A private viewing is not a grander version of an ordinary one. It is a different operational shape: one party rather than several, sixty to ninety minutes rather than fifteen, frequently out of hours, usually with an advisor or a family member present, and - this is the part that actually matters - you almost always have access to the property in advance. That last point is the whole page. For once you can run the preparation sequence properly instead of improvising it in the twenty minutes before somebody arrives.
Quick answers — read this first
How do you prepare a Rs 10 crore apartment for a private viewing? Use the advance access, because that is what a private appointment gives you and an open house does not. The day before: cross-ventilate across two facades, open every wardrobe, the utility, the store and the servant's toilet, fill every floor and basin trap with water, clean, and take the bin out of the building. Reeds, if you are using them, go in three or four days ahead so they have established. On the day: set the temperature and the lighting at least forty minutes before, and start the machine - a SOSA Vaayu at Rs 11,999 - about an hour ahead on a low setting so the air is even and settled rather than actively scenting when they walk in. Then leave it alone.

What size machine does a 3,500 sq ft apartment need? Take 3,500 sq ft at a ten-foot ceiling as a stated assumption to replace with your own measurement. 3,500 multiplied by 10 is 35,000 cubic feet, and 35,000 divided by 35.3 is about 991 cubic metres - which sits right at the limit of one SOSA Vaayu at Rs 11,999, rated at roughly 1000 cubic metres. Two honest caveats. Add half a foot of ceiling and you are past it: 3,500 sq ft at ten and a half feet is 36,750 cubic feet, about 1,041 cubic metres. And SOSA's own even-coverage figure is 2,000 to 3,000 sq ft, so on floor area this flat is already above the comfortable band. It fits one unit only if the volume is genuinely connected and open-plan. A corridor-and-doors layout needs the machine on the connected route plus reeds from Rs 749 in the closed rooms.

Does a longer private viewing change the fragrance level? Yes, downwards. A dose calibrated for a fifteen-minute walk-through is being asked to be pleasant for ninety minutes at a private appointment, and fragrance that reads as fresh in the first few minutes becomes present at thirty and heavy at sixty. The buyer is also standing still for much of it, often in one room, discussing the property with somebody they trust. Set it lower than you would for an open viewing, start it earlier so the air is settled rather than freshly dosed, and be prepared to switch the machine off entirely once the level is established. Heavy scent in a viewing reads as concealment, and a long visit at close attention is exactly where that judgement gets made.
The short answer
Short answer: A private viewing is one party, sixty to ninety minutes, often out of hours, usually with an advisor present - and it normally comes with advance access, which is the real advantage. Use it: ventilate the day before, open the cupboards, fill every trap, place reeds three or four days ahead, set temperature and lighting forty minutes ahead, start the machine an hour ahead on a low setting and let the air settle. Sizing on a stated assumption of 3,500 sq ft at ten feet: 35,000 cubic feet, about 991 cubic metres, right at the limit of one SOSA Vaayu at Rs 11,999. Longer dwell means dosing lower, not higher. Reeds from Rs 749, registers from Rs 299. WhatsApp +91 96192 18531.

Every customer-facing space hosts two audiences at once: the customer who forms an opinion in a single visit, and the staff who breathe that air for eight hours. Commercial scenting serves both with one move - a single refined fragrance, held evenly from the entrance to the far end of the floor, running on a schedule nobody has to remember. Customers experience it as "this brand has itself together"; the team gets premises that smell composed from opening to close.
Straight answer
What is the preparation sequence for a private viewing at a Rs 10 crore apartment?
Run it as a schedule, because for once you can. 1. Three or four days ahead: place the passive scenting. A reed from ₹749 needs days rather than hours to establish, so if reeds are part of the plan they go in on an earlier visit, not on the day. 2. The day before: the air work. Cross-ventilate across two facades for a few hours; open the wardrobes, the utility, the store, the shoe cabinet and the servant's toilet while it is open; half a litre of water down every floor trap, basin trap and washing-machine outlet; clean the kitchen and bathrooms; drip trays and chimney filter checked; bin out of the building. Then shut the property so the air is settled rather than churning. 3. Ninety minutes ahead: arrive. This is the luxury a private appointment gives you and the reason it is worth writing about separately. Lights on, including the ones you would not normally use. Air-conditioning to temperature - forty minutes minimum, because a flat that is still cooling reads as a building being switched on. Blinds and curtains set for the hour of day the buyer is coming, which for an evening appointment is a different setting from an afternoon one. 4. One hour ahead: start the machine, low. A SOSA Vaayu (₹11,999) on its lowest usable setting, standing on a console or a shelf - it is freestanding, so it does not need mounting - and then left alone so the air evens out. Waterless cold-air nebulising means no moisture into a closed premium flat. It is mains powered at DC 12V and 1A, so check there is a live socket before you plan any of this. 5. Dose for ninety minutes, not for fifteen. They will stay. Lower than instinct, every time, because heavy scent reads as concealment. 6. Ten minutes ahead: stop touching things. Windows closed, machine settled, your bag out of sight, and you standing in the hall with nothing in your hands. Registers from the Hotel Collection from ₹299 for the ultrasonics; the Vaayu ships with four hotel-inspired waterless blends. SOSA's blends are its own interpretations and SOSA is not affiliated with any hotel brand. WhatsApp +91 96192 18531. Why a private appointment is a different operational job

