The structural difference between those markets and ours is that presentation is a recognised, priced service rather than something the agent absorbs. There are staging companies, professional bodies, courses and a working expectation in the higher price brackets that a property will be prepared before it is photographed, let alone shown. That professionalisation has produced a fairly consistent body of practice, and on the subject of smell it is a removal list rather than a shopping list. Bins and food waste leave the building rather than being tied up and left in the kitchen. Litter trays, pet bedding and pet-used soft furnishings are dealt with, because the single most reliable finding in that literature is that a household stops being able to smell its own animals within days. Ask anyone in any English-speaking market for a home-selling tip and you will get the coffee, the bread or the cookies. It is the most durable piece of property folklore in existence and it has aged badly for four reasons that are worth understanding, because the same logic applies to whatever the Indian equivalent would be. First, it is transparently a device. A smell of fresh baking in an empty house that has been vacant for a month does not read as a home; it reads as something somebody did twenty minutes ago to influence you, and modern buyers are considerably more literate about staging than they were in 1995. Second, food smells are polarising in a way clean air is not. Coffee is genuinely unpleasant to a proportion of people, sweet baking smells turn cloying quickly in a warm room, and neither ages well over a three-hour open house. Third, and most damagingly, a strong pleasant smell in a property invites the question of what is underneath it - which is the concealment problem, and it is worse with a food smell precisely because a food smell is obviously deliberate. Fourth, the practical objection: you are asking an agent to bake in a vendor's kitchen or to leave a candle burning in a vacant property, which is a mess at best and a hazard at worst. The translation
Four things that do not survive the flight, and one that does
Import the sequence, translate everything downstream of it. The weather. Almost all international airing advice assumes you can open a property when it suits you. From June to September in most of coastal and western India you cannot: opening a flat on a wet afternoon brings in humidity rather than removing it, so airing has to be scheduled for the drier part of the day or the day before, and the flat is closed and settled by the time the buyer arrives. The building. A detached house has its own envelope and a front path. An Indian apartment sits inside a shared structure with a basement car park, a lift lobby that may adjoin the garbage point, a lift and a corridor where the whole floor cooks at predictable hours. Sixty to ninety seconds of that precedes your door and none of it is yours - which is why viewing time-of-day is a presentation decision here in a way it is not abroad. The vacancy failure mode. Six months sealed in high heat evaporates the water seal in every floor trap and unused drain, opening the flat to the drainage line. Properties abroad are rarely left in that condition for that long in that climate, so the advice does not mention it - and it is the single highest-yield action in an Indian vacant listing. The humidity and the machine. Temperate-market advice about diffusers rarely distinguishes between formats. The presentation discipline is worth adopting; the commercial model transfers less easily. In the mature markets the seller usually pays a professional stager, because the practice is established and the expectation is priced in. In India the presentation cost most often lands on the broker, which changes what is realistic: you are unlikely to be furnishing a vacant flat out of your own pocket, but airing, cleaning, decluttering, fixing the small defects, getting the glass done and preparing the air are all within reach and cost a fraction of what staging does. That is the version of it worth running. Open windows work in your favour when the outside air is genuinely better than the inside air, when the view or the breeze is a selling feature, and when the weather is dry. They work against you in a monsoon month, when opening a flat brings humidity in; on a main road, where you are inviting traffic noise and dust into the buyer's first impression; on a low floor next to a garbage collection point or a restaurant exhaust; and always if you are running a diffuser, because you are then scenting the street.
