Will scenting the flat help me sell it, or get a better offer?
No, and anybody who tells you otherwise is selling you something on a claim they cannot support. What the research on ambient scent does support is improved evaluations of a space and of the service in it, longer dwell, and stronger recall, at moderate effect sizes - and those effects depend on congruence and on gentle intensity rather than on strength.