Three things: what makes a private appointment operationally different, what an out-of-hours viewing does to the air, and the arithmetic of a flat sitting right on the edge of one machine.

Why this works
Using the one advantage a private appointment gives you
1Advance access means you can run the sequence properly instead of improvising2Reeds three or four days ahead, air the day before, temperature forty minutes ahead3Machine started an hour ahead on a low setting, then left alone to settle43,500 sq ft at 10 ft = 35,000 cu ft = about 991 cubic metres. One Vaayu, at the limit
The commercial standard: the SOSA Vaayu at ₹11,999 - waterless, app-scheduled, ~1000m³ coverage. Single rooms start on reeds from ₹749.
1
The difference
One party, longer, out of hours, and you hold the keys
Set the price aside and look at what a private appointment actually is, because the operational differences are real and they are the reason this page exists. It is one party rather than a stream, so nothing has to be reset between groups and nothing is being trampled by the family who came before. It runs long: sixty to ninety minutes is normal, against fifteen for a scheduled open viewing, and much of it is spent standing still in two or three rooms rather than walking a route. It usually includes somebody other than the buyer - a spouse, a parent, an architect, an interior designer, occasionally a family office advisor - and those people are there specifically to find fault, which is their job. It is frequently out of hours: early morning before the working day, or evening after it, which changes the light, the temperature and the outdoor noise, and often means the flat has been shut all day rather than aired. And it comes with access. You have the keys, you can be there ninety minutes before, and you can usually get in the day before as well. That single fact converts the whole preparation from an improvisation into a schedule, and it is the difference between a flat that has been prepared and a flat that has been tidied.
Tip: advance access is the real gift of a private appointment - it lets you run the sequence properly instead of in the last twenty minutes.
2
The hour
An out-of-hours viewing is a different flat from the same flat at noon
An evening private viewing is a genuinely different air problem and it is worth planning for rather than discovering. A flat shut since morning has been heating up all day, particularly on a west-facing elevation, and warm still air holds and releases smells that a cool morning flat keeps quiet - which is why a listing that seemed fine at eleven can seem stale at seven. Your ventilation window is also poorer: after dark you may not want windows open for noise, insects or security, so the airing has to have been done earlier in the day or, better, the day before. Warm air also moves fragrance faster, so the same setting on the same machine reads as more present at seven in the evening than at eleven in the morning, and a level you calibrated on a cool weekday reads differently on a hot one. The register choice shifts slightly too. The St. Regis-inspired amber, violet and woods is the plushest of the seven and is usually too present for a daytime viewing, but a low evening appointment is the one place in this bank where it is arguably at home - although the safest answer remains the Ritz-Carlton-inspired white tea, bergamot and cedar, which is hard to dislike at any hour. What does not change is the direction of travel: quieter than instinct. These are SOSA's own hotel-inspired interpretations and SOSA is not affiliated with any hotel brand. See the timing page for the general case.
3
The arithmetic
3,500 sq ft sits exactly on the edge, and half a foot decides it
State the assumption and then replace it: 3,500 sq ft with a ten-foot ceiling, which is a working figure and not a claim about what ₹10 crore buys anywhere in particular. 3,500 multiplied by 10 is 35,000 cubic feet; 35,000 divided by 35.3 is about 991 cubic metres. The SOSA Vaayu at ₹11,999 is rated at roughly 1000m³, so this is the first size in this section that does not sit comfortably inside one unit - it sits exactly on the line. Two things push it over. Ceiling height: at ten and a half feet the same flat is 36,750 cubic feet, about 1,041m³, and at eleven feet it is 38,500 cubic feet, about 1,091m³. And SOSA's own even-coverage statement is 2,000 to 3,000 sq ft, so on floor area a 3,500 sq ft flat is already above the comfortable band even where the volume just fits. The resolution is not a bigger number, it is the connected-volume rule. A flat this size is rarely one body of air: the connected front - foyer, living, dining, kitchen, family lounge - might be 1,800 sq ft, which at ten feet is 18,000 cubic feet, about 510m³, and that is what one machine holds beautifully. Bedrooms, the study and the home theatre are behind doors and are separate air, best served by a reed each from ₹749. If the flat genuinely is one open volume at that size, the honest answer is two units zoned rather than one pushed high, and the villa coverage guide works through the zoning arithmetic properly.
Tip: a machine at the edge of its rating should be met with a second zone, never with a higher setting.
The SOSA principle
The thing that makes a private viewing different is not the price. It is that you have the keys in advance - and preparation is the only part of this that reliably works.
One party, ninety minutes, often after dark, usually with an advisor. Dose for the length of the visit, not for the first breath - and about 991 cubic metres is right at the limit of one unit.

