; open the wardrobes, the store, the utility and the staff toilet while it is open; fill every floor trap, basin trap and washing-machine outlet; clean; bin out of the building; temperature and lighting set well before arrival; scenting started early and low and then left alone. That list is identical for a ₹1 crore flat and a ₹20 crore house, because air is air. 2. What does not change - the register. The Ritz-Carlton-inspired white tea, bergamot and cedar, the Four Seasons-inspired citrus, floral and sandalwood, the 1 Hotels-inspired cedarwood, vetiver and green leaves, the Westin-inspired white tea, aloe and cedar. Nothing sweet, nothing food-adjacent. The St. Regis-inspired amber, violet and woods stays an evening register. There is no eighth register that appears at ₹20 crore. Registers from the Hotel Collection from ₹299 for the ultrasonics; the Vaayu ships with four hotel-inspired waterless blends. SOSA's blends are its own hotel-inspired interpretations and SOSA is not affiliated with any hotel brand. 3. What does change - the volume, and it is arithmetic. Assume 6,000 sq ft at a twelve-foot ceiling, and replace that with your own measurement. 6,000 multiplied by 12 is 72,000 cubic feet; 72,000 divided by 35.3 is about 2,040 cubic metres. One Vaayu is rated at roughly 1000m³, so that is about two units' worth before you allow for doors and levels - two or three units zoned at ₹11,999 each, plus reeds from ₹749 in the closed rooms. For an occupied home as a permanent install, SOSA Aangan at ₹25,999 runs through the HVAC at roughly 8,000 to 10,000 sq ft. 4. What does change - the scrutiny, and it points downwards. Longer visits, repeat visits, an architect or a designer in the party, more cupboards opened. That raises the cost of getting it wrong, which is an argument for a lower setting, not a bigger machine. 5. What to refuse. A premium tier of fragrance justified by your asking price, a signature moment at the door, any claim about offers or speed of sale, and any figure for running cost that nobody publishes. WhatsApp +91 96192 18531. Made in India; a portion of every order supports girl-child education through Nanhi Kali.
One line: essentially no - same sequence, same registers, same under-dosing, over a bigger volume and a sharper buyer. 6,000 sq ft at 12 ft = 72,000 cu ft = about 2,040m³, so two or three Vaayu units at ₹11,999 each, or Aangan ₹25,999. Registers from ₹299. WhatsApp +91 96192 18531.
The commercial standard most businesses choose: the SOSA Vaayu - waterless cold-air scenting to ~1000m³, Bluetooth app and timer, one signature on schedule - at ₹11,999. Single rooms and consultation corners start on reeds from ₹749; cabin systems from ₹1,899; large-premises HVAC from ₹25,999. What actually changes, and what is being sold to you
Three parts: the arithmetic of a home this size worked out step by step, what a sharper buyer actually changes, and the list of things a supplier will tell you are different at this price that are not.
Why this works
The same job, bigger and more carefully done
The commercial standard: the SOSA Vaayu at ₹11,999 - waterless, app-scheduled, ~1000m³ coverage. Single rooms start on reeds from ₹749.
Start by naming the assumption, because this is where most pages quietly cheat. Assume the home is 6,000 sq ft with a twelve-foot ceiling. That is a working figure for the sake of arithmetic and it is not a claim about what ₹20 crore buys - in one city it is a 4,000 sq ft apartment, in another a 9,000 sq ft house with a garden, and your tape measure beats any figure printed here. 6,000 multiplied by 12 is 72,000 cubic feet. 72,000 divided by 35.3 is about 2,040 cubic metres. A SOSA Vaayu at ₹11,999 is rated at roughly 1000m³ of connected air, so this is about two units' worth of air before you account for anything else. Now run the sensitivities, because they are more useful than the headline. The same house at a ten-foot ceiling is 60,000 cubic feet, about 1,700m³. A flatter 5,000 sq ft at ten feet is 50,000 cubic feet, about 1,416m³. A larger 8,000 sq ft with a fourteen-foot volume is 112,000 cubic feet, about 3,173m³ - three times one unit from a house that is only a third larger on plan. Height moves the answer more than area does, and it is the variable everybody forgets. Then apply the connected-volume rule, which usually pulls the number back down: a house this size is a set of volumes, not one, and the connected part a buyer walks - foyer, living, dining, family room - might be 2,200 sq ft, which at twelve feet is 26,400 cubic feet, about 748m³, comfortably one machine. Zones, not a bigger box. For a permanent install in an occupied home, Aangan at ₹25,999 covers roughly 8,000 to 10,000 sq ft through the HVAC, and the multi-floor guide has the method for a house on more than one level.
Tip: height moves the number more than area does: the same 6,000 sq ft is about 1,700m³ at ten feet and about 2,040m³ at twelve.
