Founder Diaries · Commercial Scent Marketing
By Sonal Sahani · ISIPCA Versailles 11 min read Updated August 2026
At this level the buyer has already formed half an opinion before your door opens. They have crossed a basement car park, taken a lift, walked a common corridor, and none of that air was yours. Then the door opens and the property gets about three seconds to be different. It is tempting to fill those three seconds with something, and that instinct is what ruins the moment. What should meet the buyer at the threshold of a ₹10 crore home is air that has clearly been looked after and does not announce itself - the same target as any viewing, held one notch quieter, because at this price everybody in the doorway is paying closer attention.
Quick answers — read this first
What should a Rs 10 crore home smell like when a buyer walks in? Settled, clean and unnameable. The buyer should register that the air is right and should not be able to tell you what the fragrance was on the drive home. Practically that means the machine has been running long enough for the air to even out and is idling or off by the time the door opens, so what they meet is a room that already smells this way rather than a room being scented while they watch. The register is the same quiet, dry family you would use in any premium viewing - Ritz-Carlton-inspired white tea, bergamot and cedar as the default, Westin-inspired white tea, aloe and cedar as the quietest. Price does not upgrade the fragrance. It enlarges the volume and sharpens the scrutiny.

Does a Rs 10 crore home need a bigger scent machine? Possibly, and for reasons of volume rather than value. Take 3,500 sq ft as a stated assumption to replace with your own measurement: at a 10 ft ceiling that is 35,000 cubic feet, which divided by 35.3 is about 991 cubic metres. A SOSA Vaayu at Rs 11,999 is rated at roughly 1000 cubic metres of connected air, so a home of that size sits right at the limit of one unit. Raise the ceiling to 12 ft and the same floor area becomes 42,000 cubic feet, about 1,190 cubic metres, which is past one unit and becomes a zoned two-machine conversation. But before buying anything, subtract the closed rooms - the connected route a buyer walks is usually a good deal smaller than the carpet area.

Should an expensive home smell expensive? No, and the phrase itself is the trap. Nobody has ever described a room as smelling expensive without also being able to smell it, and being able to smell it is the failure condition in a viewing. The property is already making the expensive argument through its light, its volume, its materials and its view, and every one of those is stronger evidence than air can ever be. The job of the air is to not interrupt any of it. If a buyer at this price can name the fragrance, they have spent a portion of their attention on the diffuser instead of on the room, and they have been handed a reason to wonder what it is there for.
The short answer
Short answer: A Rs 10 crore home should smell settled, clean and unnameable at the moment the door opens - the same quiet register as any premium viewing, held one notch lower. Price does not change the fragrance; it changes the volume and the buyer's scrutiny. Volume, as a stated assumption to replace with your own measurement: 3,500 sq ft at a 10 ft ceiling is 35,000 cubic feet, about 991 cubic metres, right at the limit of one SOSA Vaayu (Rs 11,999, rated about 1000 cubic metres); at a 12 ft ceiling it is about 1,190 cubic metres and becomes a zoned two-unit job. Subtract closed rooms first. Ritz-Carlton-inspired white tea, bergamot and cedar is the default; Westin-inspired is the quietest. Reeds from Rs 749, registers from Rs 299. WhatsApp +91 96192 18531.
The pick: the SOSA Vaayu (₹11,999) for premises to ~1000m³; reeds from ₹749 for a single room; cabin systems from ₹1,899; HVAC from ₹25,999.

