By Sonal Sahani · ISIPCA Versailles 10 min read Updated August 2026
Three formats, and brokers usually pick between them on price, which is the one variable that decides least. Judge them instead on the four things that determine what a buyer walks into: whether you can control the dose, whether you can repeat it, whether it survives the length of a viewing, and whether it fills the volume or just the corner it is standing in. On those tests the three separate cleanly, and the answer most working brokers arrive at is a split rather than a winner. It is also worth saying at the start that the spray wins one of the tests outright, and that the test it wins is the reason it is used at all.
Quick answers — read this first
Is a room spray, a reed diffuser or a scent machine better for property viewings? They are good at different things. A spray needs no planning at all, which is its genuine and only advantage: it goes in your car, costs a few hundred rupees, needs no socket and works instantly. It cannot be dosed accurately, cannot be repeated, and peaks and decays largely inside fifteen to thirty minutes. A reed diffuser from Rs 749 is the opposite: it needs three or four days of lead time and cannot be dialled up or down, but it holds a steady low level indefinitely with no power and nothing to carry on the day. A SOSA Vaayu at Rs 11,999 is the controllable one: waterless cold-air nebulising to about 1000 cubic metres, Bluetooth app and timer, freestanding, so you set a level, lock it, and get the same air at every viewing. Most brokers end up with a machine in the listings that matter and reeds in the rest.

What should a broker actually carry between properties? Less than they think. Reeds are not a carried item, they are a left item: their value is that they are already in the flat and have already settled. A Vaayu at Rs 11,999 is genuinely portable in the sense that it is freestanding rather than installed, but it is mains powered at DC 12V and about 5W, so it needs a live socket at every property, and carrying one unit between three buildings in a day means set-up and pack-down three times with a real time cost each way. For a broker with several active premium listings, leaving the machine in the primary listing and putting reeds in the others is usually the more practical arrangement, even though it sells one machine instead of three.

Why do brokers keep using spray if it does not work well? Because it solves the problem they actually have at the moment they have it. Viewings get confirmed at short notice, keys are collected on the way, the flat has been shut for weeks and there is no time to plan anything. A can requires no decision, no lead time, no power and no forethought, and the broker gets immediate confirmation that it worked because they are standing in the cloud. Every one of those is a real advantage. The trouble is that they are the same properties that make it fail: everything goes in while you are alone in the flat, the dose depends on how long you held the button, and the concentration peaks at the nozzle and decays away before the buyer walks in.
The short answer
Short answer: Judge the three on control, repeatability, duration and presence. Spray: no planning needed, which is a real advantage, but the dose depends on how long you held the button, it cannot be repeated between viewings, and it peaks at the nozzle and largely decays inside fifteen to thirty minutes. Reeds from Rs 749: no power, no noise, nothing to carry on the day, holds a steady low level, but needs three or four days of lead time, cannot be adjusted and covers a modest radius per bottle. SOSA Vaayu Rs 11,999: waterless cold-air nebulising to about 1000 cubic metres, app and timer, a locked repeatable level, freestanding on a console - but mains powered, so it needs a live socket, and it needs set-up and pack-down. Most working brokers end up with a machine in the listings that matter and reeds from Rs 749 in the rest. WhatsApp +91 96192 18531.