2
Scrutiny
The buyer notices more, and every consequence points at a lower setting
The second genuine change is the buyer, and it is worth describing accurately rather than flatteringly. Somebody buying at this level looks harder, stays longer, comes back more times, brings more people and notices more. The party often includes an architect, an interior designer or a project manager - professionals who spend their working lives in buildings and who have a trained sensitivity to ventilation, damp, fresh finishes and anything that smells applied. They will be in the property for an hour or more, several times, at different hours of the day, and they will open the cupboards. Now trace what that means for the air, because the instinct is to read it as a reason to do more and every consequence runs the other way. Longer dwell exposes a dose that a short visit would have forgiven. More noses in the room widens the range of tolerance you have to satisfy, including somebody with a migraine history. Repeat visits demand consistency, which is only achievable at a low, locked, repeatable setting. And a recognisable air-freshener note in a home at this level is more damaging than the same note in a modest flat, precisely because it contradicts everything else the buyer is looking at - the stone, the joinery, the glass, the light - and a contradiction is the thing people remember about a room. Scrutiny raises the cost of getting it wrong. It does not raise the amount of fragrance required.
3
The sales story
What a supplier will tell you changes at this price, and what actually does
Keep a short list, because at this level of property somebody will offer you all of it. A premium tier of fragrance justified by the asking price: there is no such thing, and the seven registers do not know what your listing is worth. A bigger or more expensive machine because the house is expensive: machines are sized by cubic metres, and a ₹20 crore house with a compact connected plan can need less equipment than a ₹3 crore flat you show every weekend. A signature moment at the entrance: theatrical scenting in a viewing reads as staging, and staging read as staging becomes the concealment question. A bespoke composition as a requirement: bespoke is a real SOSA service and you can ask about it on WhatsApp +91 96192 18531 - we publish no price, no minimum, no lead time and no process detail - but a listing register should stay neutral and anonymous so the buyer can picture their own life in the rooms, so bespoke belongs in your office rather than in the house you are selling. Any claim about offers, sale price, closing rates or speed of sale: the evidence supports better evaluations of a space, longer dwell and stronger recall at moderate effect sizes, and nothing beyond that. And any monthly running cost quoted for the Vaayu: no standalone waterless refill is published, so no consumption rate or monthly figure exists and anyone quoting one has invented it. What genuinely changes at ₹20 crore is the arithmetic and the care. Everything else on that list is a story with a price attached. The commission-based version of the argument is handled on the commission page and the individual broker page, and the evidence itself on what the research actually supports.
Tip: if a recommendation changes when you change the asking price but not the floor plan, it was never a technical recommendation.
The SOSA principle
At ₹20 crore the viewing experience is the same experience done more carefully. Scale and scrutiny change. Nothing else does - and scrutiny argues for less fragrance, not more.
About 2,040 cubic metres on a 6,000 sq ft assumption at twelve feet: two or three zones rather than one machine pushed, and a setting lower than you would use in a smaller flat.

The SOSA commercial edit
Whatever your business sells, the system logic is the same: one signature, sized to the space, scheduled so it never depends on anyone's memory. A single small room or a consultation corner can sit happily on reeds with no power at all; a customer-facing floor wants the Vaayu; a venue or a flagship wants HVAC. Every SOSA system is supported from India, and the Hotel Collection blends - SOSA's own hotel-inspired interpretations - run across the powered ones. A portion of every order supports girl-child education through Nanhi Kali. Here is the full commercial range.

Honest notes for business owners: scenting compounds a well-run premises and rescues nothing. Ventilation, air-conditioning and cleaning come first, and fragrance never substitutes for hygiene or air quality - if the air is stale, damp or smoky, fix that at the source before any scent goes in. The people most exposed to the fragrance are not your customers but your STAFF, who work eight-hour shifts in it, which is why whisper calibration and locked settings are standard on every SOSA commercial install, and any staff sensitivity report should be treated as a recalibration signal rather than a complaint. Healthcare and wellness spaces need extra restraint: keep scenting to reception and circulation areas, never treatment rooms, and the practitioner's judgement overrides anything in this guide. The Hotel Collection scents are SOSA's own hotel-inspired interpretations; SOSA is an independent Indian fragrance house, not affiliated with or endorsed by any hotel brand. Ultrasonic systems use the water-based Hotel Collection fragrance; the Vaayu and HVAC systems run waterless nebulising oil - the formats are not interchangeable. WhatsApp consult: +91 96192 18531. ISIPCA Versailles
A note from Sonal
I have walked into jewellery showrooms lit like museums, bridal boutiques with hand-embroidered walls, furniture floors styled down to the last cushion, clinics with better art than most galleries - and in almost every one of them, the air was an afterthought. Floor polish, packaging cartons, the phenyl from the morning mopping, the workshop or the loading bay drifting forward. The one thing every customer takes in before they see anything is the thing most businesses leave to chance.
I trained at ISIPCA in Versailles, where the world's scent-marketing perfumers learn the craft, and what I build for Indian businesses is the same architecture the global hospitality brands use, whatever you sell: one signature, sized to the space, run on a schedule - so the scent is as reliable as your lighting. A consultation corner may only need reeds; a full floor needs the Vaayu; a venue needs the HVAC systems. If you want it applied to your specific premises, message us on WhatsApp at +91 96192 18531 with the type of space and its approximate size - I read those descriptions myself.