Every customer-facing space hosts two audiences at once: the customer who forms an opinion in a single visit, and the staff who breathe that air for eight hours. Commercial scenting serves both with one move - a single refined fragrance, held evenly from the entrance to the far end of the floor, running on a schedule nobody has to remember. Customers experience it as "this brand has itself together"; the team gets premises that smell composed from opening to close.
Straight answer
A serious buyer is walking into a Rs 10 crore home on Saturday. What should the air be doing?
Six decisions, in order. 1. Own the part you control, and know what you do not. The car park, the lift and the common corridor are not yours, so the doorway is where your work starts. Do not try to overcome the corridor with strength; you cannot, and the attempt is exactly what a buyer reads as a device. 2. Air the flat properly before anything is added. A full hour open, fans running, utility and bathroom windows open, bins out of the property, water down every unused floor trap, air-conditioning run early rather than started cold. The ninety-minute checklist has the full sequence. 3. Do the volume arithmetic. Assume 3,500 sq ft, replace it with your own measurement, and at 10 ft that is 35,000 cubic feet, about 991m³ - right at the limit of one SOSA Vaayu (₹11,999, rated to about 1000m³). At 12 ft the same floor plate is 42,000 cubic feet, about 1,190m³, which is past one unit. Then subtract every room whose door will be shut. 4. Choose the ordinary register. From the Hotel Collection (from ₹299): Ritz-Carlton-inspired white tea, bergamot and cedar as the default, Westin-inspired white tea, aloe and cedar for the quietest possible reading, 1 Hotels-inspired cedarwood, vetiver and green leaves for a concrete-and-timber home. The St. Regis-inspired amber, violet and woods register is usually too present for a daytime viewing - it is an evening register and it fills a room. 5. Start early, then step back. The air should be even and settled when the door opens, not arriving from a corner. Cold-starting at the door is the classic mistake. 6. Never over a problem. Fragrance does not fix a musty or damp home and must never mask a defect - ventilate, clean, fix the source, disclose what needs disclosing, then scent. SOSA's blends are its own hotel-inspired interpretations and SOSA is not affiliated with any hotel brand. The Vaayu is mains powered at DC 12V and about 5W, so it needs a working socket. WhatsApp +91 96192 18531 with the layout. Made in India; a portion of every order supports girl-child education through Nanhi Kali.
One line: settled and unnameable at the door - 3,500 sq ft at 10 ft is about 991m³, right at one Vaayu (₹11,999); at 12 ft it is about 1,190m³ and needs zoning. Registers from ₹299. WhatsApp +91 96192 18531.
The commercial standard most businesses choose: the SOSA Vaayu - waterless cold-air scenting to ~1000m³, Bluetooth app and timer, one signature on schedule - at ₹11,999. Single rooms and consultation corners start on reeds from ₹749; cabin systems from ₹1,899; large-premises HVAC from ₹25,999. The doorway, the arithmetic and the discipline at this price

Three things decide this page: what happens in the three seconds at the threshold, the arithmetic at 3,500 sq ft, and why the most scrutinised viewing in your book takes the least fragrance.

Why this works
The arrival, sized and dosed - four lines that decide the moment
1The lobby, lift and corridor are not yours - the doorway is where your work starts23,500 sq ft at 10 ft = 35,000 cu ft = about 991 cubic metres, one Vaayu's limit3At a 12 ft ceiling the same floor plate is about 1,190 cubic metres - zone it4Settled air at the door, never a machine working while the buyer watches
The commercial standard: the SOSA Vaayu at ₹11,999 - waterless, app-scheduled, ~1000m³ coverage. Single rooms start on reeds from ₹749.
1
The threshold
Three seconds, and the buyer arrives already primed
A buyer at this price does not appear from nowhere. They have parked in a basement, breathed whatever a basement car park smells like, taken a lift with two strangers, and walked a common corridor with a mop bucket at the end of it. You control none of that, and any attempt to overwhelm it from inside your door will be read for what it is. What the doorway can honestly do is offer a clean break - air that is obviously settled, obviously fresh, and obviously not doing anything. The contrast between a neutral corridor and a calm flat is a real effect and it is free; the contrast between a neutral corridor and a perfumed flat is a different effect entirely, and it is the one that sets a careful buyer wondering. Two practical consequences follow. First, the machine must have been running long enough for the air to even out and should be idling or switched off before the buyer arrives, so nobody meets a plume coming from a corner while they take their shoes off. Second, do not place the source in the entrance itself. The entrance is where the buyer stands still, puts their bag down and takes in the sightline, and it is the worst possible place to be nearest to a source. Put it further into the connected volume and let the air arrive at the door rather than the other way round - whether to scent the whole property or only the route covers the placement logic properly.
Tip: the entrance is where the buyer stands still - it is the last place the source should be.
2
The arithmetic
3,500 sq ft is right at the edge of one machine
Take 3,500 sq ft as the working assumption for a home in this bracket, and treat it as a stated assumption rather than a fact, because ₹10 crore buys wildly different floor areas in different cities and you should substitute your own measurement. At a 10 ft ceiling, 3,500 sq ft is 35,000 cubic feet; divided by 35.3 that is about 991 cubic metres. The SOSA Vaayu (₹11,999) is rated at roughly 1000m³ of connected air, so this is the size at which one unit stops having comfortable margin and starts being exactly right - and SOSA's own coverage note of 2,000 to 3,000 sq ft evenly, using the room's natural airflow, tells you the same thing from the other direction. Now change one variable. At a 12 ft ceiling, which is common in this bracket, the same floor plate becomes 42,000 cubic feet, about 1,190 cubic metres, which is past one unit; a 4,500 sq ft penthouse at 12 ft is 54,000 cubic feet, about 1,530 cubic metres, comfortably a zoned two-machine job. Height is the variable brokers forget and it is a multiplier, not a rounding error. Then apply the correction that usually moves the answer the other way: a 3,500 sq ft home is never one connected volume. Four bedrooms behind doors, a study, a powder room and a utility might be 1,600 sq ft of it, leaving a connected living, dining and entrance run of perhaps 1,800 sq ft, which at 10 ft is 18,000 cubic feet, about 510 cubic metres - half of what the carpet area suggested. The full method is in sizing a diffuser to a property, and the villa arithmetic lives in the villa coverage guide and the multi-floor villa guide.
3
The discipline
The most scrutinised viewing you run takes the least fragrance
This is the part that sounds like it is arguing against a sale, and it is not - it is the reason the advice can be trusted. Somebody spending ₹10 crore stays longer, returns more often, brings more people and notices more. They will open the wardrobe in the guest bedroom. They will stand on the balcony for four minutes without speaking. Somewhere in a second or third visit they will be alone in a room, and that is when air gets noticed. Every one of those facts raises the cost of a wrong note and none of them raises the case for a stronger one. A recognisable air-freshener character in a home of this quality is a direct contradiction of the stone, the joinery and the view, and the contradiction is what does the damage: it says either that the presentation was done cheaply or that something needs covering, and both readings are expensive to you. So the discipline at this price is deliberately unimpressive. Same register, one setting lower, started earlier, held constant across every visit so the second viewing smells like the first - consistency is most of the effect and it is also what keeps the fragrance from being noticed at all. And keep the claim honest with the seller: the research supports better evaluations of a space, longer dwell and stronger recall at moderate effect sizes. It says nothing about offers, price or how quickly anything sells, and neither should you.
Tip: they will be alone in a room at some point on the second visit - that is when air gets noticed.
The SOSA principle
The property is already making the expensive argument with its light, its volume and its view. The job of the air is to not interrupt any of it.
Price does not buy a better fragrance. It buys more cubic metres to fill and a buyer who is looking harder - and the second of those argues the setting downward.