Every customer-facing space hosts two audiences at once: the customer who forms an opinion in a single visit, and the staff who breathe that air for eight hours. Commercial scenting serves both with one move - a single refined fragrance, held evenly from the entrance to the far end of the floor, running on a schedule nobody has to remember. Customers experience it as "this brand has itself together"; the team gets premises that smell composed from opening to close.
Straight answer
Spray, reeds or a machine - what should a luxury broker actually buy, and what should stay in the car?
Score them on five tests rather than on price. 1. Control - can you choose the dose? A machine can: a SOSA Vaayu (₹11,999) has intensity settings and a timer, so the level is a number you set. A reed cannot be adjusted at all beyond how many sticks you use. A spray is dosed by how long you held the button, how close you stood and how many rooms you did, which is not control, it is estimation. 2. Repeatability - is the second viewing the same as the first? Machine yes, reed broadly yes, spray no. This matters more than brokers expect, because a buyer who comes back a second time is comparing the property with their memory of it. 3. Duration - does it survive the viewing? A reed and a machine hold a level for as long as they run. A spray peaks the moment you release the button and decays by dilution, settling and ventilation, largely within fifteen to thirty minutes. 4. Presence - does it fill the volume? A Vaayu is rated to about 1000m³ of connected air, which covers most flats with room to spare - a 1,600 sq ft flat at a ten-foot ceiling is 16,000 cubic feet, about 453 cubic metres. A reed works within a modest radius of where it stands, so it scents an entrance or a living room rather than a property. A spray fills whichever room you were standing in, briefly. 5. What the buyer concludes. The buyer concludes nothing about a level they cannot name, which is the goal. They do sometimes conclude something about an identifiable aerosol, and what they conclude is concealment. The honest answer: most working brokers end up with a machine in the listings that matter and reeds from ₹749 in the rest, and stop carrying a can. Registers: the water-based Hotel Collection from ₹299 runs in ultrasonics from ₹1,899; the Vaayu runs waterless oil and ships with four hotel-inspired blends. SOSA's blends are its own interpretations and SOSA is not affiliated with any hotel brand. Ventilate, clean and fix any real source first - fragrance never masks a defect. WhatsApp +91 96192 18531 with how many listings you run and how often you show them. Made in India; a portion of every order supports girl-child education through Nanhi Kali.
One line: spray wins on planning and loses on everything else; reeds from ₹749 win on effort and lose on control; the Vaayu at ₹11,999 wins on control and repeatability and costs you a socket and a set-up. Machine in the listing that matters, reeds in the rest. Registers from ₹299. WhatsApp +91 96192 18531.
The commercial standard most businesses choose: the SOSA Vaayu - waterless cold-air scenting to ~1000m³, Bluetooth app and timer, one signature on schedule - at ₹11,999. Five tests, three formats, no ties

Take the tests one at a time, then look at what a broker with four active listings ends up doing in practice.

Why this works
Scoring the three formats on what actually decides a viewing
1Control: machine sets a number, reed cannot be adjusted, spray is guesswork2Repeatability: the second viewing should smell like the first one did3Duration: reeds and machines hold a level, a spray peaks and decays in minutes4Reality: Vaayu Rs 11,999 in the main listing, reeds from Rs 749 in the others
The commercial standard: the SOSA Vaayu at ₹11,999 - waterless, app-scheduled, ~1000m³ coverage. Single rooms start on reeds from ₹749.
1
The spray
It wins one test outright, and that is why it is in your car
Give it its due first, because the advantages are real and specific. A can needs no planning, and planning is the resource a broker has least of: viewings get confirmed at four for eleven the next morning, keys are collected en route, and the flat has been shut since the last visit. It needs no power, which matters in a vacant property where the meter is off. It costs a few hundred rupees, so nothing is at risk if the listing sells next week. It fits in a door pocket. And it gives instant feedback: you press it and the room changes, which no other format does. Now the costs, and they follow directly from the same properties. The dose is set by how long you held the button, how close you stood and how many rooms you did, so it is different every time and cannot be written down or handed to a colleague. It has no reservoir, so the concentration peaks the instant you finish and decays by dilution into the room's volume, by settling onto floors and glass, and by whatever ventilation the building has - largely done inside fifteen to thirty minutes. And it is a category a buyer can place. None of that makes it a bad product. It makes it a product designed for a washroom after use, deployed in a viewing before arrival, which are opposite jobs.
Tip: a can is built to change a room for five minutes - a viewing needs a room that has been the same for an hour.
2
The reed
The format brokers under-rate, with one limitation they must respect
A reed diffuser is the quiet winner in more listings than anybody expects, and the reason is that it removes the day-of problem entirely. Placed three or four days before you expect to show a flat, it has already climbed to its steady level and settled, so there is nothing to switch on, carry, plug in or judge on the morning. No power, so it works in a vacant property with the electricity disconnected, which is the one situation that defeats every machine. No noise, no light, nothing a buyer notices on a console. And from ₹749 it is cheap enough to leave one in each of four listings without a conversation with yourself about it. The limitation is equally real and worth stating plainly: a reed cannot be turned up, turned down or scheduled, it takes days rather than minutes to change anything, and it works within a modest radius of where it stands. It scents an entrance hall or a living room; it does not scent a 2,400 sq ft flat, which at a ten-foot ceiling is 24,000 cubic feet or about 680 cubic metres of air. Two or three bottles placed along the route the buyer walks is the honest way to use them, and what a ₹749 reed can and cannot do in a listing covers the boundary in detail. For a small flat shown occasionally, this is the right answer and the machine is over-buying.
3
The machine
You are buying a level you can set, lock and repeat
The SOSA Vaayu at ₹11,999 wins the tests the other two lose, and it is worth being clear about what the money is for, because it is not simply more fragrance. It is waterless cold-air nebulising rated to about 1000m³ of connected air, which is more than most flats need - a 1,600 sq ft apartment at a ten-foot ceiling is about 453 cubic metres - so it runs low, which is where a viewing machine belongs anyway. It is a Bluetooth app and a timer, which means the level is a setting rather than a judgement, identical at the second viewing and the ninth, and adjustable from your phone while you are standing in the room. It is freestanding, laid flat on a console or a shelf rather than installed, so it goes into a property you do not own without touching the building. And it puts no water into the air, which matters in a closed flat with marble, fresh paint or wooden flooring - the argument set out in why waterless is the right choice in an empty premium property. The honest costs: it is ₹11,999 rather than ₹749; it is mains powered at DC 12V and about 5W, so it needs a live socket where you want it standing; it needs to be started an hour before rather than at the door; and carrying one between buildings means set-up and pack-down every time, which the back-to-back viewings page is honest about. Those are all real, and none of them is a reason not to buy it for the listing you show every weekend.
Tip: the machine's value is not throw, it is that the level is a number you set once and get back unchanged every time.
The SOSA principle
The spray's single advantage is that it needs no planning. That is exactly why it is used, and exactly why it fails - because everything it does happens while you are alone in the flat.
Reeds buy you a level with no effort on the day. A machine buys you a level you can set, lock and repeat. A can buys you five minutes that you spend by yourself.