Everything is made or assembled for Indian conditions, supported from Pune - and a part of every order funds girl-child education through Nanhi Kali. Your brand gets a memory; a girl gets a classroom. That equation has always felt right to me.
Frequently asked questions
So there is genuinely nothing special about scenting a home at this price?
Nothing about the fragrance, and two things about the job. The volume is larger and usually taller, which changes how many machines you need and where they stand - that is arithmetic and it is worth doing carefully, because height moves the number more than floor area does. And the buyer is sharper, stays longer and returns more often, which changes the setting downwards and makes consistency between visits matter more than it does on a quick weekend viewing. Beyond those two, the sequence, the registers, the timing and the discipline are identical to a Rs 1 crore flat. That is not a modest claim, it is the honest one: air obeys the same physics in both buildings, and a page that told you otherwise would be inventing a difference in order to sell you the solution to it.
How many machines does a 6,000 sq ft home actually need?
Work it from the connected volumes rather than from the total. On the stated assumption of 6,000 sq ft at a twelve-foot ceiling the whole house is 72,000 cubic feet, about 2,040 cubic metres, which is about twice what one Vaayu is rated for - but you never scent a whole house as one body of air, because it is not one. Measure the connected part the buyer walks: a foyer, living, dining and family room of 2,200 sq ft at twelve feet is 26,400 cubic feet, about 748 cubic metres, and one Vaayu at Rs 11,999 holds that comfortably. If the plan has a second connected wing or a separate upper floor, that is a second zone and a second unit at Rs 23,998 total. Closed bedrooms and dressing rooms take a reed from Rs 749 each. If the house is occupied and you want it permanently scented rather than prepared for viewings, the HVAC route is Aangan at Rs 25,999.
The buyer is bringing an interior designer. Should I dial the scent up or down?
Down, and it is not a close call. A designer or an architect is professionally attentive to how a building smells - ventilation, damp, curing finishes, joinery, the difference between a home that is aired and one that has been sprayed - and they are in the party specifically to look for what the client might miss. A low, clean, unremarkable air passes that inspection because there is nothing to inspect. A perfumed one invites the exact question you do not want asked out loud in front of your buyer. The same logic applies to the rest of the preparation: what impresses a professional is that the traps are filled, the cupboards have been aired, the drip trays are clean and the property has clearly been looked after, not that somebody chose an interesting fragrance. Prepare the building; leave the air quiet.
Should a home at this price have its own signature scent?
A brokerage can have a signature. A listing should not. The distinction matters and it is the useful part of this answer: one register held consistently across your office and your listings is the thing that produces recall and makes your properties feel like they belong to one operation, and for most brokerages one of the seven hotel-inspired registers held steadily is a perfectly good signature at Rs 299 for a 15ml register rather than the cost of a bespoke composition. But inside a house you are selling, the register needs to stay neutral and anonymous, because the buyer has to be able to imagine their own life in those rooms - and a strong, characterful, unmistakably yours signature works directly against that. Dial the brokerage character back or drop it entirely in the property itself. Bespoke composition is a real SOSA service; ask on WhatsApp at +91 96192 18531 if that is the office conversation you want to have.
Does the fragrance matter more when the property is this expensive?
Getting it wrong matters more. Getting it right does not do more. That asymmetry is the honest summary of this whole section: the upside of good air is the same modest, real thing at every price - a space that evaluates a little better, a visit that runs a little longer, a property that is remembered more clearly, all at moderate effect sizes and none of it touching offers, price or speed of sale. The downside is not symmetrical, because a stale, closed-up or over-perfumed Rs 20 crore home contradicts everything else the buyer has been shown and is remembered for exactly that. So the spend is easy to justify as insurance against an own goal in a presentation you have already invested in heavily, and impossible to justify as a lever on the outcome. Buy it as the cheapest part of the presentation, not as an argument about the sale.

Facts verified August 2026: Ambient scent research consistently associates pleasant, congruent scenting with improved evaluations of a space and its service, longer dwell time and stronger brand recall at moderate effect sizes; congruence (scent matching the setting) and gentle intensity outperform strong scenting in replicated studies, and no scent effect survives poor ventilation, poor cleaning or poor indoor air quality. Olfactory memory is unusually durable: scent-linked brand memories persist and retrieve for years, which is the mechanism behind signature scents. Staff exposure is the design constraint, since employees breathe the fragrance for full shifts: whisper calibration, locked settings and sensitivity accommodations are standard practice, and healthcare and wellness settings call for extra restraint. SOSA systems: alcohol-free reed diffusers from ₹749 for single rooms with no power needed; Sukoon 500ml ultrasonic (₹1,899) and Megh 6L ultrasonic (₹3,499) run the water-based Hotel Collection fragrance (from ₹299; refills from ₹999, 100ml ₹999); SOSA Vaayu (₹11,999) is a waterless cold-air nebulising machine, ~1000m³ coverage, Bluetooth app and timer; SOSA Aangan (₹25,999) and SOSA Meenar (₹38,500) are HVAC nebulising systems for approximately 8,000-10,000 and 12,000-18,000 sq ft respectively.