The SOSA commercial edit

Whatever your business sells, the system logic is the same: one signature, sized to the space, scheduled so it never depends on anyone's memory. A single small room or a consultation corner can sit happily on reeds with no power at all; a customer-facing floor wants the Vaayu; a venue or a flagship wants HVAC. Every SOSA system is supported from India, and the Hotel Collection blends - SOSA's own hotel-inspired interpretations - run across the powered ones. A portion of every order supports girl-child education through Nanhi Kali. Here is the full commercial range.

Honest notes for business owners: scenting compounds a well-run premises and rescues nothing. Ventilation, air-conditioning and cleaning come first, and fragrance never substitutes for hygiene or air quality - if the air is stale, damp or smoky, fix that at the source before any scent goes in. The people most exposed to the fragrance are not your customers but your STAFF, who work eight-hour shifts in it, which is why whisper calibration and locked settings are standard on every SOSA commercial install, and any staff sensitivity report should be treated as a recalibration signal rather than a complaint. Healthcare and wellness spaces need extra restraint: keep scenting to reception and circulation areas, never treatment rooms, and the practitioner's judgement overrides anything in this guide. The Hotel Collection scents are SOSA's own hotel-inspired interpretations; SOSA is an independent Indian fragrance house, not affiliated with or endorsed by any hotel brand. ISIPCA
Versailles
A note from Sonal

I have walked into jewellery showrooms lit like museums, bridal boutiques with hand-embroidered walls, furniture floors styled down to the last cushion, clinics with better art than most galleries - and in almost every one of them, the air was an afterthought. Floor polish, packaging cartons, the phenyl from the morning mopping, the workshop or the loading bay drifting forward. The one thing every customer takes in before they see anything is the thing most businesses leave to chance.

I trained at ISIPCA in Versailles, where the world's scent-marketing perfumers learn the craft, and what I build for Indian businesses is the same architecture the global hospitality brands use, whatever you sell: one signature, sized to the space, run on a schedule - so the scent is as reliable as your lighting. A consultation corner may only need reeds; a full floor needs the Vaayu; a venue needs the HVAC systems. If you want it applied to your specific premises, message us on WhatsApp at +91 96192 18531 with the type of space and its approximate size - I read those descriptions myself.

Everything is made or assembled for Indian conditions, supported from Pune - and a part of every order funds girl-child education through Nanhi Kali. Your brand gets a memory; a girl gets a classroom. That equation has always felt right to me.

