The mist coming out of an ultrasonic diffuser is not fragrance. It is water, with a small amount of fragrance riding on it, which is why you can see it and why it feels cool on your hand. In a lived-in home that water is unremarkable: doors open, people come and go, an exhaust runs, air changes several times an hour and the moisture leaves with it. A listing that has been locked since last Saturday has none of that. Whatever you put into the air of a closed flat stays in the closed flat, and moisture is the one thing a premium property has no use for.

Does an ultrasonic diffuser really add humidity to a room? Yes, and not incidentally - it is how the machine works. An ultrasonic holds a tank of water, you add a water-based fragrance to it, and a plate vibrating at ultrasonic frequency shears that mixture into a cool aerosol. What leaves the machine is overwhelmingly water by mass. In a room with normal air change that moisture is dispersed and carried away without anyone noticing. In a shut, unoccupied flat with the windows closed, no exhaust running and nobody opening a door, there is no route out: the water evaporates into the air, raises the relative humidity of that volume, and settles onto whatever surfaces in the flat are coolest.
Why does added humidity matter in an empty premium flat specifically? Because of the finishes and because of the timing. A premium listing is exactly the property most likely to have marble and natural stone, engineered or solid wood flooring and skirting, MDF or plywood wardrobe shutters, and - in a recently handed-over flat - paint, putty and plaster that are still curing and giving off their own moisture. It is also the property most likely to be shut for days at a stretch between viewings, so anything you add sits there. And through the monsoon and in coastal cities the ambient humidity is already at the top of its range, which is when adding more is least defensible. In a dry Delhi or Pune winter the same machine is far less of a problem, and it is worth saying so.
Should a broker ever use an ultrasonic diffuser in a property? Yes, in the right property. In an occupied listing where the owner or a tenant is living there, doors and windows are being used, an exhaust runs, and there is somebody present to fill and empty the tank, a Sukoon at Rs 1,899 or a Megh at Rs 3,499 running a water-based Hotel Collection register from Rs 299 is a sensible and inexpensive answer for one room. The short answer

You can see the mist because it is water, not because it is fragrance
Take the machine apart conceptually and the argument writes itself. Inside an ultrasonic diffuser is a reservoir of water and a small ceramic disc that vibrates at a frequency above hearing. That vibration shears the surface of the liquid into a fine aerosol, and a small fan pushes it out of the vent as the cool white plume everybody recognises. The fragrance is a water-based oil - the Hotel Collection from ₹299 for fifteen millilitres - dosed into that reservoir in drops. So the tank might hold three hundred millilitres of water and a few millilitres of fragrance, and the aerosol leaving the machine is in the same proportion. Moisture leaves a room with the air, and your listing's air is not going anywhere
In a home somebody lives in, indoor air is replaced continuously without anyone thinking about it. Doors open, windows are cracked, a bathroom exhaust runs, a kitchen chimney runs, people move through rooms and carry air with them. Moisture added at eight in the evening is substantially gone by midnight, which is why a humidifier in a bedroom is an unremarkable object. A vacant listing is the opposite case in every respect. It is shut. Nothing runs. Nobody walks through it from one viewing to the next. The air in that flat on Wednesday is broadly the air you left in it on Saturday, and anything suspended in it or absorbed by it has stayed. Add moisture to that volume and it does two things. It raises the relative humidity of the whole flat, and it migrates to the coolest surfaces available, because cool surfaces are where water vapour condenses first - window glass, the inside face of an external wall, stone, metal, the underside of a stone counter. Now look at what a premium listing is made of. Marble and natural stone through the living areas. Engineered or solid wood flooring, with skirting and beading whose cut edges are the vulnerable part. MDF and plywood wardrobe shutters that swell at the edge before they show anything anywhere else. And in a just-handed-over flat, paint, putty, plaster and screed that are still curing and already releasing moisture of their own into the same shut air. Season and city matter, and pretending otherwise would be dishonest. Through the monsoon, and for much of the year in Mumbai, Chennai, Kochi or Goa, ambient indoor humidity is already sitting at the top of its comfortable range and adding to it is indefensible. In a Delhi or Pune winter, indoor air can be genuinely dry and a small ultrasonic is a minor thing. Know which of those two situations your listing is in before you decide the point does not apply to you.