The SOSA commercial edit

Whatever your business sells, the system logic is the same: one signature, sized to the space, scheduled so it never depends on anyone's memory. A single small room or a consultation corner can sit happily on reeds with no power at all; a customer-facing floor wants the Vaayu; a venue or a flagship wants HVAC. Every SOSA system is supported from India, and the Hotel Collection blends - SOSA's own hotel-inspired interpretations - run across the powered ones. A portion of every order supports girl-child education through Nanhi Kali. Here is the full commercial range.

Honest notes for business owners: scenting compounds a well-run premises and rescues nothing. Ventilation, air-conditioning and cleaning come first, and fragrance never substitutes for hygiene or air quality - if the air is stale, damp or smoky, fix that at the source before any scent goes in. The people most exposed to the fragrance are not your customers but your STAFF, who work eight-hour shifts in it, which is why whisper calibration and locked settings are standard on every SOSA commercial install, and any staff sensitivity report should be treated as a recalibration signal rather than a complaint. Healthcare and wellness spaces need extra restraint: keep scenting to reception and circulation areas, never treatment rooms, and the practitioner's judgement overrides anything in this guide. The Hotel Collection scents are SOSA's own hotel-inspired interpretations; SOSA is an independent Indian fragrance house, not affiliated with or endorsed by any hotel brand. ISIPCA
Versailles
A note from Sonal

I have walked into jewellery showrooms lit like museums, bridal boutiques with hand-embroidered walls, furniture floors styled down to the last cushion, clinics with better art than most galleries - and in almost every one of them, the air was an afterthought. Floor polish, packaging cartons, the phenyl from the morning mopping, the workshop or the loading bay drifting forward. The one thing every customer takes in before they see anything is the thing most businesses leave to chance.

I trained at ISIPCA in Versailles, where the world's scent-marketing perfumers learn the craft, and what I build for Indian businesses is the same architecture the global hospitality brands use, whatever you sell: one signature, sized to the space, run on a schedule - so the scent is as reliable as your lighting. A consultation corner may only need reeds; a full floor needs the Vaayu; a venue needs the HVAC systems. If you want it applied to your specific premises, message us on WhatsApp at +91 96192 18531 with the type of space and its approximate size - I read those descriptions myself.

Everything is made or assembled for Indian conditions, supported from Pune - and a part of every order funds girl-child education through Nanhi Kali. Your brand gets a memory; a girl gets a classroom. That equation has always felt right to me.