The SOSA commercial edit

Whatever your business sells, the system logic is the same: one signature, sized to the space, scheduled so it never depends on anyone's memory. A single small room or a consultation corner can sit happily on reeds with no power at all; a customer-facing floor wants the Vaayu; a venue or a flagship wants HVAC. Every SOSA system is supported from India, and the Hotel Collection blends - SOSA's own hotel-inspired interpretations - run across the powered ones. A portion of every order supports girl-child education through Nanhi Kali. Here is the full commercial range.

Honest notes for business owners: scenting compounds a well-run premises and rescues nothing. Ventilation, air-conditioning and cleaning come first, and fragrance never substitutes for hygiene or air quality - if the air is stale, damp or smoky, fix that at the source before any scent goes in. The people most exposed to the fragrance are not your customers but your STAFF, who work eight-hour shifts in it, which is why whisper calibration and locked settings are standard on every SOSA commercial install, and any staff sensitivity report should be treated as a recalibration signal rather than a complaint. Healthcare and wellness spaces need extra restraint: keep scenting to reception and circulation areas, never treatment rooms, and the practitioner's judgement overrides anything in this guide. The Hotel Collection scents are SOSA's own hotel-inspired interpretations; SOSA is an independent Indian fragrance house, not affiliated with or endorsed by any hotel brand. Ultrasonic systems use the water-based Hotel Collection fragrance; the Vaayu and HVAC systems run waterless nebulising oil - the formats are not interchangeable. WhatsApp consult: +91 96192 18531. ISIPCA
Versailles
A note from Sonal

I have walked into jewellery showrooms lit like museums, bridal boutiques with hand-embroidered walls, furniture floors styled down to the last cushion, clinics with better art than most galleries - and in almost every one of them, the air was an afterthought. Floor polish, packaging cartons, the phenyl from the morning mopping, the workshop or the loading bay drifting forward. The one thing every customer takes in before they see anything is the thing most businesses leave to chance.

I trained at ISIPCA in Versailles, where the world's scent-marketing perfumers learn the craft, and what I build for Indian businesses is the same architecture the global hospitality brands use, whatever you sell: one signature, sized to the space, run on a schedule - so the scent is as reliable as your lighting. A consultation corner may only need reeds; a full floor needs the Vaayu; a venue needs the HVAC systems. If you want it applied to your specific premises, message us on WhatsApp at +91 96192 18531 with the type of space and its approximate size - I read those descriptions myself.

Everything is made or assembled for Indian conditions, supported from Pune - and a part of every order funds girl-child education through Nanhi Kali. Your brand gets a memory; a girl gets a classroom. That equation has always felt right to me.