The reading
Damp is the one word you cannot afford in a buyer's head
Everything above is physics. This part is the job. A buyer walking through a premium flat is running a quiet, continuous inspection that has nothing to do with fragrance: they are looking at the ceiling corners, the skirting near the bathroom wall, the underside of the window reveal, and they are also, without describing it to themselves, reading the air. Slightly heavy, slightly cool, slightly humid air in a closed flat is one of the specific things people are alert to in Indian apartments, because it is what a genuinely damp flat feels like. You do not want your presentation equipment producing that sensation on your behalf, and you certainly do not want a visible mist plume coming from a machine on the console, which draws attention to itself and invites the question of what it is for. Both of those work against the single most important rule in this bank: heavy or conspicuous scenting in a viewing reads as concealment, and a buyer who notices you are managing the air starts wondering what needs managing. Frequently asked questions
How much humidity does a small diffuser really add? Is this not overstated?
It is a fair challenge and the honest answer has two halves. In a room with normal air change, the effect is small and of no practical consequence, which is why millions of people run these machines at home without incident. In a sealed volume with essentially no air change, the same output has nowhere to go, and the relevant comparison is not the size of the machine but the absence of an exit. We are not going to give you a number, because it would depend on the tank, the setting, the run time, the volume of the flat and the ambient conditions on the day, and a number invented for a blog is worse than no number. What we will say is the mechanism, which is not in dispute: the output is mostly water, and a closed flat does not remove it. If your listing is a shut flat with stone, wood and fresh paint in a humid month, that is enough to decide the format without any arithmetic.
What is the white dust people mention with ultrasonic diffusers?
It is the mineral content of your tap water. An ultrasonic atomises whatever is in the reservoir, so in a hard-water area the dissolved calcium and magnesium salts go into the air with the mist and settle out as a very fine white powder on nearby horizontal surfaces. Much of urban India is hard-water territory. In a home you can manage it with distilled or filtered water and a regular wipe. In a listing it is a genuine nuisance, because it lands on exactly the surfaces you are presenting - a dark marble counter, a glass balcony rail, a piano-black kitchen shutter, a polished console - and nobody is there between viewings to notice or clean it. Turning up on Saturday morning to find a film of dust on the surfaces you had cleaned on Thursday is a bad start to a viewing day.
Can I leave an ultrasonic running in a listing between viewings?
We would not, for two separate reasons. The first is the subject of this page: continuous moisture into a volume with no air change is the wrong direction of travel in a closed flat. The second is the tank. Water standing in a diffuser in a shut, warm flat from one weekend to the next is not neutral, and a listing already has enough sources of stale smell without you adding one and then having to deal with it. If you use an ultrasonic in a property at all, use it in an occupied one, run it while somebody is there, and empty the tank when you leave. In a vacant listing the better pattern is a waterless machine on a timer, or reed diffusers from Rs 749 which need nothing from anyone and can simply be left.
Our listing is in a dry inland city in winter. Does the humidity argument still apply?
Much less, and we would rather concede that than pretend the point is universal. In Delhi, Jaipur, Pune or Bengaluru in the dry months, indoor relative humidity can be low enough that a small ultrasonic makes very little difference to anything, and if that describes your property honestly then the humidity objection is not the reason to choose a format. What does not change with the season is the rest of it: the mineral dust in a hard-water supply, the standing tank in a flat visited twice a week, the visible plume from a machine sitting in an empty room, and the fill routine that has to happen at the property rather than at your desk. Weigh those on their own. In a genuinely dry city an ultrasonic in an occupied flat is a perfectly reasonable buy.
Does adding moisture help a flat that smells dry and dusty?
No, and it is worth separating two things that get confused. A shut flat that smells stale, dusty and closed up has a ventilation problem and a cleaning problem, not a dryness problem, and the fix is opening it up properly, cleaning, pouring water down the drain traps that have dried out, and running the fans - none of which involves a diffuser. Adding humidity to stale air does not freshen it; it makes stale air heavier, and in a flat with soft dust on surfaces it can make things marginally worse rather than better. Air it, clean it, deal with the traps, and only then think about fragrance as a finishing layer. If the smell returns after a proper airing and cleaning, that is a signal to investigate the source rather than to scent over it.
