Yes, modestly, and it is worth being exact about how far that goes, because the honest answer is more useful than the enthusiastic one. Pleasant, congruent ambient scenting is associated with improved evaluations of a space and of the service delivered in it, with longer dwell, and with notably durable recall - at moderate effect sizes, in ordinary conditions, when the intensity is gentle. Take the honest finding and ask what a broker does with it. Three things are supported: people rate a pleasantly and appropriately scented space, and the service they receive in it, more favourably than an unscented equivalent; they stay in it longer; and they remember it better and for longer than almost any other sensory channel. The line is sharp and worth drawing carefully. Everything above concerns experience, evaluation, dwell and memory. Nothing in it concerns an offer. There is no support for a claim that ambient scenting changes what a buyer bids, whether they bid, how fast a property sells, or what it eventually sells for, and the reason is not that nobody has looked - it is that a property purchase is the wrong shape of decision for that kind of effect to survive in. It is large, slow, and made over weeks rather than minutes. It involves a spouse, a parent, occasionally a child's school run, a banker, a valuation, a lawyer and a stamp duty calculation. What does moderate effect size mean in practice for one viewing?
It means the effect is real, repeatable and small enough that you will never see it in a single viewing. Effect sizes describe averages across many people and many occasions, so on any one Saturday afternoon with any one buyer you cannot tell whether the fragrance did anything at all - the buyer's mood, the traffic on the way over, the view from the balcony and what their spouse said in the lift are all larger and noisier inputs. What a moderate effect justifies is a small, cheap, repeated action across every viewing you run, in the way you would justify keeping the lights on and the flat cleaned. What it does not justify is attributing an outcome to it. If a broker tells you a flat sold because of the scent, they are telling you a story about one event, and one event cannot carry that weight.
Is scenting more effective in an empty flat or a furnished one?
They are different jobs rather than one job done better or worse. An empty flat has nothing soft in it - no upholstery, no curtains, no rugs, no bedding - so there is very little to hold a fragrance, the surfaces are hard, and the air is usually still, which means what you put in disperses and leaves faster and needs a continuously running source rather than a burst. A furnished flat holds scent far better and also holds everything else, including the current occupant's cooking, their pets and their own fragrance choices, which is a different set of problems and often a more difficult one because you do not control the property. The honest thing an empty flat gains is that the failure state is so specific: stale, closed, dusty, faintly of drains, the unmistakable smell of nobody having been here. Removing that is the highest-value thing air can do in a vacant listing, and it is mostly ventilation rather than fragrance.
Should I tell the buyer the flat is scented if they ask?
Yes, straightforwardly and without embarrassment. If a buyer asks, answer honestly - there is a diffuser running, here is roughly what it is - and then move on. The question is worth treating as useful feedback rather than as a problem: a buyer only asks when the level has crossed above the threshold where it is noticeable, which means it is a setting or two too high for a viewing, and you should turn it down for the next one. What you must never do is deny it or imply the flat naturally smells that way, and what you must never use it for is to explain away a smell that has a real cause. If a buyer asks about a smell because they have detected damp, must or drainage, the answer is the truth about the property and what is being done about it, and it is a disclosure and repair conversation rather than a fragrance one.
Does the effect fade if a buyer visits three times?
The novelty of it does, and that is fine, because novelty was never the mechanism you were buying. What holds up across repeat visits is consistency: the same air on every visit is one of the quiet signals that a property is being looked after, and by the third visit a buyer has an expectation of what walking into that flat is like. Changing the register between visits is the actual risk, because a change in smell is one of the few sensory changes a person notices consciously, and the first explanation that occurs to anybody is that something is being covered.