Frequently asked questions

How early should I arrive for a private viewing?
Ninety minutes if you can, and use all of it. Forty of those minutes are simply the air-conditioning reaching temperature, which cannot be rushed and which a buyer notices immediately - a flat still cooling reads as a building being switched on rather than as a home. The machine wants about an hour so that the air is even and settled rather than actively scenting at the door, which is the classic mistake and the one that makes a buyer suspicious. The rest is the things that only look small: lights on, blinds set for the hour, your bag and your files out of sight, windows shut in time for the air to stop moving, and one slow walk through the flat in the direction the buyer will walk it, smelling each room from the doorway. If ninety minutes is not available, an hour still works. Twenty minutes does not, and that is when people start spraying things.
The viewing is at eight in the evening. Does that change anything?
Three things. The flat has been shut and warming all day, so it needs to have been aired earlier - ideally the day before - because after dark you often cannot open windows for noise, insects or security. Warm air also carries fragrance more readily, so the same setting reads as more present in the evening than it did when you calibrated it on a cool morning; drop it a notch rather than matching what you did last time. And lighting becomes the dominant impression rather than daylight, which means the evening viewing is one you should have rehearsed once at that hour before you run it for a buyer. On register, an evening appointment is the one place a plusher character such as the St. Regis-inspired amber, violet and woods is arguably at home, though the clean white tea and cedar registers remain the safer answer at any hour.
The buyer is bringing their architect. Does that change the air?
Not the plan, only the discipline. Professionals who spend their working lives in buildings tend to be more aware of ventilation, damp, joinery smells and freshly applied finishes than the client who brought them, and they are being paid to notice. That cuts in your favour if the free work has been done properly - a flat with its traps filled, its cupboards aired and its drip trays clean stands up to a professional walk-through - and against you if you have laid fragrance over a problem, because that is precisely the thing an experienced eye and nose reads first. So keep the setting low, keep the register neutral, and make sure the honest work is complete. If there is a genuine defect, an architect will find it, and the correct handling is disclosure and repair rather than presentation. Fragrance never fixes and never masks a defect, and attempting it in front of a consultant is the worst possible venue for the attempt.
Should the machine be running while the buyer is in the flat?
It should have been running, which is a different thing. Start it about an hour before at a low setting so the air reaches an even level, and it is entirely reasonable to let it idle or switch it off shortly before the buyer arrives - what you want is scented air that has settled, not a machine actively working in the corner. A machine cold-started as somebody comes up in the lift delivers its freshest and strongest output straight into the doorway, which is the single most common way a viewing gets this wrong. Placement matters too: it should sit out of the walking line and out of the sightline where possible, on a console or a shelf, not on the floor by the entrance where the first breath is the strongest. Start earlier rather than stronger is the rule the whole bank runs on.
Is a private viewing the place to make a stronger impression with scent?
It is the place to make a quieter one. The temptation at a private appointment is to add something - candles, incense, a stronger setting, a fragrance moment at the door - because the occasion feels like it deserves production. All of that reads as staging, and staging read as staging in a property viewing turns into the concealment question: what is being covered. The things that genuinely make a private viewing feel considered are unglamorous and mostly free - the flat is at temperature, the lights are on, nothing of the agent's is visible, the air is clean and even, and you know the building well enough to answer questions without checking. Air that nobody comments on is doing its job. If a buyer asks what the fragrance is, you are one setting too high, and at ninety minutes of dwell that setting is going to be a long ninety minutes for them.

About this guide: Written by Sonal Sahani, ISIPCA Versailles-trained founder and perfumer at SOSA Home & Body. Product recommendations reflect the SOSA commercial range; the scent-marketing strategy advice applies to any business's systems.

Facts verified August 2026: Ambient scent research consistently associates pleasant, congruent scenting with improved evaluations of a space and its service, longer dwell time and stronger brand recall at moderate effect sizes; congruence (scent matching the setting) and gentle intensity outperform strong scenting in replicated studies, and no scent effect survives poor ventilation, poor cleaning or poor indoor air quality. Olfactory memory is unusually durable: scent-linked brand memories persist and retrieve for years, which is the mechanism behind signature scents. Staff exposure is the design constraint, since employees breathe the fragrance for full shifts: whisper calibration, locked settings and sensitivity accommodations are standard practice, and healthcare and wellness settings call for extra restraint. SOSA systems: alcohol-free reed diffusers from ₹749 for single rooms with no power needed; Sukoon 500ml ultrasonic (₹1,899) and Megh 6L ultrasonic (₹3,499) run the water-based Hotel Collection fragrance (from ₹299; refills from ₹999, 100ml ₹999); SOSA Vaayu (₹11,999) is a waterless cold-air nebulising machine, ~1000m³ coverage, Bluetooth app and timer; SOSA Aangan (₹25,999) and SOSA Meenar (₹38,500) are HVAC nebulising systems for approximately 8,000-10,000 and 12,000-18,000 sq ft respectively.