Frequently asked questions

Is one Vaayu enough for a 3,500 sq ft home?
On the numbers, it is exactly at the edge, which is why the answer depends on your layout rather than on the headline. At a 10 ft ceiling, 3,500 sq ft is 35,000 cubic feet, about 991 cubic metres, against a rating of roughly 1000 cubic metres of connected air, so there is no margin left. Two things usually decide it. If the ceilings are 11 or 12 ft, you are past one unit on volume alone and should zone. If, as is far more common, a good part of that floor area sits behind bedroom and study doors that will be closed, the connected run you are actually scenting may be 1,600 to 1,800 sq ft, or roughly 450 to 510 cubic metres, and one unit is comfortable. Measure the connected route, not the carpet area, and send it to +91 96192 18531 if you want a second opinion.
Should the master bedroom smell different from the living room?
No. One register, one level, everywhere the buyer walks. A property is a sequence of rooms experienced in a single continuous minute, and two fragrances in that distance produce a collision rather than a progression - the buyer does not think the bedroom has its own character, they think something is being managed. There is also a specific reason to keep bedrooms plain in a listing: a bedroom is the room a buyer is most trying to imagine themselves in, and a distinctive scent there is somebody else's taste in the most personal space in the flat. If a closed bedroom is genuinely stale because it has been shut for weeks, the answer is to open it and air it hours ahead rather than to add a second source. A reed in a bathroom is the one place a small separate touch is normal.
The lobby and lift smell of the building, not of me. Can I do anything?
Very little, and it is worth being clear-eyed rather than frustrated about it. Common areas belong to the society or the facilities team, and a broker running a machine in a shared corridor is both impractical and likely to annoy the people who control your access. What you can do is timing and sequencing. Arrange viewings at hours when the corridor has not just been mopped with a strong floor cleaner, walk the route yourself an hour before so you know what the buyer will meet, and if the building has a genuine problem, mention it plainly rather than trying to out-scent it - a buyer at this level has already noticed and will respect the honesty. Inside your door, the clean break of settled, unremarkable air does the work.
Can I run a stronger setting for a second viewing since they already know the flat?
Keep it identical, and treat that as a rule rather than a preference. The second viewing is where a buyer checks whether the first impression was real, and any change they can detect - including a change in the air - reads as staging rather than as the property. There is a more practical reason too: on a second visit they stay longer, wander alone and open more doors, so anything slightly too strong has more time to become noticeable. Consistency across visits is one of the few genuine benefits of using a machine with a locked setting rather than a spray, because a spray is different every single time depending on who held the button and for how long. Write the setting down, run the same one, and let the flat be the only variable.
Does scenting a home at this price help it sell?
We will not tell you that, and you should be sceptical of anyone who does. What the evidence on ambient scent supports is improved evaluations of a space and the service around it, longer dwell time and stronger recall, at moderate effect sizes. It does not support any claim about offers, sale price, closing rates or speed of sale, and no study we would be willing to cite has ever demonstrated that. The honest case for doing this is narrower and still sound: a property you show repeatedly should present the same way every time, a stale or closed-up smell is a real negative that you can remove for very little money, and the air is one of the few variables in a viewing you fully control. If that is worth the spend to you, buy it. If it is not, the ventilating and cleaning half of this page is free and does most of the work.

About this guide: Written by Sonal Sahani, ISIPCA Versailles-trained founder and perfumer at SOSA Home & Body. Product recommendations reflect the SOSA commercial range; the scent-marketing strategy advice applies to any business's systems.

Facts verified August 2026: Ambient scent research consistently associates pleasant, congruent scenting with improved evaluations of a space and its service, longer dwell time and stronger brand recall at moderate effect sizes; congruence (scent matching the setting) and gentle intensity outperform strong scenting in replicated studies, and no scent effect survives poor ventilation, poor cleaning or poor indoor air quality. Olfactory memory is unusually durable: scent-linked brand memories persist and retrieve for years, which is the mechanism behind signature scents. Staff exposure is the design constraint, since employees breathe the fragrance for full shifts: whisper calibration, locked settings and sensitivity accommodations are standard practice, and healthcare and wellness settings call for extra restraint. SOSA systems: alcohol-free reed diffusers from ₹749 for single rooms with no power needed; Sukoon 500ml ultrasonic (₹1,899) and Megh 6L ultrasonic (₹3,499) run the water-based Hotel Collection fragrance (from ₹299; refills from ₹999, 100ml ₹999); SOSA Vaayu (₹11,999) is a waterless cold-air nebulising machine, ~1000m³ coverage, Bluetooth app and timer; SOSA Aangan (₹25,999) and SOSA Meenar (₹38,500) are HVAC nebulising systems for approximately 8,000-10,000 and 12,000-18,000 sq ft respectively.