Frequently asked questions

If I can only buy one thing this month, what should it be?
Reeds, and it is not close, unless you have one listing you show every single weekend. Two or three reed diffusers from Rs 749 placed in the entrance and the main living space of your two most active listings costs less than a machine, requires nothing of you on the morning of a viewing, works in a flat with no electricity, and removes the situation where you arrive early and reach for a can. The Vaayu at Rs 11,999 is the better instrument and it becomes the obvious buy when one property is being shown repeatedly, when the flat is large enough that reeds cannot reach the whole route, or when you want the same air at the fifth viewing as at the first. Buy the reeds now, run them for a month, and you will know exactly which listing justifies the machine.
Can I use a machine in a property I do not own or control?
Usually yes, and that is one of the practical arguments for a freestanding unit over anything installed. A Vaayu lies flat on a console, a shelf or a side table and plugs into an ordinary socket, so nothing is mounted, drilled or attached to the building, and it can be carried out at the end of the appointment. What you need is the owner's agreement and a live socket in a sensible place, ideally near the entrance route rather than in a far bedroom. Get the agreement explicitly rather than assuming it, especially in an occupied home, and never run anything in a property without the owner knowing. If the electricity is disconnected, the machine is out and reeds are the only honest option.
Do I need different registers for different listings?
Almost never, and running one is easier and better. A single register across your listings means you learn how it behaves, you buy in a way that makes sense, and you stop making a fresh aesthetic decision at seven in the morning. The Ritz-Carlton-inspired blend of white tea, bergamot and cedar is the safest across the broadest range of buyers; the Westin-inspired white tea, aloe and cedar is the quietest; the 1 Hotels-inspired cedarwood, vetiver and green leaves suits a concrete-and-timber flat; the Four Seasons-inspired citrus, floral and sandalwood suits a brighter, sunnier apartment. The St. Regis-inspired amber, violet and woods is usually too present for a daytime viewing. Avoid anything sweet or food-adjacent in a listing, because sweetness reads as masking. SOSA's blends are its own hotel-inspired interpretations and SOSA is not affiliated with any hotel brand.
Is it worth spending Rs 11,999 when I have one listing?
Ask a different question: how many times will you show that listing, and how big is the connected volume. A single property shown twice does not justify a machine, and reeds from Rs 749 placed a few days ahead are genuinely proportionate. A single property you are showing every weekend for four months, with a route too large for reeds to reach, is a completely different case, and there the machine earns its price on frequency and size rather than on the value of the flat. We would rather you spent Rs 749 twice than Rs 11,999 once for a property that sells in a fortnight. Send us the floor plan and the viewing pattern on WhatsApp at +91 96192 18531 and we will tell you honestly which one it is.
What do I do with the spray I already own?
Keep it for the car and your own office, and stop taking it into listings. There is nothing wrong with the product, and in a car - a very small volume you occupy alone, where a short-lived burst is exactly the right shape of thing - it is genuinely the right tool. What changes in a property is that the room is large, the person who needs to smell it arrives after you, and consistency between viewings is the whole point. If you want a fallback for the day a viewing gets confirmed with an hour's notice, the better fallback is a spare reed diffuser in your boot: it does less on the day than a spray, and it does more over the following week, which is the timescale a listing actually runs on.

About this guide: Written by Sonal Sahani, ISIPCA Versailles-trained founder and perfumer at SOSA Home & Body. Product recommendations reflect the SOSA commercial range; the scent-marketing strategy advice applies to any business's systems.

Facts verified August 2026: Ambient scent research consistently associates pleasant, congruent scenting with improved evaluations of a space and its service, longer dwell time and stronger brand recall at moderate effect sizes; congruence (scent matching the setting) and gentle intensity outperform strong scenting in replicated studies, and no scent effect survives poor ventilation, poor cleaning or poor indoor air quality. Olfactory memory is unusually durable: scent-linked brand memories persist and retrieve for years, which is the mechanism behind signature scents. Staff exposure is the design constraint, since employees breathe the fragrance for full shifts: whisper calibration, locked settings and sensitivity accommodations are standard practice, and healthcare and wellness settings call for extra restraint. SOSA systems: alcohol-free reed diffusers from ₹749 for single rooms with no power needed; Sukoon 500ml ultrasonic (₹1,899) and Megh 6L ultrasonic (₹3,499) run the water-based Hotel Collection fragrance (from ₹299; refills from ₹999, 100ml ₹999); SOSA Vaayu (₹11,999) is a waterless cold-air nebulising machine, ~1000m³ coverage, Bluetooth app and timer; SOSA Aangan (₹25,999) and SOSA Meenar (₹38,500) are HVAC nebulising systems for approximately 8,000-10,000 and 12,000-18,000 sq ft respectively.
