Here is the sentence nobody selling scenting equipment wants to write, so we will write it first. You cannot scent a terrace. There is no ceiling, so there is no volume, so there is nothing to hold anything you release, and a machine pointed at open sky is a machine paying to perfume the neighbourhood. A penthouse with its terrace doors slid back is not a large space to scent. It is, in air terms, not an enclosed space at all. Which sounds like a problem until you look at what the buyer is actually paying for, and then it turns into the answer.
Quick answers — read this first
Can you scent a penthouse terrace or a large balcony? No, and you should not try. Scenting works on a bounded volume of air: floor area multiplied by ceiling height, held long enough by walls and a ceiling for a diffuser to reach an even concentration. A terrace has no ceiling and usually no fourth wall, so there is no volume to compute and nothing retains what you release. Outdoor air moves continuously, and at penthouse level it moves faster than at street level because wind speed increases with height. Anything you put into it is gone. Scent the enclosed interior instead, and let the terrace smell of the city, the sea or the trees, which is the thing the buyer came up here for.
Does an open terrace door ruin the scenting inside a penthouse? It ends it, which is different from ruining it. Consider a 2,800 sq ft enclosed penthouse interior at an eleven-foot ceiling: 2,800 multiplied by 11 is 30,800 cubic feet, and 30,800 divided by 35.3 is about 873 cubic metres, comfortably inside one SOSA Vaayu at Rs 11,999. Outdoor air is not a space, and no machine changes that
Every coverage figure in this industry, ours included, describes a bounded volume: an amount of air held by walls and a ceiling for long enough that a source can bring it to an even concentration and keep it there. Remove the ceiling and the arithmetic does not get harder, it stops existing. There is no height to multiply the floor area by, no upper boundary against which anything can accumulate, and no meaningful sense in which output released at one corner of a terrace is still on the terrace a minute later. It gets worse with altitude. Wind speed increases with height above ground because there is less surface friction up there, which is exactly why a penthouse terrace is pleasant on an evening when the street below is still and heavy. The property's best feature is the mechanism that defeats scenting it. This is also why outdoor reed diffusers are a poor idea on a terrace rather than merely an ineffective one: sun, rain, dust and wind are working on the bottle continuously, and a reed diffuser is designed for a sheltered indoor surface. That single room can quietly add the volume of a small flat. Second, apply the route logic before you conclude anything. Much of a penthouse's enclosed area is bedrooms, dressing rooms, a family lounge and staff quarters behind doors, and a buyer walks a particular path through it. The connected volume the buyer actually experiences is often 500 to 650 cubic metres rather than 873, and that has consequences for both the machine and the setting.

Work out what an open terrace door does before you decide when to use it. A generous sliding panel of about 8 ft by 7 ft is 56 square feet of aperture, which is roughly 5.2 square metres. Treat that as an order of magnitude rather than a measurement, because real airflow through an opening is messier than a clean sweep, but the practical conclusion holds and it is the whole page: the interior is a closed volume or it is not, and while the doors are back, it is not. So sequence it. Arrive early and open the property completely, because a shut penthouse in an Indian summer is hot, stale and unpleasant and no amount of fragrance improves that. Clean, check the drains and the air-conditioner trays. Should I put a reed diffuser out on the terrace for a viewing?
There is no useful version of that. A reed diffuser works by drawing oil up a reed and letting a sheltered pocket of still indoor air pick it up, and a terrace offers neither shelter nor still air. Wind removes whatever comes off the reeds instantly, direct sun and rain act on the bottle and the reeds, and dust settles into the neck. Beyond the practical failure there is a presentation argument: a fragrance bottle on a terrace table is a visible piece of styling in a place where the buyer has just been told that the air is the point, and a sharp buyer notices the contradiction. If the terrace table looks bare, style it with what belongs there - planting, a lantern, cushions, a tray. Keep the reeds for the powder room and the guest bathroom, where they are genuinely useful and where a socket is usually missing anyway.
The penthouse terrace is right next to a restaurant exhaust. Can scenting help?
Not honestly, and this is a case where the correct advice is to stop looking at fragrance altogether. A neighbouring kitchen exhaust, a generator flue, a garbage collection point below or a stack terminating near the terrace is an external condition of the property, and it is a matter for the buyer to observe and for you to answer straight when they ask. Trying to overlay it with fragrance produces a hybrid smell that is worse than the original and, in a viewing, reads instantly as an attempt to cover something. What you can legitimately do is practical rather than olfactory: know when the exhaust runs and schedule viewings outside that window, raise it with the society or the owner if it is a maintenance matter that can actually be fixed, and be straightforward with the buyer about it. A broker who volunteers that information keeps the buyer they were going to lose anyway when they came back at eight in the evening.
Does the balcony in an ordinary flat cause the same problem as a penthouse terrace?
It is the same mechanism at a smaller scale, and it is worth managing rather than ignoring. A living-room balcony with a wide sliding door open is a gap in your bounded volume, and it will pull air out of the flat continuously if there is anything open on the other side. The difference is that a balcony is usually a place the buyer steps onto for thirty seconds rather than a destination, so the sequencing is easier: keep the balcony door closed while the machine builds the interior, and open it when you walk the buyer out to show them the view or the depth. What you should never do is stand the machine next to the balcony door because it is the only console table in the room. That is the single most common placement error in flats with a balcony, and it exports a large share of your output into open air.
How long before a penthouse viewing should I close the terrace doors?
Roughly an hour, and use the time before that to do the opposite. Arrive, open everything, and let the property cross-ventilate properly, because a closed penthouse in Mumbai in May is hot and stuffy and a buyer registers that before they register anything you have added. Do the cleaning, pour water down the traps, wipe the drip trays, check that the air-conditioning has been switched on early enough to have actually cooled the volume - which in a double-height living room takes longer than people allow for. Then close the terrace doors about an hour before the appointment and run the machine low so the interior comes to an even level and settles. Cold-starting a diffuser as the buyer walks in is the classic viewing mistake in any property and it is worse here, because a penthouse interior is often the most visually calm room a buyer will see all month and an active plume of fragrance in it is jarring.

Almost never, and the reasoning is worth having straight because the instinct is strong.
