What changes the answer: not the price of the property — the number of viewings you run. Past roughly eight to ten viewings a month across more than one listing, the Vaayu stops being a cost against this sale and becomes a fixed cost spread across all of them.
2. Then buy a proper clean if the flat needs one. Five to fifteen thousand rupees for a crew of three, and it outperforms every fragrance product ever made in a flat where the kitchen chimney has not been touched in two years. Almost everybody who asks this question does the arithmetic the same way, and the way is wrong. The free hour, then ₹1,899, and what neither of them buys you
Start with what the ₹1,899 machine actually asks of you, because the specification sheet is the easy half. The Sukoon takes three to six drops of Hotel Collection per tank — per tank rather than per litre, since you are scenting the mist and not the water — and in a 900 to 1,300 sq ft flat with one main volume, four drops on the low setting is the number. Three if the living room is small or the flat is well sealed. Not six, and not on high: a small flat with the machine turned up is the single most common way a viewing is spoiled by fragrance rather than helped by it, because the buyer walks in from a corridor that smells of nothing and receives the whole difference at once. Fill it the morning of the viewing, run it from about two hours before on the 2H timer, and let the level flatten out before anybody arrives. Then the part people skip: empty the tank and wipe it dry when you leave. Finally, the part I want on the record, because it is why this page begins by talking you out of something. I make no claim that scenting a property changes what it achieves. Not the price, not the offer, not how long it sits on the market. There is no defensible figure for any of that, I have never seen one, and anybody who quotes you a percentage should be asked which study it came from. What fragrance does is narrower and genuinely worth having: it changes how a space feels in the first few seconds and how a visit is remembered afterwards, which puts it in the same category as photography, lighting and styling. Presentation, not persuasion. Which is exactly why, at one ₹1 crore listing, a ₹1,899 machine and a clean flat is a complete answer and ₹11,999 is not required to reach it. The corollary matters as much: fragrance must never be used to stand in front of something. If a flat smells of damp, that is a material fact about the building and not an atmosphere problem — find it, fix it or disclose it, and scent a property only when it is genuinely sound. I get this question more than any other in the property bracket, and the reason I answer it the way I do is that the alternative is a machine sitting in a cupboard. When your portfolio makes the bigger machine sensible you will know, because the arithmetic will have changed rather than the argument. Until then, keep the ₹10,100 and put it into a photographer.
